Help with a Small Floor Plan!

We are renovating a 1/1 apartment that is 25'x25'. I am trying to optimize the layout and would love some feedback. I have two very basic floor plan concepts attached, and Im not tied to either.

The bathroom needs to stay in the same corner but any and all fixtures can be moved. Kitchen can also be moved (everything is being replumbed anyways)

One thing I am stuck on is giving enough storage space, and a good placement for W/D.

Thank you,

I would put the head of the Bed on the W/D Bathroom closet wall, between the doors and build out the opposite wall with built in storage. the pantry Linen W/D is better in the 2nd plan... you need a bit more space than just a W/D closet for dirty laundry, folding, and other storage.

is that a banquette in the corner? if I had to choose, I would have the stove top in the Island, rather than a sink. Is that a window in the kitchen or door? is seating at an island a must have?

sorry for all the questions, just thinking off the top of my head. looks like you've worked at this, it's a head scratcher, for sure.

Good quetsions. Yes its a banquette, my thought is that would save space but after bieng in space I just dont know if theres really enough room to have a dining space, plus the kithcen, plus the bathroom all along that wall.

The bar seating is not a "must have" but nice to have it works out.

In the kitchen, that is a window. I am open to swapping the sink and stove.

    Thanks for the feedback!

Can the entry door move towards the center of the wall it’s on?

Here's another option that is a take off of your Option #2

Emily - I love your take on that. it sort of made me think about flip flopping the kitchen in order to give the living room more space. Let me know what you think about this plan. I had to move the front door to make this work, which is fine because theres a second door on the other side and we will be closing one of them in.

How do you feel about the bathroom accessed via the bedroom? There are pros and cons to that but it could enable more storage in the bath if the door is centred on that wall….

I like that plan. Since it’s such a small floor plan I don’t think a direct door from bedroom to bathroom is necessary. Plus it makes sense for guests to not have to go through bedroom to get to bathroom.
