Help for Victorian floorplan layout?

We're gutting an 1870 Victorian that is currently a duplex with a separate upstairs and downstairs. The goal is to join the spaces w an internal staircase so it can be used as a single-family or as a duplex but the primary function would be single-family. I'd love any thoughts on the floor plan we've come up with, please poke holes or give any suggestions on how to improve. Thank you so much in advance, this is the hardest part for me, the endless options are overwhelming!

A few details:

* There is a large backyard so there will be access outdoors from both levels. Not sure if the access through bedrooms is too odd? Is there another option that would better maximize the space?

* The upper floor has 12' ceilings in the front and 10' in the back and the bottom floor has 8' ceilings which is why the main living spaces are upstairs

* No windows can be moved on the left/ north west side due to an out-of-compliance setback

* The front bedrooms on both floors in the proposed plans could also be used to extend the main living space with large double-doors

* What else should I be considering?

Interesting project where you have some ideas but have not decided on everything yet. Do you have an architect? Do you know where the load bearing walls are?

Is the middle story with the fancier bay window the second floor or the first floor? Is the plainer bow window part of the basement or is it the first floor? Is there usable attic space?

The floor images don't enlarge to a readable size. Try uploading each half separately.

No, it's not good to have to walk through bedrooms to get to the back yard. Try rotating the large bedroom by 90 degrees, putting in a hallway access to the back door, and making a small bedroom next to it.

@ apple_pie_order Thank you for your feedback! Yes, working w an architect and we're in the design phase. This is the latest iteration that she's now putting into CAD and I just traced to have a visual for now. We'll reinforce any load bearing walls that are being removed. The middle story with the fancier bay window is the second floor, the basement is the first floor floorplan. We spent a few weeks exploring finishing the attic but the quotes coming back were in the $3-400k range so that ended that. I uploaded larger plans of the current and I'll look at how to rotate the bedroom in the back!

I'm not much help but what a fun project! I stayed at a victorian home converted from apartments to a boutique hotel recently. I loved it! This area had so many gorgeous victorian homes. It was fun to walk the neighborhood. Here is the link. Maybe the photos under gallery will help.
