We are looking to remodel one of the houses (about 45 years old) on our family farm and at the top of the list is stabilizing a noticeable foundation issue. We do plan to have an engineer come out to assess but I’d love input from anyone who has knowledge and experience in this space as we plan this out.

A few photos attached, 1) referencing the noticeable crack that appears to be from foundation settling toward the center of this 3 car garage. Most significant to the left of the center garage door but a similar crack exists to the right of the center garage door as well (although not as large as this one). 2) photos of the house for additional context.

Facing the garage, it seems apparent the center has settled over the last 40 years and is most significant toward the back third of the house/garage. Interior walls above the garage tell the same story with a crack expanding toward the center from an interior door at the back of the room.

Garage has a slab foundation, the connecting house has a crawl space. Garage was added to the house in or around ~1983.

Any initial thoughts on how one might come in and address this? And what involves? I’m quite aware of the large range in repair costs for something like this but want to consider the options. We aren’t concerned about resale but want it structurally sound and livable before we start the remodel. So I’m less concerned about correcting it than I am about stabilizing it.
