Solid wood flooring would add the most value. Engineered would be better value than LVP, although LVP can be a very nice floor and are great to walk on.

What is done in other upscale homes in your area?

For example, in many upscale areas no one would use vinyl flooring unless in a basement exercise room. "Upscale" being defined by homes that sell for several million dollars. But your area could be different.

Personally I prefer solid wood flooring over anything else. Engineered floors are so good looking, but most have bevels between the planks, and I would not want that.

Plastic anything never adds value.

LVP is practical but it doesn't add value to a home.

Plastic removes value if the home is upscale. I mean, actually upscale. Not someone's Lifestyles of the Insta and Questionably Famous" type nouveau bougie thing.
