If you're going to have a TV in the room like they do then I think they nailed it. I don't see another good place for a TV.

How about this layout for the stair corner and the blank wall next to it?

This arrangement would give you more of a hall feeling. The add art, then a bench. Extra seating when needed.

Agree with everyone who's posted. The way the sellers have it is the only option for TV placement. The idea for TV mounted as elcieg suggested will reduce the heaviness of having the TV on the TV stand. You can also a shelf for additional decor storage.

It looks like the sellers had the right idea, however you could place the sectional in front of the window next to where the TV currently is. Then place the TV below the staircase, where the cabinet currently is. Then you'd potentially be able to add a chair, or two, in front of the windows where the sectional in the photo currently is.
