Hello! I’m interested in your feedback on this floor plan by 3G Architects. I really like it but curious to see how it can be improved.

    At first glance of the main floor, I don’t like opening the front door and seeing a wall. Nor do I like the reeeaaaly public entrance to Bedroom #2. As drawn, visitors at the front door can see right into a bedroom and the den but not into the living room. Awkward.

    There are no measurements shown, but the foyer seems small and crowded.

    A house with 5 bedrooms and 5.5 bathrooms should have a much larger living space. When you subtract the necessary walkway space, you’re left with very tiny living and dining rooms. This plan devotes more square footage to the master bath and closet than the living/dining area.

    My first thought is never get an architect to design a kitchen. You need an office and a den? 13 x19 barely big enough for a DR and LR . My LR is 15 x25 I guess I could cram in a dining table but then I would need to get rid of seating , no way. A PR not accessible from the entry or hall never a good plan. I do not want people going through my office ever. Are you plnning to rent out the basement? IMO abseamnrt bedroom does not usually need a walk in closet. Walkin closets with narrow walkways are not great I do not like FS tubs but you do have the space for one at least . I see that is the only tub in the house so I hope you are young I bathe every night am 78 yrs old and even as a kid I hated getting in and out of our claw foot FS tub. I do not like bedroomsa t the front of the house and why a door going into the main spaces for geusts ? I think the main floor needs a redo .That entry area is very uninviting so closed in at the stairs The scale in the drawing seems off to me . I think everytime a home is designed it needs to fit the owners life but also nbeeds to follow some good design elemnets taht just make sense . My advice loook at this design and pretnd you are living there and having a party does this work well or is it a bit odd The entry to me is not good so maybe start there . The kitchen needs a good kitchen designer for sure . Only you know how many bedrooms are needed,

    Why aren't you doing a teardown? Instead of keeping the small awkward bits of an old home that pollute the architectural ideas of the new bits? This marriage of new and old is sunk with the big anchor of the old. It will also cost more than all new.

    I assume you told the architect your wish list and they are aware of the existing conditions and this is what you got back. As Monique said, if you're working within the existing footprint you are constrained and may not get a good result. But we don't know what you're starting from and whether any of these spaces are additions. It's difficult for strangers to comment without all the information. Your architect is the best person for you to take your concerns to.

    What are your needs for your home, and how does the plan fulfill them?

    I’ll just say, there is little that I like about it, but then it isn’t for me. (the basement suite with the bathroom off the kitchen reminds me of New York City apartments.)

    What are you starting with? What are your needs? Because I cannot fathom spending money to end up with that, unless you are in certain markets like Toronto, where a teardown has more rules and regulations than a "rebuild".

    Thank you for the feedback. I will attach the original footprint. This is an existing house in a Toronto like market (teardown would be costly and time consuming)

    Being that it is not "Building a Home" but a remodeling/addition to an existing structure, rely on the architect you chose that knows more than anyone else about the project.
