How to create more space for Laundry Room? (Plan calls it Utility)

    We are trying to gain more space for our utility room in this floor plan. The only idea we can come up with is to widen the house by a few feet to line up with the little WIC jutting out in BDRM #2....then extend everything and widen the Utility Room. Any other suggestions?

    by Utility, are you saying systems, HVAC, waterhtr, or do you need a laundry room?

    What do you need more space for?

    Is the mudroom merely a coat drop?

    You could tighten up the bathrooms and powder room by using pocket doors.

    What are the measurements of the utility room in the current plan? The space utilization looks good assuming the room’s center aisle is at least 3-4’ wide.

    What are the measurements of the adjoining powder room? Consider changing the layout so the power room opens into the hallway rather than into the kitchen.

    If you have room, pocket doors for the powder room (solid) and utility room (glass if it’s neat) might work better than the swing doors on the current plan.

    What is the plan for the utility room ? You might want to aslo address the master layout to go through the bathroom to get to the closet is always bad design . What is the deal with the stairs from the garage looks like wasted space but maybe I need a bit more info there too.

    Don't forget all the expenses that comes with "widen the house by a few feet".............................

    Is this just a stock plan or did an architect design it? Where do the stairs go? You would have to look into the cost of pulling out that wall. I would definitely consider that since I think that closet bump out is going to look strange anyway.

    If you are just in the planning stage, I would consider looking further for a better plan. I agree the bumpout for the the closet in bedroom 2 is weird...like a forgotten afterthought. In my opinion all of the closets are poorly designed. And, no pantry? I think you should be able to find something that will better suit current needs.

    What is your property like?

    Do cars enter the garage from the left? Where would a guest park, to get to the front door? If cars enter on the right, the entire front of the house is concrete.

    The closet jut-out is bizarre - it's as if the plans were completed, then someone said "Oh crap! Bedroom 2 doesn't have a closet!"

    This is going to be a dark house to live in. Even corner rooms only have windows on one wall, and 2 bathrooms on outside walls do not have windows.

    The coat closet for guests (by the study) is bigger than the closet family will use. Do you live where coats are not necessary?

    21'x21' is bare minimum to park 2 cars, unless they are both compacts. If I was building by scratch, the garage would be 24x24 at least.

    The primary suite has SO much wasted space! First the long hallway, then the closet, which is mostly empty floor space (unless you plan to put furniture in the middle). Imagine the path to that closet if you are getting ready to leave the house and realize you want a sweater.

    What do you want to do in the laundry room that requires more space? We have a laundry/pantry that is this size. Since we only wash one load of clothes at a time, it is perfectly adequate.


    I think you can do a LOT better - even with a stock plan.

    Not a pro, grain of salt… Flip the garage so the storage area is next to the mud room and possibly use the space for utility, bring it inside, under hvac.

    Combine the powder room and 3rd bedroom's bath where the powder room is. Make it full bath that has door to hall and a door to bedroom. Then put utility room and mud room together where the full bath have been. Reverse or straighten out the stairs to readjust entry to garage through the combined mudroom and utility room.

    I t would simplify things if you bumped out the garage just enough for a straight stair run and the washer/dryer could fit under it.

    Are you designing your own home or did you purchase this plan to build?


    There are so many things that could be done better and the question on how to make the "Utility" room larger when it looks like a laundry room not a utility room is somewhat baffling?

    How much bigger and for what purpose?

    Not related I know (sorry!) but for the master suite - are you sure you want to walk past someone on the toilet to get to the closet?

    Could your storage room in the garage become your utility room? If so, you could flip the current utility room with the powder room and make the utility room into a pretty spacious pantry.
