Since you plan to sell soon, I wouldn't spend much money remodeling. I'd probably paint it a color that works better with the flooring, get a pretty shower curtain and rug, maybe a new mirror and call it good.

Save your money and price the house accordingly so it will sell. Depending on where you live, and unless you intend to do the work yourself, you can easily put $40k - $80k into a new bathroom. A new walk-in shower and tub requires you gutting this entire bathroom down to the studs. And once you are done, it doesn't mean you can sell you home for $40k - $80k more. Plus, you may spend a lot of money on a bathroom that isn't someone else's taste.

You purchased this home with the bathroom as it is. So will someone else.

Paint it a nicer color.

Stack brand new fluffy white towels on the open shelves. Nice new white shower curtain.

Get a posh white and chrome vanity seat. (Home Goods.)

Get new polished chrome shower curtain hooks, drawer hardware, towel rod, mirror, and new faucet. Polished chrome makes things look fresh and clean and photographs well in listing pics.

You can do all of this for under $500.

I would try to keep all the plumbing in the same locations to keep the budget in check.

place the tub under the slope. I would place the toilet on the wall, facing the tub,

rather than right under the window. a long vanity on the wall (is there room for two sinks?)

Keep the shower in the same location, just a bigger footprint.

Markets have generally slowed down a bit, compared to covid highs, so I agree with other that you should just freshen up the bathroom and not do any big remodeling. Price it competitively to sell.

I also agree to keeping it simple - I think your wall color isn’t horrible w the tile - it could be a wink lighter. And a new round mirror would look better w the angled wall.

Suggestions that will save you a ton of hassle and money:

--The tile and cabinet color are totally fine. Even the wall color is good, and I never say that! If that is quartz on top and it's in good shape, leave it. If not, a white quartz top with taupe streaks would more than tie everything together.

--NO FREESTANDING TUB! Get drapes that match cabinet color for shower curtain.

--Put a rustic wood shelf in that space with large rustic woven basket below for towels or a basket with a lid like this.

--Put a round mirror where the current mirror with sconces that match cabinet and faucet hardware finishes. Check Ballard for gorgeous mirrors. Remove all the little pictures--dustcatchers in a damp bathroom.

--Get a carpenter to cut a simple door for that closet.

--Add a woven roman shade for the window if it fits with what looks like a roll-up shade.

--For showings, add a large round rug in taupes and to echo a round mirror.

Great advice already - if it were me, I’d check for tile under the L vanity - if it was there, I would absolutely remove what’s there and rework it (the off center white mirror would make me crazy, I know it’s lined up with the sink but it makes that wall seem askew)

Renovating an entire bathroom as you're describing can be a very expensive proposition and may not be to eventual buyers taste or needs, not everyone likes a deep freestanding tub. I'm suggesting that you paint the walls a warm white, accessorize with white towels and shower curtain, replace the mirror with one with a round chrome narrow frame, place a nice large washable area rug, install a roman shade on the window, replace hardware, curtain rod and faucets with chrome. Find a nice make-up stool and stack white towels on the shelves and place a nice large wicker basket on the floor below.

Use a make up mirror over the knee hole space.

Define soon? YOu will be lucky to increase the selling price by 15K by putting 40K into the bathroom. Honestly paint, hardware, lighting and clean if "soon" is withing a year or so.

The floor grout could be lightened to match its original color, as seen on the matching wall tiles. Have it professionally cleaned.

For showing for sale, brighten the room up with a new ceiling light fixture that casts light all over, not with spotlights.

I'm in agreement with other posters - do the minimum to the bathroom instead of redoing the entire bathroom. You won't be able to recoup the money that you will need to spend to get the bathroom into good shape. Leave that up to the new buyers.

We would need a to scale floor plan to even beging to help but if selling leave it you will never get back what it costs to do what you want. CRM has some great affordable ideas.

And that would be a $15k increase from what you'd otherwise be listing it as, not a $15k increase over what comps are selling for. Everybody has a basic bathroom in their house. You'd be putting in a basic bathroom and as such you'd be listing it on par with what others are listed for, not what others list plus $15k. So much easier to look at the price of others and list yours $15k below. You will save $25k in the long run and have much less headache.

Plus, there IS a market for people who want to live where you live, in your house, but whose budget is $15k less than what others are listing their homes for by you. They'd be glad to have your current bathroom and fix it up over time when their budget allows.

and remember you can take your beautiful new Lux towels and rug with you(go for spectacular/layer the towel bar.). Some tall greenery cuttings or fresh flowers(grocery store .and then clean, clean clean.. Yes change the mirror to an oval with metal frame.
