I'm redoing the master bathroom in a modular home that was previously a rental. We’re fixing it up to sell, so we want the space to be clean, functional, and appealing, without overspending. This is not a high end property, so value focused decisions are important.

The bathroom needs a full remodel: tub, shower, vanity, etc. Since everything is being redone anyway, I’m wondering if the layout could be improved to make better use of the space.

Current issues:

• The toilet is right next to the entry door. I'd love to relocate it if there's a better option.

• The current tub is oversized. I’d prefer a standard size tub.

• The vanity is too large. I'd like to go with a normal sized double vanity to free up space.

• There’s a lot of wasted and awkward space overall.

Wishlist:

• Standard size tub & separate shower

• Regular double vanity

• Toilet not right next to the entry door

• Possibly a small linen closet or separate toilet room if it fits without making things cramped

I’m not planning to tile the shower. We’re looking at panels or another simple, cost effective finish.

Attached is the current floor plan for reference. I’m open to any layout that improves functionality and appeal without adding major cost.Would really appreciate any layout suggestions or practical ideas that would make the space work better for resale.
