Are you comfortable with the TV so high over the fireplace? May we have measurements of the room so we can make suggestions for furniture that we are certain will fit the room?

That is where the existing mount was for the TV. I would prefer if it were lower, but I will need to work on how to redo it! The room is approximately 11 ft by 16ft!

I notice you have the footrest taking up major space, is there any way you can turn the sofa around and have the foot rest float at the side of the sofa as if it was two chairs or do you need it in front of it?

Oh that is just the pull out part of the couch - we can put it back under. We also want to get rid of the couch entirely anyway. Thinking a loveseat and two accent chairs?

You have a few options. They make apartment sized furniture, so ones that are smaller scale and easier to work with. They also make reversible chaise sectionals. So you could look into those options with 2 accent chairs, or you could look at doing 4 swivel chairs around an ottoman.
