I see some cracks but I don't see any rot. You could cover it with an outdoor rug. Throw it over the railing to dry out both the rug and the deck after a rain. Otherwise you could sand and stain it.

I think a pressure washer will do too much damage. I would literally scrub the deck and rinse and then see what you have to work with.

Thank you all, I don’t have any mold or mildew spots so hoping I don’t need to do any deep clean. My main concern is the unevenness of the current finish and how it’s fading. I guess if I select a full stain rather than semitransparent, that will be covered?

Issue then is full stain or solid color stain is it essentially paint and the prep becomes even more paramount or the stain will peel.
