BTW painting brick is never a good idea so think long and hard about that choice.

this is a big over haul if you’re changing window sizes in a brick home - with this kind of budget I’d work with an architect, I think you’ll need one to make the roofline work for the covered porch -

I agree about the stone veneer. My architect is the one who suggested it. I do have an architect. But he wants ideas from me. I have given a few.
Yes we will need to work with the roof lines. And I will have to paint the brick. It's a 1960's wire cut brick we cannot match. And we are putting an addition on the back.

Congratulations on you your new home! My daughter and SIL bought a house where previous owners had stuccoed over the brick. It looks great.

If you are painting because of an addition id suggest you could also side the addition in a complimentary way while keeping the brick unpainted.

I like this idea if you put an addition behind the house...notice how the addition roof is higher than the original ranch style rooof. Gives the house a totally new look. The other idea I got from this photo, is putting a gable on the garage and expanding the front facing gable to be the size of the garage....symmetry.

Really upgrading your breeze way will give you a porch with a roof. You can cover all the brick with horizontal and vertical siding.

Please dont have the back addition roofline higher than the original. it always looks like an architectural mistake.

Your description does not match the rendering. The windows and front door and breezeway have been eliminated and replaced with a central glass front door with glass side panels.

It looks like the brick has siding not paint.

• I would continue the siding onto the wing on the left
• Paint the brick black or dark charcoal.
• Paint the remaining white trim black
• Eliminate the brick post footings.

That's just an inspiration photo for design and colors.

There are many people who are against painting brick - however, your brick is not a pretty color (or mix of colors). Make sure that a coating made especially for brick is used vs. a latex paint. The brick needs to "breathe" - Romabio is one manufacturer of lime wash, etc. for brick. I am sure that there are many others that also offer brick coatings.

I also agree with la_la Girl - too many houses have stone veneer slapped on them - and it really doesn't add to the design of the home (especially if you will have "painted" brick).

Congratulations to you! I love the front porch idea. I am wondering if you can enlarge the window on the very left? It would look nice to expand downwards.

What about an awning instead of a porch roof? I love your idea to enclose the breezeway but Double doors with side panels, not sliders. The roofline and window sizes remain the same in this rendering.

Ranch style revival was an MCM concept and this solution keeps and enhances the original basic design elements of your house IMO.

Romabio Limewash or Masonry Paint, NEVER Acrylic exterior paint or your bricks will crumble over time.

Decide if you want the color to be solid or more of the brick peeking through to create a vintage appearance.
