Expanding master suite- need help!

First time homeowner here, trying to figure out how to best combine two bedrooms into a master suite with WIC and a nice bathroom.

Right now the master bedroom is bottom right with the bathroom attached. Bathroom is tiny, there's a weird closed above the stairs and a weird little hallway next to the bathroom.

Currently we're thinking about moving the current master bath to the adjacent room and tap into the existing plumbing of the guest bath. Then take put the closets betqeen the rooms and turn the rest of the adjacent toom into a WIC with a window. I'm assuming that will be A) expensive and B) way more trouble than it's worth?

Another option is to expant the current master bath into the adjacent "hallway" and eat into the next bedroom for a decent master closet leaving a weird little bedroom.

Or, we can combine the top two bedrooms, eat into the current guest bath as master. Wall off the current master bath from the 'master', make an access to it from the hall (steal the little space in front of the mini closet into the bathroom). And then expand the current top right closwt into the room for a somewhat decent WIC.

Basically, I don't knownwhat to do to make a decent closet (preferrably no window), a nice bedroom without weird corners and appendixes, and a nice bathroom with a shower and tub and double sinks.

Any thoughts or suggestions? Please help!

First, the plan is illegible viewed online. Second, this is far too complicated a project for good advice on this forum. Your best course is to consult an architect, and at the VERY least a good interior designer. The architect would be better!

Consult a realtor first on the ill advisedness of spending 100K to reduce the value of your home by eliminating a bedroom.

Ditto Jan and Patricia's advice. You're a first time homeowner and want to tackle this without professionals??(or are you adept at doing these things??) It's a huge undertaking. Hire someone.

Thank you for all the comments so far! I'm definitely still trying to understand what kind of a job is "too big". We've just finished the half bath on the first level (full gut job to studs), so we're starting to get a feel for what we can handle and what we need to outsource.

For our area, 3 bedrooms with a nice master suite is actually potentially better than 4 smaller bathrooms due to the location.

We figure we can do the demo and maybe even the design design ourselves, but the big stuff (putting up walls, moving plumbing/electrical) we'd definitely get a professional for.

Doing some research it looks like windows in a closet aren't unheard of, but it just seems so odd to me, so I'm trying to get a different perspective. Maybe there's something I'm not seeing?

If you are doing this big of a job, you can easily move a window or two. The fact that hasn't occurred to you is what tells us you need help with this design from a professional.

I'd take the two top bedrooms and bring the door to that new room down to where that linen closet appears to be. You can draw out your plan on your own, but you then need to take it to a designer.

And no, do not do any demo or wall removal without first consulting an engineer or experienced contractor.

Taking the two top bedrooms and renovating it to your specifications makes the most sense. First, to optimize the other two bottom bedrooms, remove the big closet that eats into the bottom left bedroom and relocate it to the common bathroom wall. This will give you two good size bedrooms.

With your master bedroom renovation, a king size bed is indicated with a cozy seating/reading area. You had mentioned that you didn't want a window in the closet, but this seems impossible. A great window treatment with black out shades will do the trick.

I don't know what style you like, but the bathroom layout can accommodate all. To visually make the bathroom larger, wall hang a vanity and, if you like, have a free standing tub. The shower can have a half wall with glass above so that the half wall can house the tub plumbing. No need for a shower door. The size of the shower is 36 x 48. A fantastic black out roman shade that operates from the bottom up will allow for privacy and light above.

You will need a structural engineer or architect to advise if the wall separating the two existing bedrooms can be removed.

what year was the house built? the walls look to be bearing and that would need to be reframed. Can you upload some photos of the exterior?

I have considered moving/removing a window, but that has to be expensive and also I'm afraid it would make the outside look odd as it's built with symmetrical windows.

The house is a 1968 cookie cutter colonial. The inspector at closing said that none of the upstairs interior walls are load-bearing, but I would absolutely get that re-assessed before starting the demo.

I agree with keeping the windows, just add room darkening window treatments, like a soft roman shade within the window frame or a fabric laminated roll up shade.

When you do a major remodel, windows get moved. It's just reality.
