He put a steel wool pad into a jar of vinegar and let it sit for a bit. In another jar, he mixed black tea with water. Brush the tea on first and let it dry. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

This is an older house in Rice University that needed an updated master bathroom. The original shower was only 36" x 36". Spa Bath Renovation Spring 2014, Design and build. We moved the tub, shower and toilet to different locations to make the bathroom look more organized. We used pure white caeserstone counter tops, hansgrohe metris faucet, glass mosaic tile (Daltile - City Lights), stand silver 12 x 24 porcelain floor cut into 4 x 24 strips to make the chevron pattern on the floor, shower glass panel, shower niche, rain shower head, wet bath floating tub. Custom cabinets in a grey stain with mirror doors and circle overlays. The tower in center features charging station for toothbrushes, iPADs, and cell phones. Spacious Spa Bath. The challenge for this project was that, while the homeowner desired all of the luxury amenities of a deluxe master bath, space was extremely limited. Therefore efficient space planning was critical in achieving the final design. Use of custom painted cabinetry and carrara marble countertops were the basis for this compact yet luxurious bathroom design. Careful attention was given to the tone of the finishes in order to keep this eastern-exposure bathroom light and bright. White trim and crown moulding was used in contrast to the putty colored walls. In keeping with the era of the home, a hand-glazed white ceramic subway tile was used in the soaking tub alcove. Nickel plated bath, lavatory, tub and shower fixtures in the vintage style were used alongside modern amenities such as recessed halogen lighting, electric towel warmers and radiant-heated tile flooring.

The family room is our relaxing room with a fire place in the corner, a 72" High Def TV surrounded by natural stone. The floors are Hickory wood 3/4" thick with hydronic heating under the wood floors. This room has an abundance of natural light.

Our carpenters labored every detail from chainsaws to the finest of chisels and brad nails to achieve this eclectic industrial design. This project was not about just putting two things together, it was about coming up with the best solutions to accomplish the overall vision. A true meeting of the minds was required around every turn to achieve "rough" in its most luxurious state. When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

Tiny House bathroom Photography: Gieves Anderson Noble Johnson Architects was honored to partner with Huseby Homes to design a Tiny House which was displayed at Nashville botanical garden, Cheekwood, for two weeks in the spring of 2021. It was then auctioned off to benefit the Swan Ball. Although the Tiny House is only 383 square feet, the vaulted space creates an incredibly inviting volume. Its natural light, high end appliances and luxury lighting create a welcoming space.

The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Architectural beams placed across the vaulted ceiling bring a sense of scale to the room and invite natural light in through the skylight.
