Inspiration for a transitional kitchen remodel in Seattle with recessed-panel cabinets, dark wood cabinets, beige backsplash and stainless steel appliances

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

My clients had outgrown their builder’s basic home and had plenty of room to expand on their 10 acres. Working with a local architect and a talented contractor, we designed an addition to create 3 new bedrooms, a bathroom scaled for all 3 girls, a playroom and a master retreat including 3 fireplaces, sauna, steam shower, office or “creative room”, and large bedroom with folding glass wall to capitalize on their view. The master suite, gym, pool and tennis courts are still under construction, but the girls’ suite and living room space are complete and dust free. Each child’s room was designed around their preference of color scheme and each girl has a unique feature that makes their room truly their own. The oldest daughter has a secret passage hidden behind what looks like built in cabinetry. The youngest daughter wanted to “swing”, so we outfitted her with a hanging bed set in front of a custom mural created by a Spanish artist. The middle daughter is an elite gymnast, so we added monkey bars so she can cruise her room in style. The girls’ bathroom suite has 3 identical “stations” with abundant storage. Cabinetry in black walnut and peacock blue and white quartz counters with white marble backsplash are durable and beautiful. Two shower stalls, designed with a colorful and intricate tile design, prevent bathroom wait times and a custom wall mural brings a little of the outdoors in. This mudroom accommodates the homeowners daily lifestyle and activities. Baskets and additional storage under the bench hide everyday items and hooks offer a place to hang coats and scarves.

With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with. The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms. The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.

We introduce to you one of our newer services we are providing here at Kitchen Design Concepts: spaces that just need a little reviving! As of recent, we are taking on projects that are in need of minimal updating, as in, spaces that don’t need a full-on remodel. Yes, you heard right! If your space has good bones, you like the layout of your kitchen, and you just need a few cosmetic changes, then today’s feature is for you! Recently, we updated a space where we did just this! The kitchen was in need of a little love, some fresh paint, and new finishes. And if we’re being honest here, the result looks almost as if the kitchen had a full-on remodel! To learn more about this space and how we did our magic, continue reading below: The Before and After First, see what an impact new finishes can make! The “before” image shows a kitchen with outdated finishes such as the tile countertops, backsplash, and cabinetry finish. The “after” image, is a kitchen that looks almost as if its brand new, the image speaks for itself! Cabinetry With the wooden cabinetry in this kitchen already having great bones, all we needed to do was our refinishing process that involved removing door and drawer fronts, sanding, priming, and painting. The main color of the cabinetry is white (Sherwin Williams Pure White 7005) and as an accent, we applied a deep navy blue that really pops in this space (Sherwin Willaims Naval 6244). As a special design element, we incorporated a natural wooden band across the hood which is subtle but adds an element of surprise. Countertops The original countertops in this space were a 12×12 tile with cracks and discolored grout from all the wear and tear. To replace the countertops, we installed a clean and crisp quartz that is not only durable but easy to maintain (no grout here!). The 3cm countertops are a Cambria quartz in a grey-tone color (Carrick). Backsplash Keeping things simple, yet classic, we installed a 3×6 subway tile from Interceramic. The crisp white pairs well with all the other finishes of the space and really brighten the space up! To spice things up, we paired the white tile with a contrasting grout color (Cape Grey) that matches the countertop. This is a simple method to add interest to your white backsplash! Fixtures and Fittings For the fixtures and fittings of the kitchen, we wanted pieces that made a statement. That’s why we selected this industrial style faucet from Brizo! The faucet is a Brizo LITZE™ PULL-DOWN FAUCET WITH ARC SPOUT AND INDUSTRIAL HANDLE (63044LF-BLGL). The matte black paired with the luxe gold elements really make a statement! To match the gold elements of the faucet, we installed cabinetry hardware from Topknobs in the same gold finish. The hardware is a Channing pull TK743HB. Lastly, the large single bowl sink (who doesn’t want a large sink?!) is a great functional touch to the kitchen. The sink is a Blanco Precision 16″ R10 super single with 16″ Drainer in stainless steel (516216).

This modern bathroom has a wood look porcelain floor tile called Wood 3 and a marble look porcelain tile on the walls called Stone 1. There are different colors and styles available. This material is great for indoor and outdoor use.

This sophisticated black and white bath belongs to the clients' teenage son. He requested a masculine design with a warming towel rack and radiant heated flooring. A few gold accents provide contrast against the black cabinets and pair nicely with the matte black plumbing fixtures. A tall linen cabinet provides a handy storage area for towels and toiletries. The focal point of the room is the bold shower accent wall that provides a welcoming surprise when entering the bath from the basement hallway.

This modern pool has a stone look porcelain tile called Stoneone Silver Prestige Brown on the floors and Stoneone Dark and Stoneone Silver Muretto on the walls.

A leaky garden tub is replaced by a walk-in shower featuring marble bullnose accents. The homeowner found the dresser on Craigslist and refinished it for a shabby-chic vanity with sleek modern vessel sinks. Beadboard wainscoting dresses up the walls and lends the space a chabby-chic feel. Garrett Buell

This modern grey bathroom has a cement look porcelain tile called Cemento 24"x24" on the floors and Cemento 32"x71" and Cemento Lisca 24"x48" on the walls. There are different colors and styles available. This material is great indoor and outdoor.

This guest bathroom was transformed into a whole new configuration. Included was a new soaking tub & shower enclosure. The wall to wall, horizontal, white tile was installed to look like shiplap. This included the painstaking task of two different grout colors to help hide the transitions, and make it look more like true, wood, shiplap.

We chose cabinetry made from reclaimed barnwood from Country Roads Associates (in Holmes, NY) as well as a copper farmhouse sink to get the farmhouse feel. Adding the brick wall and reclaimed 2" thick barnwood beam shelving further enhanced the rustic nature of the design. The Caspian blue glass tile by Akdo Tile, stainless steel appliances (Viking, Bosch, Liebherrr, Thermador) and thin Dekton (by Cosentino) counter tops lend the contemporary touch. Hafele hardware and interior cabinet lighting also adds a contemporary touch along with the Blum Aventos lift-systems (automatic cabinet doors). Photo by Chris Sanders
