Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. The left side of the floor plan contains the serene master suite, with an oversized master bath, large walk-in closet and 16 by 18-foot master bedroom that includes a large picture window that lets in maximum light and is perfect for capturing nearby views. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. Upstairs, an additional 900 square feet includes two 11 by 14-foot upper bedrooms with bath and closet and a an approximately 700 square foot guest suite over the garage that includes a relaxing sitting area, galley kitchen and bath, perfect for guests or in-laws.

Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

Expansive views of backyard activities, a larger kitchen, and an open floor plan was important for our clients in their desire for a more comfortable and functional home. To expand the space and create an open floor plan, we moved the kitchen to the back of the house and created an addition that includes the kitchen, dining area, and living area. A mudroom was created in the existing kitchen footprint. On the second floor, the addition made way for a true master suite with a new bathroom and walk-in closet.

Stone and stucco combine with multiple gable peaks and an impressive, front entry to create stunning curb appeal for this European house plan. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. This stunning master bathroom started with a creative reconfiguration of space, but it’s the wall of shimmering blue dimensional tile that really makes this a “statement” bathroom. The homeowners’, parents of two boys, wanted to add a master bedroom and bath onto the main floor of their classic mid-century home. Their objective was to be close to their kids’ rooms, but still have a quiet and private retreat. To obtain space for the master suite, the construction was designed to add onto the rear of their home. This was done by expanding the interior footprint into their existing outside corner covered patio. To create a sizeable suite, we also utilized the current interior footprint of their existing laundry room, adjacent to the patio. The design also required rebuilding the exterior walls of the kitchen nook which was adjacent to the back porch. Our clients rounded out the updated rear home design by installing all new windows along the back wall of their living and dining rooms. Once the structure was formed, our design team worked with the homeowners to fill in the space with luxurious elements to form their desired retreat with universal design in mind. The selections were intentional, mixing modern-day comfort and amenities with 1955 architecture. The shower was planned to be accessible and easy to use at the couple ages in place. Features include a curb-less, walk-in shower with a wide shower door. We also installed two shower fixtures, a handheld unit and showerhead. To brighten the room without sacrificing privacy, a clearstory window was installed high in the shower and the room is topped off with a skylight. For ultimate comfort, heated floors were installed below the silvery gray wood-plank floor tiles which run throughout the entire room and into the shower! Additional features include custom cabinetry in rich walnut with horizontal grain and white quartz countertops. In the shower, oversized white subway tiles surround a mermaid-like soft-blue tile niche, and at the vanity the mirrors are surrounded by boomerang-shaped ultra-glossy marine blue tiles. These create a dramatic focal point. Serene and spectacular.

Our design team listened carefully to our clients' wish list. They had a vision of a cozy rustic mountain cabin type master suite retreat. The rustic beams and hardwood floors complement the neutral tones of the walls and trim. Walking into the new primary bathroom gives the same calmness with the colors and materials used in the design.

This light-filled, modern master suite above a 1948 Colonial in Arlington, VA was a Contractor of the Year Award Winner, Residential Addition $100-$250K. The bedroom and bath are separated by translucent, retractable doors. A floating, wall-mounted vanity and toilet with a curb-less shower create a contemporary atmosphere.
