DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom. Inspiration for a large craftsman master gray tile and stone slab slate floor and multicolored floor freestanding bathtub remodel in San Diego with recessed-panel cabinets, medium tone wood cabinets, beige walls, an undermount sink, granite countertops and a two-piece toilet

These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite. This contemporary kitchen design is a dream come true, full of stylish, practical, and one-of-a-kind features. The large kitchen is part of a great room that includes a living area with built in display shelves for artwork. The kitchen features two separate islands, one for entertaining and one for casual dining and food preparation. A 5' Galley Workstation, pop up knife block, and specialized storage accessories complete one island, along with the fabric wrapped banquette and personalized stainless steel corner wrap designed by Woodmaster Kitchens. The second island includes seating and an undercounter refrigerator allowing guests easy access to beverages. Every detail of this kitchen including the waterfall countertop ends, lighting design, tile features, and hardware work together to create a kitchen design that is a masterpiece at the center of this home. Designed to maximize function with minimal impact, the studio serves up adaptable square footage in a wrapping almost healthy enough to eat. The open interior space organically transitions from personal to communal with the guidance of an angled roof plane. Beneath the tallest elevation, a sunny workspace awaits creative endeavors. The high ceiling provides room for big ideas in a small space, while a cluster of windows offers a glimpse of the structure’s soaring eave. Solid walls hugging the workspace add both privacy and anchors for wall-mounted storage. Towards the studio’s southern end, the ceiling plane slopes downward into a more intimate gathering space with playfully angled lines. The building is as sustainable as it is versatile. Its all-wood construction includes interior paneling sourced locally from the Wood Mill of Maine. Lengths of eastern white pine span up to 16 feet to reach from floor to ceiling, creating visual warmth from a material that doubles as a natural insulator. Non-toxic wood fiber insulation, made from sawdust and wax, partners with triple-glazed windows to further insulate against extreme weather. During the winter, the interior temperature is able to reach 70 degrees without any heat on. As it neared completion, the studio became a family project with Jesse, Betsy, and their kids working together to add the finishing touches. “Our whole life is a bit of an architectural experiment”, says Jesse, “but this has become an incredibly useful space.”

Inspiration for a kitchen remodel

This freestanding covered patio with an outdoor kitchen and fireplace is the perfect retreat! Just a few steps away from the home, this covered patio is about 500 square feet. The homeowner had an existing structure they wanted replaced. This new one has a custom built wood burning fireplace with an outdoor kitchen and is a great area for entertaining. The flooring is a travertine tile in a Versailles pattern over a concrete patio. The outdoor kitchen has an L-shaped counter with plenty of space for prepping and serving meals as well as space for dining. The fascia is stone and the countertops are granite. The wood-burning fireplace is constructed of the same stone and has a ledgestone hearth and cedar mantle. What a perfect place to cozy up and enjoy a cool evening outside. The structure has cedar columns and beams. The vaulted ceiling is stained tongue and groove and really gives the space a very open feel. A coffered ceiling adds character and elegance. Recessed lighting, pendants, and in- and under-cabinet lighting offer a warm glow and provide task lighting for meal prep.
