The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. A perfect addition to your outdoor living is a seating wall surrounding a firepit. Cambridge Maytrx wall, Pyzique Fire Pit, Round table Pavers. Installed by Natural Green Landsacpe & Design in Lincoln, RI

This one-room sunroom addition is connected to both an existing wood deck, as well as the dining room inside. As part of the project, the homeowners replaced the deck flooring material with composite decking, which gave us the opportunity to run that material into the addition as well, giving the room a seamless indoor / outdoor transition. We also designed the space to be surrounded with windows on three sides, as well as glass doors and skylights, flooding the interior with natural light and giving the homeowners the visual connection to the outside which they so desired. The addition, 12'-0" wide x 21'-6" long, has enabled the family to enjoy the outdoors both in the early spring, as well as into the fall, and has become a wonderful gathering space for the family and their guests.
