Haifa ArchitectsDuplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on.
Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day.
The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted.
Our planning approach was simple indeed, maybe even simple in a radical way:
We followed the principle of clean and ultra minimal spaces, that serve their direct mission only.
Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches.
The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'.
The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand.
We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities.
Several elements like the structural cylindrical column were exposed to show their original material - concrete.

An open floor concept was created by combing the Kitchen, Dining Room, Living Room, + Seating Nook with lots of open space.
We sourced low furniture to ensure we maximized the views and had enough space for everyday living and throwing dinner parties.
Our clients also enjoyed cooking, so we created an organized, intuitive, functional and modern kitchen that made whipping up homemade dips and snacks for their friends a breeze.

In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it.
Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home.
Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home.
The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

My own home is a testament to how confident I am in that answer! The enduring allure of marble and other natural materials is what draws me in. There's something about using the "real thing" that really elevates the look. Every counter surface in my home features Danby Vermont Marble, and many of our showers and backsplashes feature marble tile as well. I figure if it was good enough for the ancient Romans, and the craftsmen of Versailles...then it certainly is good enough for me. The key is you have to accept the etching as beauty; like the browning of the leatherwork on a Louis Vuitton handbag....marble just get's better with time!
Stebnitz Builders, Inc.Our clients had a very comfortable getaway home in Williams Bay. But, like the wall of fame that displayed the memorable fish they’d landed over the years, their kitchen needed to be rearranged and refreshed to better serve the friends and family they looked to host.
The small gallery-style kitchen was small and blocked off to the rest of the home. It was very restrictive when friends and family gathered. It needed a new layout to accommodate more people, more comfortably. This required a change to the layout of the adjoining great room and entryway.
Walls were removed and modified to accept the larger kitchen layout and integrate seamlessly with the great room and entryway, creating a warm and comfortable area where our clients could now entertain and interact at the same time – no longer hidden away in the tight quarters of their old kitchen.
And of course … We made plenty of room to display their wall of fame with room to add even more memories.
The Foxy GardenThis very large corner site was shrouded in tired and thirsty conventional lawn. Really a bland, uninteresting monoculture—impossible to maintain especially in light of our dwindling resources and our growing understanding about sustainable practices.
We chose to approach this project not with the idea that existing lawn is bad, but with respect for what lawn has historically represented: a socially connective tissue.
Instead of conventional grass requiring endlessly large amounts of water, chemicals and mowing, this lawn conversion shifts to a naturalistic native meadow mix splashed with wildflowers and drought tolerant native shrubs. It was the clients’ desire to be wrapped by a garden attracting native pollinators and beneficial insects. A wildlife photographer, they wanted the opportunity to open windows and doors and feel immediately connected to a coastal native environment.
The handsome new stone walls, stairs and massive boulders became the structural framework containing the loose, coastal sage scrub plant community, holding the landscape together during the dormant months.
As we continue to grow our acceptance of and appreciation for climate appropriate California gardens, and embrace the paradigm shift, let us graciously bid adieu to our home’s unsustainable velvet robe.
Metric Concrete Construction & Design Inc.Northern Liberties Gem- Dyed Concrete to a grey color. We also used an acid to stain and discolor the newly poured concrete. After that we impregnated salt to eat into the concrete to create small holes. As a unique touch we embedded large nails into the concrete and used acid to create shadows of the nail marks into the concrete. The deck was built as a landing area stepping out of the door. In the rear of the yard, steel was mounted vertically to accept the grid and then filled with river rock. Steel trim was installed to the concrete to create the planter areas that border the concrete. Bamboo, trees, shrubs, and flowers were newly planted. The before pics show the previous yard condition. The yard was transformed into a stunning Asian themed work of art. Everything was executed perfectly by the installers who worked on this site. This customer now has a custom one of a kind backyard in Philadelphia, PA.
