Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

Graceful arches contrast with high gables for a stunning exterior on this Craftsman house plan. Windows with decorative transoms and several French doors flood the open floor plan with natural light. Tray ceilings in the dining room and master bedroom of this house plan as well as cathedral ceilings in the bedroom/study, great room, kitchen and family room create architectural interest, along with visual space. Built-ins in the great room and additional room in the garage add convenient storage. While a screened porch allows for comfortable outdoor entertaining, a bonus room lies near two additional bedrooms and offers flexibility. Positioned for privacy, this house plan’s master suite features access to the screened porch, dual walk-in closets and a well-appointed bath, including a private privy, garden tub, double vanity and spacious shower.

An open floor concept was created by combing the Kitchen, Dining Room, Living Room, + Seating Nook with lots of open space. We sourced low furniture to ensure we maximized the views and had enough space for everyday living and throwing dinner parties. Our clients also enjoyed cooking, so we created an organized, intuitive, functional and modern kitchen that made whipping up homemade dips and snacks for their friends a breeze.

After receiving a referral by a family friend, these clients knew that Rebel Builders was the Design + Build company that could transform their space for a new lifestyle: as grandparents! As young grandparents, our clients wanted a better flow to their first floor so that they could spend more quality time with their growing family. The challenge, of creating a fun-filled space that the grandkids could enjoy while being a relaxing oasis when the clients are alone, was one that the designers accepted eagerly. Additionally, designers also wanted to give the clients a more cohesive flow between the kitchen and dining area. To do this, the team moved the existing fireplace to a central location to open up an area for a larger dining table and create a designated living room space. On the opposite end, we placed the "kids area" with a large window seat and custom storage. The built-ins and archway leading to the mudroom brought an elegant, inviting and utilitarian atmosphere to the house. The careful selection of the color palette connected all of the spaces and infused the client's personal touch into their home.

This very large corner site was shrouded in tired and thirsty conventional lawn. Really a bland, uninteresting monoculture—impossible to maintain especially in light of our dwindling resources and our growing understanding about sustainable practices. We chose to approach this project not with the idea that existing lawn is bad, but with respect for what lawn has historically represented: a socially connective tissue. Instead of conventional grass requiring endlessly large amounts of water, chemicals and mowing, this lawn conversion shifts to a naturalistic native meadow mix splashed with wildflowers and drought tolerant native shrubs. It was the clients’ desire to be wrapped by a garden attracting native pollinators and beneficial insects. A wildlife photographer, they wanted the opportunity to open windows and doors and feel immediately connected to a coastal native environment. The handsome new stone walls, stairs and massive boulders became the structural framework containing the loose, coastal sage scrub plant community, holding the landscape together during the dormant months. As we continue to grow our acceptance of and appreciation for climate appropriate California gardens, and embrace the paradigm shift, let us graciously bid adieu to our home’s unsustainable velvet robe.

Northern Liberties Gem- Dyed Concrete to a grey color. We also used an acid to stain and discolor the newly poured concrete. After that we impregnated salt to eat into the concrete to create small holes. As a unique touch we embedded large nails into the concrete and used acid to create shadows of the nail marks into the concrete. The deck was built as a landing area stepping out of the door. In the rear of the yard, steel was mounted vertically to accept the grid and then filled with river rock. Steel trim was installed to the concrete to create the planter areas that border the concrete. Bamboo, trees, shrubs, and flowers were newly planted. The before pics show the previous yard condition. The yard was transformed into a stunning Asian themed work of art. Everything was executed perfectly by the installers who worked on this site. This customer now has a custom one of a kind backyard in Philadelphia, PA.
