Located at a prominent corner on one of the few undeveloped residential sites left in Solana Beach, this project is important not only for the homeowner, but for the community as well. A rigorous site analysis laid the groundwork for a design response which took into account the homeowner’s program, input from the neighbors, and the scale of the project and the character of the neighborhood. The end result is a design that is well set into the existing grade, a move which preserves adjacent views and reduces the visual impact of the structure from the street; all while graciously meeting the desires of the owner.
The plan is broken into six unique floor plates. The bottom four of which tie together along the gradually sloping site. An intentionally long southern exposure implements the basics of passive solar design: large amounts of glass bring in abundant light and warmth in the winter, while deep overhangs protect from unwanted summer heat gain. Ocean views to the west are selectively framed throughout the house without compromising privacy from the busy street corner. Public functions within the house flow seamlessly between indoor and outdoor living spaces. JLC Architecture was responsible for a full architecture and interior package as well as exterior hardscape design.

From the exact placement of the under-shelf LED lighting to the strategic "Slab Seam Line" for the book-matched marble, every inch is accounted for. This 105-inch wide installation integrates premium amenities, including an under-counter refrigerator, ice maker, and designated trash pull-out, all wrapped in a sleek "CF-2 Black" cabinetry finish. This project challenged us to creatively design a space with an open concept in a currently disjointed first floor. We converted a formal dining room, small kitchen, a pantry/storage room and a porch into a gorgeous kitchen, dining room, entertainment bar with a small powder off the entry way. It is easy to create a space if you have a great open floor plan, but we had to be specific in our design in order to take into account removing three structural walls, columns, and adjusting for different ceiling heights throughout the space. Our team worked together to give this couple an amazing entertaining space. They have a great functional kitchen with elegance and charm. The wood floors complement the rich stains of the Waypoint Cherry Java stained cabinets. The blue and green flecks in the Volga Blue granite are replicated in the soft blue tones of the glass backsplash that provides sophistication and color to the space. Fun pendant lights add a little glitz to the space. The once formal dining room and back porch have now become a fun entertaining space.

My client, who works from home full time in Pennsylvania, asked us to give her an office space that functions well for a hard working accountant, AND would also be a retreat for her during off work hours. Our solution: Split the room down the middle; half office and half lounge area. We tied the spaces together through color (her obsession with teal and pink). We refaced the fireplace and added a built in bookcase to house her love of books. A very capable desk keeps her organized. We gave her a creative way to display her kids artwork and medals from her triathlon competitions using chicken wire frames. This classic Connecticut home was bought by a growing family. The house was in an ideal location but needed to be expanded. Design Builders & Remodeling almost doubled the square footage of the home. Creating a new sunny and spacious master bedroom, new guestroom, laundry room, garage, kids bathroom, expanded and renovated the kitchen, family room, and playroom. The upgrades and addition is seamlessly and thoughtfully integrated to the original footprint.

After the client had approved of the floor plan and general architectural style, I developed the reanding of the front of the home.
As with any projects, there are a site constraints. In out case we had to account of the location of the various trees. The render took a few liberieties with rthe existing trees so we could see the front elevation in great detail.
The renders work, always surpised just how accurate they present things. In my minds eye, I can see what has been designed, but these renderings are just so nice when sharing the design with my clients.

When creating an individual project for the Goldenline Remodeling bathroom remodeling and bathroom renovation, a number of specific features are taken into account:
- The color palette is selected individually depending on your wishes.
- For small bathrooms, the designer applies solutions that expand the space, for example, rectangular tiles are placed horizontally, and floor tiles are diagonal.
- We pay great attention to the selection of furniture and finishing materials. It doesn't matter if it is an economical tile or exclusive porcelain stoneware, stretch ceilings or water-based coating, you can order all the finishes and sets shown on the design projects from our manufacturing partners with a favorable discount.
