I designed the ADU to be tucked back as a vertical element to create a cozy space for the hot tub area and not take over the space vertically if it were in other spots. By having it off to the side, it grounds the garden and becomes a destination as well as recedes rather than dominate the space. It acts as an office space. Keep in mind that you can always do heated flooring if you do a concrete pad or tile as we planned for in this space. Energy efficient and also saves on space. An historic estate in the Hamptons, this project called for style-appropriate long-lasting hardware. The arched gates were outfitted with solid bronze gate latches, hinges, and cane bolts. Gates were hung with 4” Solid Bronze Heavy Duty Button Tip Hinges. Solid Bronze 20” Cane Bolts hold the fixed gate in place. The gates had relatively narrow stiles (vertical members) and so the box latch was used. The box latch has a shorter latching arm, which means it can be used on gates with narrow stiles. On the other side is a 5” plate with octagonal handle.
NB: These site photos were taken from an active construction site in the midst of winter. Gates and hardware show rain and dirt.

The somewhat modest size of this beautiful back garden does not keep it from fulfilling numerous duties for this active family. Closest to the house itself are a screened sitting porch and a large outdoor dining area. One passes through antique wrought-iron gates to transition from the upper patios to the lawn area, separating the house from the pool. Slabs of Pennsylvania flagstone create a walkway through the lawn and around the swimming pool. Synthetic turf was selected for this project, in order to minimize maintenance issues and to ensure perfect grass at all times. The covered, open-air pavilion directly adjacent the pool is constructed with hand-carved posts and beams. The concrete floor of the pavilion is stained to coordinate with the Pennsylvania flagstone decks. Housing the outdoor kitchen and bar area, as well as a TV sitting area, this poolside pavilion has become the favorite hang-out for the client's teenagers and their friends.
Although our client wanted a curved line, natural pool, they wanted a bit of a modernized version, and something a bit more refined. One way we achieved this was by using long, sweeping curves around the perimeter of the pool, with hand-cut, and slightly chiseled, Oklahoma flagstone coping. Next, rather than using the typical boulders for the retaining wall, we set Oklahoma stone in an irregular flagstone pattern with butt-joints so that no mortar shows. The walls are capped with the same Oklahoma flagstone as is used on the coping. The spa is tucked in the back corner of the garden, and raised 20" above the pool. The spillway from the spa is created using a combination of long slab boulders along with smaller boulders, to create a gentle, natural waterfall to the pool. Further refinement is shown in neatly trimmed appearance of the synthetic turf between the large slabs of Pennsylvania stone that create the pool deck.

This lovely space was an awkward, step-down family room in its' previous incarnation. Apologies in advance but I forgot to take the usual before photograph of this Victorian tiled hallway in Twickenham that I worked on recently. It’s a shame really as it was certainly in need of a good clean and re-seal after years of inadequate maintenance and I’m sure a photo would have helped.
Victorian tiles are porous and do need a sealer to stop dirt becoming ingrained, as once that happens they can be difficult to clean and a Hallway is an especially high traffic area that will see a lot of dirt being tramped in. That activity also wears down the sealer over time so it’s important to keep it topped up.
On these tiles, we used a 50:50 combination of Tile Doctor Pro-Clean mixed with Tile Doctor Remove and Go. This combination of products works very well to break down old sealers and also to clean the general soil away from the tile. As usual it was left to soak into the tiles for ten minutes before using a heavy duty scrubbing machine to scrub the floor clean. This achieved a good result and the soil and products were then flushed away using our special flushing tool which fires a jet of water onto the tile whilst vacuuming at the same time (no mess!) to an external tank.
After allowing the tiles to dry off overnight with some heating on, the floor was ready to accept a new seal the next day. Our customer decided to have a sheen finish so we opted to apply Tile Doctor Seal and Go. These tiles are very porous and so need seven coats to be applied to the floor before it was completely sealed.
Apologies again for not taking a before photo so you can compare the difference however hopefully you can see how health the floor looks following the deep cleaning and application of a fresh sealer which will ensure future maintenance is a lot easier for the customer.
