Northern Michigan is the ultimate getaway destination with serene views and abundance of outdoor recreation. This remote Up North house offers nothing short of that. With the nearest major town almost 45 minutes away, it was essential this vacation home offered all the amenities for entertainment and relaxation. Spire worked with the client to create the perfect lake house retreat with comfort and convenience during any season or weather. The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. The adjustable mount allows the TV to lower for comfortable viewing from either the couch or pool table. A pair of Meridian Audio DSP7200 custom color matched speakers equipped with a Meridian Audio 218 digital controller were strategically installed on each side of the fireplace. The floor-standing speakers compliment the natural stone while providing astonishingly life-like sound, perfect for streaming live concerts. The powerful audio extends to the upper level of the home. Spire installed B&W 700 series bookshelf speakers in the executive office and a Triad custom speaker bar in the master bedroom. These speakers are ideal for smaller rooms, while elevating the TV experience. The large living room windows offer beautiful lake views and ample lighting. Lutron Palladiom shades were installed to easily control the natural light in the living room, master bedroom and bathroom. They are custom designed and fully automated to let in the morning sun or achieve partial shading or complete privacy. Whether set on a schedule or controlled from an iPad, the shades operate quietly and seamlessly. The technology was designed to be enjoyed just as much indoors as outdoors. With the whole home audio system, high-quality sound can flow throughout the indoor rooms as well as the outdoor patio. While the location may be remote, Spire ensured the WiFi and network connection is strong both throughout the yard and inside the home. A Lutron HomeWorks QS system integrates the control of all the interior and exterior lighting including motion sensing for the exterior pathway. Since this is not a permanent residence, a control and security system was very important. A personalized Savant system was integrated for full home control of lighting, climate, entertainment and security from anywhere with a smart device . This includes the ability to control the multiple landscape light zones with timed scenes. The Doorbird cameras and chimes with the integration of camera feeds into the Savant Control provides remote communication with visitors at any of the exterior doors. Remote access also allows rebooting of all essential systems from any location.

-The kitchen was isolated but was key to project’s success, as it is the central axis of the first level -The designers renovated the entire lower level to create a configuration that opened the kitchen to every room on lower level, except for the formal dining room -New double islands tripled the previous counter space and doubled previous storage -Six bar stools offer ample seating for casual family meals and entertaining -With a nod to the children, all upholstery in the Kitchen/ Breakfast Room are indoor/outdoor fabrics -Removing & shortening walls between kitchen/family room/informal dining allows views, a total house connection, plus the architectural changes in these adjoining rooms enhances the kitchen experience -Design aesthetic was to keep everything neutral with pops of color and accents of dark elements -Cream cabinetry contrasts with dark stain accents on the island, hood & ceiling beams -Back splash is over-scaled subway tile; pewter cabinetry hardware -Fantasy Brown granite counters have a "leather-ed" finish -The focal point and center of activity now stems from the kitchen – it’s truly the Heart of this Home. Retaining all the character of a 1923 whimsical while expanding to meet the needs of an active family of five. This classic and timeless transformation strikes a beautiful balance between the charm of the existing home and the opportunities to realize something custom. First, we reclaimed the attached one-car garage for a much-needed command central kitchen - organized in zones for cooking, dining, gathering, scheduling, homework and entertaining. With a devotion to design, a stunning, custom, nickel Ann Morris pot rack was chosen as a focal point, appliances were concealed with painted, raised-panel cabinetry and finishes like white quartzite countertops, white fireclay sinks and dark stained floors added just the right amount of light and color. Outside the bustle of the family space, the previous kitchen became a butler’s pantry and richly-paneled library for reading, relaxing and enjoying cigars. The addition of a mud room, family room, and a wonderful space we lovingly call “The Jewel Room” for its heightened luxurious detail, completed the perfect remodel – opening up new space for the busy children, while providing comfortable respites for their happy parents.

Inspiration for a timeless entryway remodel in Las Vegas

Our socially engaged, active client transplanted from the East Coast found a charming older home in Minneapolis that provided a home base in a new city. While the home had its charm, the dark interior didn’t provide the uplifting respite she desired. With a busy travel schedule and calendar full of after-hours social events, she was looking for a space to unwind at the end of a long day. She wanted to maximize her time at home, and a place to host friends pre-gala. We transformed an extra bedroom into a happy-hour type lounge with upholstered chairs and bar cart along with her Grandmother’s vanity and privacy screen for the ultimate pre-gala experience. In the kitchen, we replaced the dark cabinetry with open painted shelves to lighten the space and provide convenient access to her glassware, adding sparkle to the room. And perhaps most importantly, her bedroom is now a quiet, peaceful refuge with luxurious details that wrap her in warmth and relaxation. ------- Project designed by Minneapolis interior design studio LiLu Interiors. The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Ultimately, we provided the outstanding results and customer experience that our clients had been searching for. “We met with many other contractors leading up to signing with Progressive Design Build. Photography An Original When your family thrives on outdoor activities, living on the water is a bonus! The main house and pool house are all about the river views- from the windows expanding floor to ceiling and updated open floor plan, the project team capitalized on bringing a whole new light to this incredible property. Paying homage to the beautiful coastal town of Nantucket, our goal was to bring the love for the island’s classic aesthetic to our clients primary South Shore, MA residence. It wasn’t long after our clients took ownership of the Gulf River property, did they want to change the dated interiors, divided floor plan and tired exterior elements at the main house and pool house. Architect, Hoadley Martinez and interior designer, Christine McGinty were charged with opening the space up to represent a coastal love all while bringing functionality to an active family lifestyle. Our project timeline was nothing short of unique. The homeowners had twenty-three family members arriving on the 23rd of December to enjoy the holiday week. This is an annual traditional for the family so how could we let them down! Our shovel broke ground the first week of September, giving our team sixteen weeks to renovate multiple interior and exterior areas of a 5,500 square foot home. Multiple crews were strategically scheduled daily, keeping areas dedicated to the appropriate process all while keeping the project moving forward efficiently. The existing cabinetry, appliances, moldings and flooring were removed and donated to a local charity. At the main house, working alongside Roomscapes Cabinetry & Design, we extended the existing footprint to include a 12 x 10 mudroom, raised the ceiling in the kitchen to incorporate a coffered ceiling, opened the existing walls up to incorporate a new pantry and sitting room. All mechanical infrastructure, plumbing, HVAC and electrical were updated. The floors throughout were replaced with an 8” Carlisle Wide Plank White Oak. The exteriors shell was stripped down to the sheathing. We increased the size of multiple window openings to capitalize on the stunning coastal views. We used an Alaskan Yellow cedar shingles on both the roof and sidewall as the material properties weather to a beautiful silvery grey. The exterior trim profiles and scale was increased to bring more definition to the architectural elements. The finishing touch were custom copper gutters to add a little extra sparkle! All these hurdles made the project team grow closer and committed to making this magic holiday gathering happen. You could say it was a Christmas miracle!
