This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

The redesign of the foyer included the addition of a board and batten detail on the walls, new wood flooring, along with new railing that gave the home the character and warmth it so greatly needed. We also included a unique bench with a lovely base detail and a lovely antique mirrored pendant light. The stairwell was also designed to include an accent light integrated into the base trim which not only serves the function of illumination, but also adds warmth. The homeowner also had a fun idea of adding all the family members names on the risers going up to the second floor.

To complete the in-law suite, a full bathroom was added. As soon as you enter the first thing you notice is the glass wall and hinged door for the shower. The wall is covered with marbled tiles with smooth stone flooring, which is repeated in the built-in shelf. An easy to sit-on bench can be found in the corner with a helpful bar that is easily accessible from the bench. Corner open shelves were added halfway down the wall making the items easy to reach whether you are sitting on the bench or standing up. A one-piece toilet sits between the shower and the sink vanity with white painted draws and dark brown counter top. It’s a simple, functional design with some style added!

The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. Huge transitional master medium tone wood floor, brown floor and vaulted ceiling bedroom photo in Dallas with white walls

Smokey turquoise glass tiles cover this luxury bath with an interplay of stacked and gridded tile patterns that enhances the sophistication of the monochromatic palette. Floor to ceiling glass panes define a breathtaking steam shower. Every detail takes the homeowner’s needs into account, including an in-wall waterfall element above the shower bench. Griffin Designs measured not only the space but also the seated homeowner to ensure a soothing stream of water that cascades onto the shoulders, hits just the right places, and melts away the stresses of the day. Space conserving features such as the wall-hung toilet allowed for more flexibility in the layout. With more possibilities came more storage. Replacing the original pedestal sink, a bureau-style vanity spans four feet and offers six generously sized drawers. One drawer comes complete with outlets to discretely hide away accessories, like a hair dryer, while maximizing function. An additional recessed medicine cabinet measures almost six feet in height. The comforts of this primary bath continue with radiant floor heating, a built-in towel warmer, and thoughtfully placed niches to hold all the bits and bobs in style.

Adjacent from added bench seat and mirror we added a vintage window frame with hooks to catch those daily items after a hectic day. Tier1 was contracted to redesign/remodel this master bathroom. The bathroom originally had a bathtub and shower. The homeowner wanted to eliminate the tub and replace that newly opened space with a custom-built bench. We completely gutted the space. We added new flooring, custom cabinetry (vanities, bench, and built in storage and medicine cabinets). A niche, grab bars, new tile, fixtures, and shower glass were added and installed in the steam shower. We installed new plumbing fixtures, sinks, and a new window in between the vanities to create more natural lighting. A beautiful custom tile backsplash was installed to the ceiling to create a pop of color to the space. New LED canned lights were installed as well as sconces and toe kick lighting at the vanities. We also installed sconces at the bench. New LED lights were installed in the closets to create more lighting for the space. We installed a new toilet and bidet seat, installed blocking for grab bars, install a toilet paper holder grab bar, and a canned light/fan combo in the toilet closet. We painted the custom bench, storage cabinetry, walls, ceiling, and existing doors. The final touches to be added were the cabinetry hardware, door hardware, and new mirrors to complete the space! We are really happy with the final product and were pleased to be able to give this past client a new space that they can remain in for years to come!

Inspiration for a small contemporary blue tile and glass tile porcelain tile bathroom remodel in St Louis with white cabinets, granite countertops, a two-piece toilet, flat-panel cabinets, blue walls, an undermount sink and a hinged shower door

This baby boomer couple recently settled in the Haymarket area. Their bathroom was located behind the garage from which we took a few inches to contribute to the bathroom space, offering them a large walk in shower, with Digital controls designed for multiple shower heads . With a new waterfall free standing tub/ faucet slipper tub taking the space of the old large decked tub. We used a Victoria & Albert modern free standing tub, which brought spa feel to the room. The old space from the closet was used to create enough space for the bench area. It has a modern look linear drain in wet room. Adding a decorative touch and more lighting, is a beautiful chandelier outside of the wet room. Behind the new commode area is a niche. New vanities, sleek, yet spacious, allowing for more storage. The large mirror and hidden medicine cabinets with decorative lighting added more of the contemporariness to the space. Around this bath, we used large space tile. With a Classic look of black and white tile that complement the mosaic tile used creatively, making this bathroom undeniably stunning. The smart use of mosaic tile on the back wall of the shower and tub area has put this project on the cover sheet of most design magazine. The privacy wall offers closure for the commode from the front entry. Classy yet simple is how they described their new master bath suite.

A new mudroom through the barn door on the left took over space from the previous kitchen and now allows the homeowners to easily bring in groceries from their car. We wanted this office to feel contemporary with a contrast from the natural wood tones in the millwork and doors in the house. I decided to introduce rich espresso stained cabinetry and the crown molding detail brought it together. The cabinetry doors have a leather front inlay. The cabinetry is packed with function. We added file cabinets under the bench seat, an awning appliance garage for electronics, and we doubled his storage from his previous furniture. I chose Acacia Walnut Floors to complement the wood style and meet up with the maple hardwood floors just outside the door. Squaring the room and adding natural materials erased the memory of the lack luster space and converted it to a bright and welcoming spa oasis. The home was a new build in 2005 and it looked like all the builder’s material choices remained. The client was clear on their design direction but were challenged by the differing ceiling heights and were looking to hire a design-build firm that could resolve that issue. This local Glen Ellyn couple found us on Instagram (@kitchenstudioge, follow us ?). They loved our designs and felt like we fit their style. They requested a full primary bath renovation to include a large shower, soaking tub, double vanity with storage options, and heated floors. The wife also really wanted a separate make-up vanity. The biggest challenge presented to us was to architecturally marry the various ceiling heights and deliver a streamlined design. The existing layout worked well for the couple, so we kept everything in place, except we enlarged the shower and replaced the built-in tub with a lovely free-standing model. We also added a sitting make-up vanity. We were able to eliminate the awkward ceiling lines by extending all the walls to the highest level. Then, to accommodate the sprinklers and HVAC, lowered the ceiling height over the entrance and shower area which then opens to the 2-story vanity and tub area. Very dramatic! This high-end home deserved high-end fixtures. The homeowners also quickly realized they loved the look of natural marble and wanted to use as much of it as possible in their new bath. They chose a marble slab from the stone yard for the countertops and back splash, and we found complimentary marble tile for the shower. The homeowners also liked the idea of mixing metals in their new posh bathroom and loved the look of black, gold, and chrome. Although our clients were very clear on their style, they were having a difficult time pulling it all together and envisioning the final product. As interior designers it is our job to translate and elevate our clients’ ideas into a deliverable design. We presented the homeowners with mood boards and 3D renderings of our modern, clean, white marble design. Since the color scheme was relatively neutral, at the homeowner’s request, we decided to add of interest with the patterns and shapes in the room. We were first inspired by the shower floor tile with its circular/linear motif. We designed the cabinetry, floor and wall tiles, mirrors, cabinet pulls, and wainscoting to have a square or rectangular shape, and then to create interest we added perfectly placed circles to contrast with the rectangular shapes. The globe shaped chandelier against the square wall trim is a delightful yet subtle juxtaposition. The clients were overjoyed with our interpretation of their vision and impressed with the level of detail we brought to the project. It’s one thing to know how you want a space to look, but it takes a special set of skills to create the design and see it thorough to implementation. After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors. The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio. For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway. The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace. While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence. This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.

For this design project located in Serene Hils, we did a full gut to their Mud Room and added Custom Builtins with ample storage, in a contrasting white oak and Dark Painted Cabinetry. We also installed new herringbone floor tile and a custom upholstered bench cushion. In the office space, we added unique wallpaper, updated the light fixture, added wood flooring, fresh paint and all new furnishings. In the Media Room, we color drenched the space, added wood flooring, hard wired sconce lights, and all new furnishings + decor.
