The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Just like in the french louvered door we have added a semi-gloss black iron window frame over tempered clear glass. One of the benefits of a reclaimed wood garage door is that the aged wood comes from old trees that provide longer wider boards. As shown in this project the long wide planks make this modern garage door fit nicely with this Newport Modern house. There are several benefits of using reclaimed timber. Because we live in a world where supply is ever shrinking as we diminish our natural resources, in addition to, over-forestation and the ever growing environmental concerns of global warming or pollutants and wood Beatles killing 15 million trees in our forests of the past decade. Using reclaimed wood helps to preserve our forests and reduces the need for cutting young trees to keep up with the growing demand for timber. The other benefit of using the old timber from barns and old structures has to do with the maturation of the tree originally. Back in the day the only cut mature trees that had reached full potential growth. This wood tends to be stringer and less likely to split or fracture. What they call virgin timber is young trees that are softer and have a greater potential to split. Using reclaimed timber give you yet one more added benefit too, the wood has been aged in an environment that allows the wood to naturally preserve and tarnish with unique characteristics. The wood in old buildings has expanded and contracted constantly over the years and has fully dried out, making it more durable and less prone to warping and splitting. Old wood also tends to have a dense grain making it more stable. Those are natural design elements that make each reclaimed door different! Not one door will be exactly the same. Since the wood has naturally preserved and tarnished then all you have to do is apply a clear coat to the door and you’re done! Thus, leaving your garage, a beautiful naturally finished garage door, that is full of rustic beauty and charm. The wood has done what the wood is going to do and colors and scars tell the 100 year plus, history. What could be more original and charming than a reclaimed wood garage door from Ziegler! You should always remember that reclaimed timber is itself, a finite resource. There are only so many old structures out there to source the wood from and eventually these too will become unavailable. In the meantime, reclaimed wood provides a valuable source of characterful material for farmhouse, traditional and rustic garage doors, and gates and shutters too! Vinyl shutters larger than 29 inches may be prone to sag, so they need divider rails or other supports which can destroy the traditional look of a plantation shutter. • Natural -- While vinyl or plastic shutters can be painted to match any color scheme, the natural shades and finishes of the various species of wood have something for every look. • Classic -- While many plastic shutters can be made to look like real wood, the faux wood finishes can vary significantly depending on manufacturer and model. Up close, it can be easy to tell they're plastic. The warmth of natural wood is a classic feel that's impossible to beat. Popular Plantation Shutter Brands When you go to purchase your plantation shutters, brands names may offer a good representation of high-, mid-, and low-cost range of what's available. Which one you choose depends on your budget and your tastes. Hunter-Douglas and Norman Shutters produce three lines of plantation shutters in both real wood and faux wood styles. They will usually have a limited lifetime warranty. Cost of Installation Costs for having plantation shutters installed by a contractor are a bit more predictable. Contractors who have installed plantation shutters before can quickly get accurate measurements and suggest which materials would work best in different rooms. For example, while natural wood may look beautiful in your living room, it might not be so practical in a bathroom where moisture will cause the wood to warp. The size, material, and quality of the shutter will have a significant effect on the cost. Real wood $715 DIY Plantation shutters can be purchased and installed by the homeowners. How much they cost will depend on size and material. Faux wood shutter’s cost depends on size and wooden shutter’s cost will depend on size and whether or not they are painted or stained. • Natural wood is $90-$600 depending on size. Many companies offer standard stained selection but custom color matching may be available from $175 -$250. • Faux wood will be from $120-$500. • Additional tools include: Hang Strips $4-$15 and about $4 for mounting hardware. Locks or closures can cost up to $15 for each shutter. Finally, if you order them online, you can expect to pay $30-$70 shipping per shutter or per set of shutters per window depending on the supplier. Keep in mind that even if you're handy with tools, installing shutters can be time-consuming if you've never done it before there is defiantly a learning curve.

The primary goal of this basement project was to give these homeowners more space: both for their own everyday use and for guests. By excavating an unusable crawl space, we were able to build out a full basement with 9’ high ceilings, a guest bedroom, a full bathroom, a gym, a large storage room, and a spacious entertainment room that includes a kitchenette. In all, the homeowners gained over 1,100 of finished space.

Entertaining and enjoying the views were a primary design goal for this project along with replacing the lawn with CA native and low water plants and a total renovation. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. It's also worth mentioning that the paisley fabric in the pillows have a curvature to them which is why the wave printed draperies were used.
