We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio.
This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining.
Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random.
In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium.
For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel.
A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV.
Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room.
Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.”
This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat.
The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings.
Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up.
The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. Biology in the soil in the swales can break down these pollutants. When run of watered is not captured by soil on a property the dirty water flows into water ways and then the ocean were the biology that breaks down the pollutants is not as prolific. This is particularly important in this project as it drains directly into the harbor. The water that is absorbed in to the swales can replenish aquafers as well as increasing the water available to the plants planted in that area recusing the amount of water that is needed from irrigation.
When it came to the planting we went with a California friendly tropical theme. Using lots of succulents and plants with colorful foliage we created vibrant lush landscape that will have year around color. We planted densely (the images in the picture were taken only a month after installation). Taller drought tolerant plants to help regulate the temperature and loss of water from the plants below them. The dense plantings will help keep the garden, the house and even the neighborhood cooler on hot days, will provide spaces for birds to enjoy and will create an illusion of depth in a somewhat narrow space.
Today this garden is a space these homeowners can fully enjoy while having the peace of mind that their house is protected from flooding and they are helping the environment.

FOCUS The two-story clubhouse is
the focal point of the large space and
physically separates but blends the two
distinct rooms. The clubhouse has an
upper level loft overlooking the main
room and a lower enclosed space with
windows looking out into the playroom
and work room. There was a financial
focus for this creative space and the
use of many Ikea products helped to
keep the fabrication and build costs
within budget.
STORAGE Storage is abundant for this
family on the walls, in the cabinets and
even in the floor. The massive built in
cabinets are home to the television
and gaming consoles and the custom
designed peg walls create additional
shelving that can be continually
transformed to accommodate new or
shifting passions. The raised floor is
the base for the clubhouse and fort
but when pulled up, the flush mounted
floor pieces reveal large open storage
perfect for toys to be brushed into
hiding.
GROWTH The entire space is designed
to be fun and you never outgrow
fun. The clubhouse and loft will be a
focus for these boys for years and the
media area will draw the family to
this space whether they are watching
their favorite animated movie or
newest adventure series. The adjoining
workroom provides the perfect arts and
crafts area with moving storage table
and will be well suited for homework
and science fair projects.
SAFETY The desire to climb, jump,
run, and swing is encouraged in this
great space and the attention to detail
ensures that they will be safe. From
the strong cargo netting enclosing
the upper level of the clubhouse to
the added care taken with the lumber
to ensure a soft clean feel without
splintering and the extra wide borders
in the flush mounted floor storage, this
space is designed to provide this family
with a fun and safe space.

A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style.
"The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals."
Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone.
Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square.
"We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks.
Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz.
"The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests."
Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions.
"Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting."
Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete.
At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone.
"I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget."

In Wynnewood, PA, we completed a comprehensive home renovation that transformed the entire property. Our services included installing a brand new kitchen with modern cabinets, countertops, and appliances, creating a functional and stylish culinary space. New flooring was laid throughout the home, updating it with durable and attractive materials. A new deck was built to enhance outdoor living and entertainment opportunities. Bathrooms were completely renovated with new fixtures and updated designs, improving both functionality and aesthetics. The entire interior received a fresh coat of paint, revitalizing the home's appearance. We also installed new stairs for improved accessibility and safety. Additionally, the basement was finished to provide additional living space, completing the transformation of this Wynnewood home into a modern and comfortable living environment.

Our client's dream renovation included an exterior upgrade with a Farmer's Porch and a Porch Swing. We renovated the 1st floor and kitchen as well but here, although the photos include a yard trying to grow grass, we accomplished the vision no?!

Our new project.
To implement it, we were invited by the company in San Francisco. We had a very difficult task to do.
The building in which we had to install sound-absorbing panels has a historical and architectural value, and the main thing was not to harm anything.
And at the moment the building is used by the federal government, so that the work had to be carried out quickly and quietly, not to disturb the employees working in the building.
We have carefully selected materials, so that the shade of color on the wall would be completely coincided with shade of the fabric set. In the choice, we stopped at a specially made for this purpose CLIPSO sound-absorbing fabric. This material is better than any other for this kind of work: 1) Clipso Sound Proof is specially designed for sound absorption. 2) This material is made of synthetic fabric impregnated with polyurethane, it is ready to cope with significant operational loads in public buildings. 3) The texture of the material looks like a canvas, which creates an additional atmosphere of comfort and harmony with every interior of the premises where we have installed it. In the base, behind the CLIPSO fabric, we have installed an additional layer of sound-absorbing material.
This combination has increased the sound absorption to a factor of 1.0 (100%). All premises in which the work was carried out was provided to us for 3 days. During this time, we had to remove all lights, grille ventilation systems, as well as safety sensors and fire extinguishing systems.
Then install the mounting profile in the places told by the architects,mount a layer of sound-absorbing material and sound-absorbing fabric CLIPSO. Then, it was necessary to put back all dismantled equipment.
With this task we coped.

This was the third house that we were involved in a Design/Build project for the owner over a period of 25 years. It represented the final stage in the life cycle of a home with five children to empty nesters and then to a home designed to accommodate their married children and grand children. Recognition of the aging process is shown with the addition of a safety grab bar and a skid free shower floor. We are proud to have created and delivered this transitional redesign and remodel all while keeping a small footprint for the in-law suite and not losing any of the original space.

The Glen Atkinson project was an exterior steel staircase also known as an outdoor stringer staircase. To add to the stair design, we chose to build pieces that support the treads a little more artistic so the gussets for the metal treads were shaped with a laser cutter. Additionally, the homeowners chose folded chequer point treads to prevent slipping and injury, a great added safety feature not a New Zealand building requirement.
The entire staircase had to be fully welded because it is outdoors, and in addition it was zinc sprayed and top coated for corrosion protection. This is similar to galenising the stairs but it is not as rough of a process and the owners won’t have to respray the staircase.
The stairs were designed for the top piece of the balustrade to be removable so that the homeowners could get larger items in and out of the top floor of their Auckland home. To achieve this, we made a bolt-able connection to the steel balustrade so they can unbolt that section of the balustrade. The handrail was also made a bit wider because the owners wanted a bigger grip.
