We gave this rather dated farmhouse some dramatic upgrades that brought together the feminine with the masculine, combining rustic wood with softer elements. In terms of style her tastes leaned toward traditional and elegant and his toward the rustic and outdoorsy. The result was the perfect fit for this family of 4 plus 2 dogs and their very special farmhouse in Ipswich, MA. Character details create a visual statement, showcasing the melding of both rustic and traditional elements without too much formality. The new master suite is one of the most potent examples of the blending of styles. The bath, with white carrara honed marble countertops and backsplash, beaded wainscoting, matching pale green vanities with make-up table offset by the black center cabinet expand function of the space exquisitely while the salvaged rustic beams create an eye-catching contrast that picks up on the earthy tones of the wood. The luxurious walk-in shower drenched in white carrara floor and wall tile replaced the obsolete Jacuzzi tub. Wardrobe care and organization is a joy in the massive walk-in closet complete with custom gliding library ladder to access the additional storage above. The space serves double duty as a peaceful laundry room complete with roll-out ironing center. The cozy reading nook now graces the bay-window-with-a-view and storage abounds with a surplus of built-ins including bookcases and in-home entertainment center. You can’t help but feel pampered the moment you step into this ensuite. The pantry, with its painted barn door, slate floor, custom shelving and black walnut countertop provide much needed storage designed to fit the family’s needs precisely, including a pull out bin for dog food. During this phase of the project, the powder room was relocated and treated to a reclaimed wood vanity with reclaimed white oak countertop along with custom vessel soapstone sink and wide board paneling. Design elements effectively married rustic and traditional styles and the home now has the character to match the country setting and the improved layout and storage the family so desperately needed. This 1950’s mid century ranch had good bones, but was not all that it could be - especially for a family of four. The entrance, bathrooms and mudroom lacked storage space and felt dark and dingy.
The main bathroom was transformed back to its original charm with modern updates by moving the tub underneath the window, adding in a double vanity and a built-in laundry hamper and shelves. Casework used satin nickel hardware, handmade tile, and a custom oak vanity with finger pulls instead of hardware to create a neutral, clean bathroom that is still inviting and relaxing.
The entry reflects this natural warmth with a custom built-in bench and subtle marbled wallpaper. The combined laundry, mudroom and boy's bath feature an extremely durable watery blue cement tile and more custom oak built-in pieces. Overall, this renovation created a more functional space with a neutral but warm palette and minimalistic details.

This growing family of six embarked on a first floor remodel of a 1910 farmhouse in Lewisville, Texas.
Kim Bailey Interiors designed the space to include a family-sized entertaining kitchen. Custom gray cabinets, quartz counter tops, white arabesque back splash, under-cabinet lighting, and upgraded appliances were just a few of the incredible additions to this space. Original features that were kept included the original hardwood flooring, the original windows, and the original pantry door that was reused for a new walk-in pantry behind the refrigerator. The over-sized custom designed island is flanked on one side with a custom built-in display cabinet to house family china and the other side has open shelving, a serving bar, and additional storage.

The Canterbury floor plan is a home with room to grow, with four bedrooms, a flex room on the main floor with a full bath, and a spacious loft area on the second floor. The main level offers a covered front entry, which leads into the dining room and open family room. The kitchen is open to the living spaces and features a breakfast island, butler's pantry, walk-in pantry, and separate breakfast area. An optional drop-zone can be placed off the garage entry. Upstairs, there are three spacious bedrooms surrounding the open loft area with additional storage closets. Bedrooms 2 and 3 also offer a Jack & Jill bath option, for a total of 4 full baths in the home. The Primary suite is a spacious retreat, with tray ceiling, dual vanity, commode closet, walk-in closet, and multiple tub and shower combinations.

Beyond the beautiful exterior, there is so much well-thought-out storage and function behind each and every cabinet door. The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs.
The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up.
Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine.
On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more.
The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more!
All and all this kitchen is as functional as it is beautiful!

Capped by a picturesque double chimney and distinguished by its distinctive roof lines and patterned brick, stone and siding, Rookwood draws inspiration from Tudor and Shingle styles, two of the world’s most enduring architectural forms. Popular from about 1890 through 1940, Tudor is characterized by steeply pitched roofs, massive chimneys, tall narrow casement windows and decorative half-timbering. Shingle’s hallmarks include shingled walls, an asymmetrical façade, intersecting cross gables and extensive porches. A masterpiece of wood and stone, there is nothing ordinary about Rookwood, which combines the best of both worlds.
Once inside the foyer, the 3,500-square foot main level opens with a 27-foot central living room with natural fireplace. Nearby is a large kitchen featuring an extended island, hearth room and butler’s pantry with an adjacent formal dining space near the front of the house. Also featured is a sun room and spacious study, both perfect for relaxing, as well as two nearby garages that add up to almost 1,500 square foot of space. A large master suite with bath and walk-in closet which dominates the 2,700-square foot second level which also includes three additional family bedrooms, a convenient laundry and a flexible 580-square-foot bonus space. Downstairs, the lower level boasts approximately 1,000 more square feet of finished space, including a recreation room, guest suite and additional storage.

This oversized mudroom leads directly to the custom built stairs leading to the second floor. It features six enclosed lockers for storage and has additional open storage on both the top and bottom. This room was completed using an area rug to add texture. The adjacent wall features a custom refinished church pew with a bright vivid pop of color to break up the neutrals. Above the seating is a large gallery wall perfect for showcasing all of those family portraits.
