Our clients needed more space for their family to eat, sleep, play and grow. Expansive views of backyard activities, a larger kitchen, and an open floor plan was important for our clients in their desire for a more comfortable and functional home. To expand the space and create an open floor plan, we moved the kitchen to the back of the house and created an addition that includes the kitchen, dining area, and living area. A mudroom was created in the existing kitchen footprint. On the second floor, the addition made way for a true master suite with a new bathroom and walk-in closet.

ADDITION & ALTERATION TO DUTCH COLONIAL HOME: Preserving the character of this Dutch Colonial Home while expanding the living space was the key to the success of this design. A great room and eat in kitchen were added at the rear. A wrap around front porch was added to give the home curb appeal without sacrificing the original design.

Inspiration for a transitional kitchen remodel in Chicago

This Bent Creek renovation and addition gave the existing 1920s home a spacious interior and modern design while still maintaining its original character. The homeowners enjoy hosting large gatherings, but the narrow footprint and small spaces created a lot of congestion inside. To alleviate this problem, the homeowners wanted to expand the cramped kitchen and living spaces, but a huge oak tree sat only 5 feet from the kitchen window. The tree holds great sentimental value to the owners, so sacrificing the tree was out of the question, and locating the kitchen expansion elsewhere was not financially feasible. As a compromise, a large portion of the house adjacent to the kitchen was demolished, and most of the kitchen function was expanded in this direction. We expanded this 1974 home from 1,200 square feet to 1,600 square feet with a new front addition and large kitchen remodel! This home was in near-original condition, with dark wood doors & trim, carpet, small windows, a cramped entry, and a tiny kitchen and dining space. The homeowners came to our design-build team seeking to increase their kitchen and living space and update the home's style with durable new finishes. "We're hard on our home!", our clients reminded us during the design phase of the project. The highlight of this project is the entirely remodeled kitchen, which rests in the combined footprint of the original small kitchen and the dining room. The crisp blue and white cabinetry is balanced against the warmth of the wide plank hardwood flooring, custom-milled wood trim, and new wood ceiling beam. This family now has space to gather around the large island, designed to have a useful function on each side. The entertaining sides of the island host bar seating and a wine refrigerator and built-in bottle storage. The cooking and prep sides of the island include a bookshelf for cookbooks --perfectly within reach of the gas cooktop and double ovens-- and a microwave drawer across from the refrigerator; only a step away to reheat meals.

A classic West Side loft in Hell’s Kitchen, Gallery’s main task was to renovate the large kitchen. The clients like to entertain, so in addition to remodeling the aesthetic, we expanded the footprint of the island and built an entirely new bar at the opposite end of the kitchen. Some design choices are a natural fit for the space. In this case, that meant leaning into the industrial vibe of the exposed concrete while bringing in some character with the material choices. INDUSTRIAL CHIC With an industrial aesthetic in mind, gray was a natural color choice for the fully custom Miralis cabinets. The backsplash was designed in a subway brick pattern, but rather than the typical porcelain or marble, a clay tile in a white matte tone resembling cement was chosen to further coordinate with the exposed concrete. Stacked cabinets were installed to accommodate the tall loft ceilings. For contrast, we incorporated glass front cabinetry with lighting in some areas. The resulting marriage of concrete, glass, and wood is well-matched for an industrial chic loft kitchen. Further highlighting the homeowners’ love of entertaining, we also built an entirely custom bar at one end of the space, featuring open shelving in contrasting wood tones with underlighting and a custom mirrored backsplash for an authentic bar feel. ADVENTURES IN APPROACHING COLUMNS Loft renovations tend to come with two common needs: how to fill all that space tastefully and how to work with those ever present columns. In the case of this loft kitchen renovation, it suited the industrial aesthetic not to wrap the concrete column as one typically would, but rather to leave it exposed, accentuating the raw character of the space. Partially as a result, the island expanded too, creating more room for functional additions such as a built-in microwave, wine fridge, and more open shelving to match the bar, outlined with a countertop overhang to optimize counter space and chair storage. ANCHORED IN SYMMETRY With a loft space as unusually large as this one, an ideal design strategy, especially when high ceilings are involved, is to anchor the kitchen on opposing sides. Here, one side is anchored by a large floor-to-ceiling pantry, while the other is anchored by the counter-depth fridge with cabinetry above. The connecting element is the counter space in the middle, resulting in the visual impact of a long kitchen run within the open floor plan of a loft. 2013 NARI CAPITAL COTY, GRAND AWARD WINNER, RESIDENTIAL ADDITION UNDER $100,000 The homeowner purchased this Falls Church rambler in 1983. Built near the end of World War II, it had a very tight floor plan, including a 6’ x 12’ galley kitchen and a 6’ x 9’ dining room. After living in it for nearly 30 years without doing a significant remodel, he decided it was time to expand the entire first floor and include a gourmet kitchen. The first step was to remove the back load bearing wall and to add a 12’ x 24’ addition. The old galley kitchen was then combined with the old dining room to create a spacious, more comfortable dining room. The addition would contain the new kitchen and a den. A key focal point of the new kitchen is a large island that seats three and lets the owner, a culinary chef, entertain guests while he cooks. Light-colored custom wood cabinets with dark granite countertops are complemented by professional-quality stainless steel appliances and a stunning stainless steel backsplash. Additionally, the kitchen is open to the new den area, giving breadth to the overall floor plan. Amenities of the addition include a 12-foot vaulted ceiling, surround sound, recess lights, palladium windows and a large bay window below the kitchen sink. The new design really lets in a lot of natural light. And because the addition is built to modern insulating standards, the addition is much warmer than the rest of the house. The end result of the project is a renovation that offers a seamless connection between the new addition and the old home, inside and out. Plus, the homeowner has his dream kitchen to serve his family and friends gourmet meals.

Our objective in this home remodeling project was to transform our clients’ newly purchased Studio City cape cod style house into an aesthetically beautiful yet functional residence, that they could use for everyday living as well as entertaining friends and family. Our clients loved the original exterior design but wanted an almost entirely changed interior and backyard. We worked with them through the initial stages of design and material selection to ensure that we understand their vision. We integrated elements of contemporary and farmhouse designs throughout the interior. We created an open floor plan with a lot of natural light making a spacious, bright and connected space. We did this through some structural changes and the addition of glass sliding doors and windows. The open floor plan combined with the fully remodeled kitchen and bathrooms, new flooring, plenty of recessed lighting, and many other details managed to literally amaze our clients. We also created a master suite by expanding the master bathroom and constructing a walk-in closet. A new bathroom addition as well as a new pool house along with a new pool and spa were the other parts of this home remodeling project. The new pool and pool house along with a simple yet beautiful landscaping gave the backyard a whole new look. The roof, the HVAC system as well as all doors and windows were replaced. The garage was remodeled and the door replaced. This was a truly beautiful home remodeling at its best by Ava Homes.

2011 NARI CAPITAL COTY GRAND AWARD WINNER A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to an office/mudroom area. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps. New French doors lead to a brick patio. The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between the kitchen and existing family room, the first floor now has total open floor plan. The fireplace in existing family room was converted to gas. The new kitchen design touts new appliances and a beautiful large furniture style island that is the focal point of the space. The island is made from cherry cabinetry stained in espresso and topped with a multi-color exotic granite counter. The wrap-around natural stained cherry cabinets around the perimeter include the display cabinets and bench seat in the dining room. A tumbled marble backsplash, wide plank mahogany floors and stainless steel appliances complete this gourmet kitchen. The screen porch is done with Trex decking and the cathedral ceiling is covered in beaded panels . The corner gas fireplace surround is Ledgestone. The new addition has given this family a place to gather and relax for years to come.
