Cozy and Colorful Beach House Remodel! When you think funky little house by the beach – images like what you are about to see may not be what you would have anticipated. This furnishings project aimed to capture a colorful, fun, active space for a family who wanted to feel at home .Thus, creating casual and comfortable but not boring in the least. A little traveled, a lot of texture, and not much clutter! From the start, the space was not much to write home about! The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures. We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also! A Colorful, Cozy Living Room We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this! Can’t forget the bedrooms! Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

2018 HNA Awards Honorable Mention - Concrete Paver - Commercial (size less than 15,000 sf) Contractor: UCC Group, Inc. Producer: Oldcastle Coastal Designer: Dix-Hite + Partners The interior courtyard, outdoor sidewalks and entry to parking garage were designed using the Oldcastle Moduline Series. Six different shapes were used with three colors for each shape and one shape used a fourth color. Additionally, Hexagon pavers in two colors used on front walkway. This brings the total to 21 different items used on this project in downtown Orlando.

An extension of the old footprint allowed an incredible addition to this U-shaped kitchen. It opened up to allow a better flow & more symmetrical sink window-- not to mention 2 islands. The unique angled wall was the perfect place for the beverage center. What an incredible remodel project.

The original space was tired, dark and disorganized. A peninsula separated the kitchen from the breakfast area and the adjacent sunroom was only accessed via a single door. The back pantry was poorly designed and there was no logic to the kitchen’s work space. The first step in this stunning transformation involved replacing the original peninsula with a large central island. Built using espresso stained furniture-quality cabinets with icon legs, open bottoms and exotic dark granite countertops, all kitchen traffic now flows around the island. The outside wall of the kitchen, featuring a 48” Thermador range, stainless steel range hood and glass tile backsplash, is the focal point of the new space. A stainless steel farm-style sink sits beneath one of two large windows that provide lots of natural light into the room. To the right, sits a 48” Sub Zero refrigerator/freezer. The wall adjacent to the family room was never used properly. Now it is home to two tall pantries, double ovens and a microwave. Creative pass through arches let the homeowner attend to guests while preparing food in the kitchen. The butler area adjacent to the dining room is filled with glass front cabinetry and additional cabinetry for extra storage. The kitchen is now part of an open concept design flowing from kitchen to dining room to sun room. By replacing a bearing wall with a structural header, traffic can flow from one room to the next making it brighter and more conducive to entertaining. More spacious than ever, this new kitchen is the hub of the home for this couple who love to cook and entertain.

Lather • Rinse • Repeat! The master bathroom won the Honorable Mention award for Best Bath in the 2016 Lancaster-Lebanon Parade of Homes. It has a separate toilet room for additional privacy. The walls and ceiling are painted in Sherwin Williams Morris Room Grey with a flat finish (SW0037). The trim is painted in Sherwin Williams Shell White, Painters Edge Gloss (PE2100051).

Most of our projects are completed in residential areas ranging from rural to suburban, but we occasionally have an opportunity to do work in the heart of a metropolitan space. This project represents one such opportunity. Sunspace Design was tasked with the construction of a gorgeous, private greenhouse in the center of Boston’s historic Beacon Hill neighborhood, and we’re thrilled to show you the results. The project required the introduction of a brick greenhouse foundation and granite cap. The structure was framed on top of this in black, powder-coated aluminum, and eventually outfitted with large glass panes. An additional ridge crest gives the Victorian structure provides an amazing silhouette. A number of great features warrant mentioning. The project includes motorized, thermostatically controlled ridge vents and a full HVAC split system to ensure top thermal performance. The client’s ease of operation was also addressed via the installation of remote controlled shades. Smoked privacy glass in the rear of the structure offers some solitude, and a mirage window wall with accordion doors at the front of the structure blend beauty and functionality.

Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Her family moved in August of ’18, and in less than a year, she’s already completed a number of remodel projects including additions to the master bedroom and 2-bedroom + bath “kids’ wing.” She’s opened walls from the kitchen to the living and dining rooms creating a massive open floor plan and refinished all the original hardwood floors. After seeing her beautifully furnished space and hearing her listing everything she’s done to get her house the way it looks today, I had so many exciting ideas to help her add the finishing touches she was needing and to give her the look she was going for. Referencing her inspiration pics saved to Houzz and Pinterest, the first item on the list was to add window treatments. These were presented in a soft, crisp white fabric which maintains the brightness for each room, diffusing the sunlight throughout, keeping each space light and airy. The simple functional panels give her the privacy she wanted from all the passersby walking the park, which are lined to help regulate the temperature differences she needed. The hardware for these panels is something to mention –simple, modern, matte black rods and brackets, highlighted with acrylic finials and gold rings. This combination is an exclamation point showcasing what custom window treatments can really do for a room. The main dining room window boasts a striking contrast of rich black wide leather tape, drawing your eye right to the beautiful picture window, which in and of itself is a perfect accent to this space. From there, adding the right wall hangings and artwork, task lighting, accessories, and accents layered throughout, mixing lots of textures, metal finishes, and varying shades of color synchronizes one room to the next buttoning up the entire design concept she was striving to achieve.

Continuing from last week’s theme…sliding doors can be a great addition to your kitchen or pantry. The main features being the increase in flow and the decrease in clutter in the kitchen. An open cabinet door protruding into your space is always cumbersome. Sliding doors can save valuable space and increase flow in high traffic areas. Not to mention that they are right on trend! Sliding doors can also be used to create a work station with a counter top and extra storage above and below. Food prep and frequently working appliances can be hidden away with the push of a door. Unexpected guests…no problem…with sliding doors a tidy kitchen is always just a slide away!

TER won an honorary mention as a part of the YAC’s Calamity Atelier Competition, in addition to the prestigious A' Design Award for Interior Space & Exhibition Design 2019-2020. The Calamity Atelier competition was based in the art forest of Arte Sella in northern Italy that was in recent years destroyed by a storm. The focus was to bring back life to the forest through the design of a number of spaces. Design concept description: Stability is a universal value one seeks to reach in their lifetime. Given the recent events that shook the core of Art Sella, the basis of its recovery should be in the form of a stable foundation. The design concept of TER, Malga Costa’s new restaurant expansion, derives from 3 main ideas: 1. What does a “stable” space feel like? Psychologically and physically. 2. The connection between the forest land and the food that is served at the restaurant. 3. How to integrate this space harmoniously into the forest in a way in which it will live cohesively with the neighboring artwork, nature, and people. The idea of stability is translated through mass, shape, and materials. Different from most of the forest’s artwork, TER looks like a massive boulder rearing in the forest. The stone exterior makes up the majority of the interior as well, acting as its base material. With the materials, there is a clear balance of old and new. The old acts as the foundation and pays homage to the area’s roots whereas the new alludes to a burgeoning future. Together, they play a game of layering and develop throughout the space. The connection between the land and the food comes through the method of cooking in the restaurant- which is campfire cooking. In the center of the plan, there is an open outdoor space that is used to cook foods on an open fire. The plan is designed in a circular motion around the open space in order to fully commit to this concept. Everyone in the four areas of the restaurant can view and enjoy the chefs at work, creating a seemingly interactive dining experience. The restaurant blends into its surroundings by acting as another rock in the landscape. It is differentiated by the smoke arising from its center, which creates a sense of allure and intrigue. It’s a sight that draws people in toward the center – reestablishing the core essence of Art Sella.
