This kitchen was beautifully transformed into a Modern Rustic masterpiece. We were honored to have a part in the design and installation of the cabinets and countertop as well as being the general contractor for the project. The homeowners, Mr. Scott & Ms. Rauhofer are not new to architecture and home design. Their home had previously won an architectural award for its construction and design. Mr. Scott & Ms. Rauhofer utilized the expertise of many different artists and contractors on this project. Our designer, Tracy West, worked with them on the design of their new kitchen. They did have a separate contractor who took care of the rough-in work (wall removal, refinishing the floors, electrical, and plumbing) as well as configuring the installation of the unique 3Form Lightbox above the sink. Julie Gabrielli with Gabrielli Design Studio masterfully designed the above-mentioned lightbox, which was then installed by Baltic Custom Construction (additional contractor). Ken Girardini with Girardini Design artfully designed and constructed many metal artwork pieces to showcase in the space. The original space was tired, dark and disorganized. A peninsula separated the kitchen from the breakfast area and the adjacent sunroom was only accessed via a single door. The back pantry was poorly designed and there was no logic to the kitchen’s work space. The first step in this stunning transformation involved replacing the original peninsula with a large central island. Built using espresso stained furniture-quality cabinets with icon legs, open bottoms and exotic dark granite countertops, all kitchen traffic now flows around the island. The outside wall of the kitchen, featuring a 48” Thermador range, stainless steel range hood and glass tile backsplash, is the focal point of the new space. A stainless steel farm-style sink sits beneath one of two large windows that provide lots of natural light into the room. To the right, sits a 48” Sub Zero refrigerator/freezer. The wall adjacent to the family room was never used properly. Now it is home to two tall pantries, double ovens and a microwave. Creative pass through arches let the homeowner attend to guests while preparing food in the kitchen. Cozy and Colorful Beach House Remodel! When you think funky little house by the beach – images like what you are about to see may not be what you would have anticipated. This furnishings project aimed to capture a colorful, fun, active space for a family who wanted to feel at home .Thus, creating casual and comfortable but not boring in the least. A little traveled, a lot of texture, and not much clutter! From the start, the space was not much to write home about! The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures. We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also! A Colorful, Cozy Living Room We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this! Can’t forget the bedrooms! Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

Project: Hamilton Street – New Westminster About this Project The snow had melted, and our past clients were ready to have us back! This time, to transform their kitchen from its cookie cutter aesthetic to a space that was sophisticated and timeless. Kitchen: The previous kitchen had a layout that worked well but was in serious need of a makeover. The visual focus in this renovation is the harmony of the materials used; how the cool and warm tones come together to create this inviting space. The backsplash adds a sense of personality along with the carefully placed open shelving in both the upper cabinets and island. Working around the existing sprinklers was one of the obstacles we faced while designing this kitchen. At the fridge, we worked around this by setting back the upper cabinets and creating a landing space above the fridge. One of our favourite things about this kitchen is the use of interior organization. These custom additions make for a well equipped and organized kitchen. Special Mentions: The black plumbing fixtures by Riobel and sink by Blanco offer some contrast against the white countertops and backsplash. We jazzed up the old fireplace mantle and surround by using White Oak for the mantle and tile from Julian Tile.

Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. StoneGate NC Rear of house was removed and replaced with the two story wall of windows for a brighter, more contemporary look, not to mention adding expansive views of the lagoon and boats that pass by. The pool deck was tiled with leftover and broken/damaged pieces of travertine set in a mosaic pattern (not yet grouted) for a unique look without having to purchase any additional materials (much of the stone purchased for house arrived damaged and supplier would not replace so we came up with this idea as a way to recoup the loss).

This bedroom was designed to accommodate a teenager boy who will be pursuing in the music industry. We took in consideration the need to have a additional queen size bed for guests. This space can be used for gatherings to listen him playing tracks or just to have friends over to play video game. The use of this space is endless! The rare picture of Basquiat in the desk area and a very interesting table lamp, vintage, and made of clay welcomes everyone who walks in, without forget to mentioned, we incorporated the hall entrance with the rest of the room, adding the ceiling pendant that reflects an abstract interesting pattern in the ceiling, making even more artsy and fun!

COMPLETION | 2018 PHOTOGRAPHER | Chalermwat Wongchompoo CONTRACTOR | Legend Construction Group A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

These were presented in a soft, crisp white fabric which maintains the brightness for each room, diffusing the sunlight throughout, keeping each space light and airy. The simple functional panels give her the privacy she wanted from all the passersby walking the park, which are lined to help regulate the temperature differences she needed. The hardware for these panels is something to mention –simple, modern, matte black rods and brackets, highlighted with acrylic finials and gold rings. This combination is an exclamation point showcasing what custom window treatments can really do for a room. The main dining room window boasts a striking contrast of rich black wide leather tape, drawing your eye right to the beautiful picture window, which in and of itself is a perfect accent to this space. From there, adding the right wall hangings and artwork, task lighting, accessories, and accents layered throughout, mixing lots of textures, metal finishes, and varying shades of color synchronizes one room to the next buttoning up the entire design concept she was striving to achieve.
