These photographs below are of a Slate Tiled Kitchen floor taken at a customer’s house in Henley-on-Thames which, as its name suggests, sits alongside the River Thames in Oxfordshire. My client’s Slate kitchen floor had recently been cleaned with unsuitable cleaning products which I suspect impacted the sealer leaving it looking dull. Sealers really to improve the look of a stone floor so unsurprisingly once the sealer had been damaged my client had been unable to find a cleaning product that could have any kind of positive effect on the tiles. It’s fairly well known that many supermarket quality cleaners are only really designed for use on Ceramic or Porcelain tiled floors as they contain acids which strip away at sealers and acid sensitive stone floors, leaving the stone beneath vulnerable. So your select a cleaning product for your floor always read the small print on the back of the label and make sure you avoid anything that mentions not for use on acid sensitive stone; belter still Tile Doctor have a number of products for cleaning tiled floors including Neutral Cleaner and Stone Soap. To clean the floor and remove any remaining sealer I first made a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner and then spread this over the floor, leaving it to dwell. This allows the cleaner to seep into the slate and get underneath, breakdown sealers and start to lift out ingrained dirt. Following a dwelling period of roughly ten minutes, I agitated the floor periodically with a rotary machine fitted with a black scrubbing pad and scrubbed along the grout lines with a stiff grout brush. I then used a wet vacuum to extract the resultant slurry away and then followed up by rinsing the floor with clean water, and once again vacuumed up the residue. Any stubborn areas were retreated until I was happy with the floor and then I left the floor to dry off completely overnight, in preparation for sealing the following day. Upon my return to the house the following day, I ran some damp tests on different parts of the floor to check for any excess moisture which could potentially damage the performance of the sealer. Once I was satisfied that the floor was completely dry, I proceeded to seal the tiles using Tile Doctor Seal & Go. This will provide a robust surface seal for the future, along with an aesthetically pleasing low-sheen finish. This sealer works particularly well on Slate tiles and, being a water-based sealant, additionally Seal & Go does not emit an unpleasant smell as it dries. Slate is quite a porous stone so I applied six coats of seal to provide long-lasting protection. Barry Woodward Oxfordshire Tile Doctor

This kitchen was beautifully transformed into a Modern Rustic masterpiece. We were honored to have a part in the design and installation of the cabinets and countertop as well as being the general contractor for the project. The homeowners, Mr. Scott & Ms. Rauhofer are not new to architecture and home design. Their home had previously won an architectural award for its construction and design. Mr. Scott & Ms. Rauhofer utilized the expertise of many different artists and contractors on this project. Our designer, Tracy West, worked with them on the design of their new kitchen. They did have a separate contractor who took care of the rough-in work (wall removal, refinishing the floors, electrical, and plumbing) as well as configuring the installation of the unique 3Form Lightbox above the sink. Julie Gabrielli with Gabrielli Design Studio masterfully designed the above-mentioned lightbox, which was then installed by Baltic Custom Construction (additional contractor). Ken Girardini with Girardini Design artfully designed and constructed many metal artwork pieces to showcase in the space. Ken also beautifully crafted the distinctive cabinet hardware pieces seen throughout. This stunning kitchen was incredibly well thought out and planned, using the many talents of some local artists and craftsmen to truly showcase what is possible to create a beautiful space within the home. Blau-Thompson Residence This Civil War era, 1680-square-foot three-story row house is located in the Italian Market section of Philadelphia. The BluPath Design principals and their young child were the clients. The project goal was to upgrade a traditional housing type to meet a contemporary lifestyle, applying both sustainable criteria and clean, modern yet sensual aesthetics. The challenge of the property (only 830 square feet in lot size) was to create a design that was small, but smart. The structure formerly housed a luncheonette with two apartments above. The interior was gutted and renovated into a single family home. The construction of a small rear addition added a new kitchen on the first floor and new bathrooms on the second and third levels. The east-west orientation of the home was ideal for the roof-mounted solar collectors, which were installed to provide domestic hot water and supplement the new radiant floor heating system. Exterior sensors improve the efficiency of the heating system's response to fluctuations in outside temperature. A new white-coated, rubber membrane roof reduced the structure's heat gain by 20 percent. A water catch system collects rainwater and air conditioner condensation to water the home's small rear garden. Large windows and skylights bring light deep into the row house and reduce the use of light fixtures. The rear yard garden features ipe decking (a dense, water-repellent hardwood) on permeable compacted gravel to minimize storm water runoff. BluPath Design’s principals used the project to demonstrate how sustainability can be integrated with beauty and function, with sensual materials and colors, well-proportioned and light-filled rooms, economic use of space, and thoughtful details. Cherry flooring and custom stairs complement the Indian slate tile in the kitchen and bathrooms. The kitchen features custom walnut cabinets with blue granite counters and backsplashes. The first floor dining area is illuminated by a BluPath-designed fiber-optic chandelier. Ipe hardwood is also used for the master bath tub-surround and shower floor. Sliding frosted glass panels separating the master bath from other living areas allows light from the corner windows to naturally illuminate the adjacent room. Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Cozy and Colorful Beach House Remodel! When you think funky little house by the beach – images like what you are about to see may not be what you would have anticipated. This furnishings project aimed to capture a colorful, fun, active space for a family who wanted to feel at home .Thus, creating casual and comfortable but not boring in the least. A little traveled, a lot of texture, and not much clutter! From the start, the space was not much to write home about! The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures. We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also! A Colorful, Cozy Living Room We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this! Can’t forget the bedrooms! Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

One of the biggest investments you can make in your home is in your kitchen. Now with the Revive model, you don’t have to break the bank to get an updated kitchen with new finishes and a whole new look! This powder blue kitchen we are sharing today is a classic example of such a space! The kitchen had a great layout, the cabinets had good bones, and all it needed were some simple updates. To learn more about what we did, continue reading below! Cabinets As previously mentioned, the kitchen cabinetry already had great bones. So, in this case, we were able to refinish them to a painted cream on the perimeter. As for the island, we created a new design where new cabinetry was installed. New cabinets are from WWWoods Shiloh, with a raised panel door style, and a custom painted finish for these powder blue cabinets. Countertops The existing kitchen countertops were able to remain because they were already in great condition. Plus, it matched the new finishes perfectly. This is a classic case of “don’t fix it if it ain’t broke”! Backsplash For the backsplash, we kept it simple with subway tile but played around with different sizes, colors, and patterns. The main backsplash tile is a Daltile Modern Dimensions, in a 4.5×8.5 size, in the color Elemental Tan, and installed in a brick-lay formation. The splash over the cooktop is a Daltile Rittenhouse Square, in a 3×6 size, in the color Arctic White, and installed in a herringbone pattern. Fixtures and Finishes The plumbing fixtures we planned to reuse from the start since they were in great condition. In addition, the oil-rubbed bronze finish went perfectly with the new finishes of the kitchen. We did, however, install new hardware because the original kitchen did not have any. So, from Amerock we selected Muholland pulls which were installed on all the doors and drawers.

Not every project fits neatly into one of the previously mentioned categories, and we pride ourselves on having the flexibility to tailor a solution to your particular design challenges. This particular client was interested in creating a family space featuring an exterior element: a large deck and hot tub. The challenge was to provide screening for the deck and hot tub in a neighborhood setting and at the same time provide the high levels of natural light desired for the interior space. To accomplish this, Sunspace utilized an open ceiling concept so as to provide a large glass area high above the floor. The introduction of this ceiling flooded light into the space and ensured that the privacy hot tub screening constructed around the deck would not negatively impact the interior light levels. By working closely with the client at every step of the process, Sunspace achieved a design that worked well with the existing architecture of the home. Through careful planning and talented execution, we achieved a lovely transition to and from this beautiful and functional space. The client was left with a room to be used by the family all year, and a great environment for relaxing in the outdoors.

Project: Hamilton Street – New Westminster About this Project The snow had melted, and our past clients were ready to have us back! This time, to transform their kitchen from its cookie cutter aesthetic to a space that was sophisticated and timeless. Kitchen: The previous kitchen had a layout that worked well but was in serious need of a makeover. The visual focus in this renovation is the harmony of the materials used; how the cool and warm tones come together to create this inviting space. The backsplash adds a sense of personality along with the carefully placed open shelving in both the upper cabinets and island. Working around the existing sprinklers was one of the obstacles we faced while designing this kitchen. At the fridge, we worked around this by setting back the upper cabinets and creating a landing space above the fridge. One of our favourite things about this kitchen is the use of interior organization. These custom additions make for a well equipped and organized kitchen. Special Mentions: The black plumbing fixtures by Riobel and sink by Blanco offer some contrast against the white countertops and backsplash. We jazzed up the old fireplace mantle and surround by using White Oak for the mantle and tile from Julian Tile.

COMPLETION | 2018 PHOTOGRAPHER | Chalermwat Wongchompoo CONTRACTOR | Legend Construction Group A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

This lovely craftsman style home provided the perfect blank slate for us to elevate with our clients' personalities. On the "must haves" list was add color, make it approachable and cozy, and keep the sunshine pouring in. The front rooms open to each other, so creating a flow connecting the spaces was important - however, giving each space its own twist was priority. We selected a bold red paint on the exterior of the front door and a classic, chevron-patterned, textured grasscloth for the Entry to set the stage. Lighting and furnishings were layered in for added pops of color and functionality. The Living Room furnishings were selected to maximize seating and relaxation. We delivered on color with the addition of an uber comfy, lime green swivel chair and placed it bordering the Living Room and Dining Room so one could join both conversations. The Dining Room walls were painted a moody blue to create a backdrop for chic dinner parties and record listening sessions. Reupholstered vintage dining chairs brought their own stories to the table while a custom made buffet stores oodles of board games and records. Custom window treatments in both spaces added the necessary privacy while allowing the sun to shine through and create the perfect sunny spots for their sweet dog to nap. Adding in artwork provided the fun punctuations in these two areas. When my client mentioned that she loves to sit out on the deck with a cup of tea and listen to the birds sing, my first thought was - let's have them join you inside! We reimagined the Breakfast Nook seating and created a custom banquette to perch on amongst the sweetest bird themed wallpaper. The Breakfast Nook's color palette of olive green and saturated orange paired with the lovely natural light is calming and perfectly reflective of our client's disposition.

This kitchen was beautifully transformed into a Modern Rustic masterpiece. We were honored to have a part in the design and installation of the cabinets and countertop as well as being the general contractor for the project. The homeowners, Mr. Scott & Ms. Rauhofer are not new to architecture and home design. Their home had previously won an architectural award for its construction and design. Mr. Scott & Ms. Rauhofer utilized the expertise of many different artists and contractors on this project. Our designer, Tracy West, worked with them on the design of their new kitchen. They did have a separate contractor who took care of the rough-in work (wall removal, refinishing the floors, electrical, and plumbing) as well as configuring the installation of the unique 3Form Lightbox above the sink. Julie Gabrielli with Gabrielli Design Studio masterfully designed the above-mentioned lightbox, which was then installed by Baltic Custom Construction (additional contractor). Ken Girardini with Girardini Design artfully designed and constructed many metal artwork pieces to showcase in the space. Ken also beautifully crafted the distinctive cabinet hardware pieces seen throughout. This stunning kitchen was incredibly well thought out and planned, using the many talents of some local artists and craftsmen to truly showcase what is possible to create a beautiful space within the home.
