This remodel addressed issues including peeling vinyl flooring, outdated fixtures, and safety hazards due to deferred maintenance. Challenges included: sourcing budget-sensitive materials with a high-end feel; slip-resistant hexagon floor tiles; a new pedestal sink; a water-saving toilet; and a larger medicine cabinet, while correcting code violations. Universal Design created an open floor plan, low-maintenance finishes, zero-threshold entries into the bathroom and shower, in addition to highly-contrasting materials, grab bars with blocking, accessible towel bars for user convenience, and dimmable lighting with anti-glare trim. We combined modern materials for a noir style and universal functionality for our aging-in-place clients and their forever home.

From Attic to Awesome Many of the classic Tudor homes in Minneapolis are defined as 1 ½ stories. The ½ story is actually an attic; a space just below the roof and with a rough floor often used for storage and little more. The owners were looking to turn their attic into about 900 sq. ft. of functional living/bedroom space with a big bath, perfect for hosting overnight guests. This was a challenging project, considering the plan called for raising the roof and adding two large shed dormers. A structural engineer was consulted, and the appropriate construction measures were taken to address the support necessary from below, passing the required stringent building codes. The remodeling project took about four months and began with reframing many of the roof support elements and adding closed cell spray foam insulation throughout to make the space warm and watertight during cold Minnesota winters, as well as cool in the summer. You enter the room using a stairway enclosed with a white railing that offers a feeling of openness while providing a high degree of safety. A short hallway leading to the living area features white cabinets with shaker style flat panel doors – a design element repeated in the bath. Four pairs of South facing windows above the cabinets let in lots of South sunlight all year long. The 130 sq. ft. bath features soaking tub and open shower room with floor-to-ceiling 2-inch porcelain tiling. The custom heated floor and one wall is constructed using beautiful natural stone. The shower room floor is also the shower’s drain, giving this room an open feeling while providing the ultimate functionality. The other half of the bath consists of a toilet and pedestal sink flanked by two white shaker style cabinets with Granite countertops. A big skylight over the tub and another north facing window brightens this room and highlights the tiling with a shade of green that’s pleasing to the eye. The rest of the remodeling project is simply a large open living/bedroom space. Perhaps the most interesting feature of the room is the way the roof ties into the ceiling at many angles – a necessity because of the way the home was originally constructed. The before and after photos show how the construction method included the maximum amount of interior space, leaving the room without the “cramped” feeling too often associated with this kind of remodeling project. Another big feature of this space can be found in the use of skylights. A total of six skylights – in addition to eight South-facing windows – make this area warm and bright during the many months of winter when sunlight in Minnesota comes at a premium. The main living area offers several flexible design options, with space that can be used with bedroom and/or living room furniture with cozy areas for reading and entertainment. Recessed lighting on dimmers throughout the space balances daylight with room light for just the right atmosphere. The space is now ready for decorating with original artwork and furnishings. This classic Portland bungalow in the highly desirable Irvington neighborhood has been in the family for generations and lovingly cared for and updated throughout the years. It was now the main floor’s primary bathroom that needed to be addressed. A tight footprint made for some space planning challenges, but what we love so much about this project is that it demonstrates that so much can be done with a small space! Designing a shallower than typical vanity allowed us to extend the cabinetry and countertop as far as the door swing into the room would allow, adding much needed storage to the room. A narrow undermount sink combined with wall mount faucet ensures the vanity remains extremely functional. A tower cabinet at the end frames the sink and mirror, bringing an appreciated moment of symmetry while providing space for electric bathroom products and so much more. Where a two sided tub/shower once lived, now a walk in shower framed in glass makes the space feel, and live, significantly larger than its modest square footage. The use of glass on only the long side, and pony wall with glass above on the short end, visually expands the space allowing the eye to move freely around the room while still providing privacy at the toilet. Marmoleum flooring makes for easy cleaning while mosaic tile on the shower floor ensures traction in the wet environment. A classic penny tile accent around the shower walls, combined with the tile wainscot around the room speak to the classic architecture of the home. The bright and fresh palette is at once lively and calming, youthful and sophisticated, current and timeless!

The Renewed Space Design Solutions: - A functional island: The peninsula was replaced with a large island that provides continuous countertop space for prepping and serving. The island also features seating for four people, creating a central hub for informal meals and activities. - Streamlined cooktop wall: The soffits were removed, and the upper cabinets on the cooktop wall were eliminated to create a more open, streamlined design. A custom oversized hood became the focal point of the wall, with the blower unit offset inside it to align with the cooktop while maintaining exterior visual symmetry. - Concealed refrigeration: Two column refrigerators and one freezer were integrated into the cabinetry, concealing them behind wood paneling that blends seamlessly with the overall design. - Warm black cabinetry: The black cabinetry was crafted from hickory with a visible grain, softening its appearance and adding warmth. The grain detail gives the cabinetry a rich, textured look that avoids feeling stark or overpowering. - Additional lighting: In the dining area, recessed can lights were added during an additional installation phase to supplement the gorgeous decorative fixture’s dim output. The new lighting plan creates a layered effect, combining functional task lighting with softer ambient lighting. - Simplified cabinetry details: Slab drawer fronts were used on the upper drawers, while five-piece shaker fronts (with slightly less prominent rail and stile pieces) were reserved for the middle and lower drawers. This approach simplified the overall look while maintaining the craftsman-inspired aesthetic. - Slab backsplash priority: The slab backsplash was prioritized by making thoughtful adjustments elsewhere, like opting not to extend cabinetry to the ceiling, which also helped visually prioritize the gorgeous slab backsplash. This decision also enhanced the kitchen’s furniture-like feel, aligning with the home’s craftsman character. - This kitchen perfectly balances practicality with timeless style. Composed of two distinct buildings connected by an inner courtyard, this new five-unit development stands out through its unique layout, architecture, and exceptional attention to detail. The construction required rigorous planning and precise technical execution, particularly due to major excavation work and underpinning of adjacent buildings. Such interventions in a dense urban environment demand specialized expertise and tight project management at every phase of the build. Conceived as an income-generating property, the clients benefited from our strategic support to ensure the profitability, efficiency, and optimization of their investment. Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. As a finalist for the 2025 Ordre des architectes du Québec Awards of Excellence, Binôme stands as a model of successful urban revitalization. It illustrates how thoughtful, well-executed construction can elevate Montreal’s built environment while addressing today’s densification challenges.

Dry creek made of river rock and large boulders. By carefully framing views and clearly defining spaces for entertaining and arrival, Ryan Associates achieved a feeling of spaciousness and privacy within the very narrow bounds of this property. Site and circulation challenges were addressed by purposefully delineating paving patterns, planting design, and changes in elevation to define and separate the spaces and their uses. The signature feature, an oval lawn, is set off by a stunning grove of birch trees and a ramped grass path with granite steps – the focal point for an upper bluestone terrace overlooking the space.

The challenge with this design was to address three different doors that lead from the house to the backyard. They all exit at different levels, and the existing grade of the backyard was higher than one of these door sills. In order to make sure to provide proper drainage from all these points, the design solution was to create a sunken courtyard with long curving stone steps that lift you up to the rest of the backyard. Materials were repeated for a remote fire pit patio and new front walk, stairs and architectural pillars. The deceptively simple design creates a quiet, elegant connection with the unique cottage architecture of the home.

When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.

The backyard in this Dunwoody, GA residence presented several challenges, including failing cinder block walls, unsafe steps, and an aging deck. These issues rendered the space largely unusable and created drainage problems, limiting both safety and functionality for the homeowners. Our team addressed these issues by removing all existing structures and undertaking a comprehensive rebuild. This involved regrading the area for proper drainage, constructing new retaining walls, and installing integrated steps for safe access throughout the yard. Multiple paver patios were also installed to create defined entertaining areas. The outcome is a safe and highly functional outdoor living space in Dunwoody. The new retaining walls provide essential structural support, the drainage system manages stormwater effectively, and the integrated patios and walkways offer inviting areas for recreation and access.

To the right of the front door there was once an open porch, which we incorporated into the new family room area "I have never been as pleased with the final result of a remodel as I am with the work that Dan and his team did on my home. The work was well thought out and of superior craftsmanship. Dan consistently kept me apprised of job status, budget progression, issues encountered and options to address those issues. My job was particularly challenging because I was out of town and not available as much as I would have liked to have been, but Dan handled this very well. "

The owner of the apartment, Mohammed originally from Abu Dhabi for a long time lived and worked in London. And for his new apartment in the Emirates, he preferred an elegant English classics. This project became a prime example of how clear and professional team of LUXURY ANTONOVICH DESIGN STUDIO provides services for interior design. This project included the full range of services. From conceptual proposal to filling the apartment with furniture and decor. Work on the project was held remotely. Mohammed and his wife at that time were in London and completed their issues. And when it was time to move to Abu Dhabi, their comfortable and luxurious apartment was completely ready. A perfect result incredibly pleased its owners. Work on the interior design began with a warm and friendly communication in the head office of the studio in Dubai. Mohammed and his wife told about their dreams and wishes. And the designers got an interesting and a challenging task to combine all of these suggestions and to express in a new comfortable interior. In the apartment every detail emphasizes the impeccable taste of a young couple. This interior became the ideal solution in the bustling metropolis. Cozy and warm atmosphere is based on the use of pastel colors and natural materials. The sitting room in the background of a little bit restrained decor, wall and ceiling spectacular furniture upholstered in velvet with warm purple tones looks great. The basis of the warm and cozy mood is the floor made of wood of valuable species. Pieces of furniture in the English style, perfectly fit into the overall picture of the interior. The master bedroom interior has a richer range of colors. In the decoration of the bed and windows the interior designer offered a luxurious silk velvet of wine color, which is also present in the upholstery. Particularly this style and how the author skillfully combines traditions with innovation, made a great impression on him. Therefore he addressed into this studio to get the design project.

This 1929 Tudor kitchen and porch in St. Paul’s Macalester-Groveland neighborhood was ready for a remodel. The existing back porch was falling off the home and the kitchen was a challenge for the family. A new kitchen was designed that opened up to the dining room, to create more light and sense of space. A small back addition was completed to extend the mudroom space and storage. Castle designed and constructed a new open back porch with Azek composite decking, new railing, and stunning arch detail on the roof to coordinate with the home’s existing sweeping lines. Inside the kitchen, Crystal cabinetry, Silestone quartz countertops, Blanco composite sink, Kohler faucet, new appliances from Warners’ Stellian, chevron tile backsplash from Ceramic Tileworks, and new hardwoods, laced in to match the existing, fully update the space.
