“Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town.
Challenges:
“Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning.
The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style.
Solution:
Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt.
The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. We couldn’t be happier with the result and are genuinely honored to have been part of the talented team on such a cornerstone residence in the Alys Beach townscape.

The home, originally designed by William Fletcher and his "14th Street Gang" of architects, needed a bathroom remodel that would adhere to the home's original design and aesthetic.

Columbine Design - CLOSEDThe homeowners of this old home in Greenwood Village, Colorado wanted two things: a space large enough to hold the dinner and cocktail parties they often hosted for business, and adhering to a strong traditional French design. The hardscape and custom pergolas are the foundation for a large entertaining area large enough for several tables. A Campania International fountain from Birdsall & Co. in a custom-made basin provides the focal point to the dining area. Several levels of retaining walls provide not only symmetry, accentuated by planted cast stone containers and pedestals, but also space for a bocce ball court at the highest level. A built-in barbecue and fire pit surrounding by teak Adirondack chairs make for a more intimate dining and conversation space, balancing out similar 'outdoor rooms' sprinkled throughout the landscape. Gravel pathways are reminiscent of traditional French gardens.

Ann Lowengart InteriorsInitially designed as a bachelor's Sonoma weekend getaway, The Fan House features glass and steel garage-style doors that take advantage of the verdant 40-acre hilltop property. With the addition of a wife and children, the secondary residence's interiors needed to change. Ann Lowengart Interiors created a family-friendly environment while adhering to the homeowner's preference for streamlined silhouettes. In the open living-dining room, a neutral color palette and contemporary furnishings showcase the modern architecture and stunning views. A separate guest house provides a respite for visiting urban dwellers.
Impeccably Designed Homes by Donna HoffmanA requested color palette of vibrant red and raspberry pink was complemented with cool whites and cream. Striking pattern in the lush window treatments sets the stage. The improved furniture layout maximizes all available space and now supports the requested eating area, writing desk, TV watching/lounging location and a small sleeping alcove. Rugs are intentionally omitted to adhere to the safety principals of Design for Aging in Place. The striking custom fascia cabinet packs a storage punch with concealed mini-fridge, microwave, food pantry and pull out shelf for the printer. To support this fashionista’s need to expand her wardrobe storage, classic white custom cabinetry provides hanging storage, full length mirrors, decorative columns that open to store costume jewelry and ample shoe storage drawers.

Here is a small project I took on over the summer to help a past client design her young son’s bedrooms. She didn’t want to spend a lot of money, knowing that someday her boys will want to change their rooms, but also wanted to create something that they would like now, and could grow in to. She had a Feng Sui expert evaluate the space first. Going off of the expert’s advice, I came up with space plans for each room that adhered to Feng Sui. I designed the rooms based off the boy’s favorite colors. New furniture, custom window coverings, paint and decor were selected to give the boy’s each a special room of their own.

SUPERIOR CHIMNEY SERVICES CORPORATIONA certified chimney inspection in Illinois is one of the key ‘to-do’s’ for the holidays. The last thing you need are a bunch of complaints because it’s too cold.
There’s a cold draft coming from the fireplace. Or the fire is nice and warm, but the kids playing are starting to cough because there’s a backup of smoke coming into the home. Now you have to open the windows and everyone is cold again. There are enough stresses the host must deal with, do we need to add another one?
What is a Certified Chimney Inspection?
According to the CSIA, a certified chimney inspection is an evaluation of the chimney or venting system to assess its condition and determine if it’s fit for use. Superior Chimney is certified by the CSIA to perform chimney inspections and chimney sweeps as well. What this means for you is that our technicians are trained to adhere to the NFPA 211 standard which states that the chimney and venting systems are to be inspected each year regardless if it’s a woodburning gas or unused fireplace and chimney.
Chimney Inspection Levels
A Level 1 inspection is the minimum required. How do you know this one is for you? A certified chimney inspection is when you have your chimney swept and inspected each year. Nothing has changed, you use it (or don’t use it) any differently than in the past.
A Level 2 inspection is when a change has been made to your system. This can include a change in the type of fuel being used such as changing over from gas to woodburning or from not using the fireplace to using it even if it is only once per year. Another change can also be the change to the shape of the flue or you had a new flue lining installed which is different that what you had prior.
A Level 2 is also necessary if you sold your home or if there’s been a tornado, bad storms or those (once in a few years) earthquakes.
Level 3 inspection is for more serious hazards and issues. The normal technician tools won’t do and they need special tools in order to inspect closed out portions that can’t be viewed easily.
Reason for a Yearly Inspection…
One of the main reason your chimney and fireplace needs an inspection…regardless if you use the fireplace or not…is the winter freeze thaw cycles. This is when the air temperature drops to 32 degrees or below to freeze the rain and/or snow and then goes right back up in temperature for the rain and/or snow to thaw.
As we have all experienced, winter and early spring are the perfect times of year to experience the freeze thaw cycle.

Modern Citi Group: Renovations & RemodelingModern Citi Group worked with Robyn on remodeling her newly purchased professional space in Murray Hill. This exciting renovation project included a full remodel of two bathrooms, kitchen, and three offices as well as the main waiting area. The primary objective was to modernize the space for professional aesthetics and functionality while adhering to the strict timeline and budget.
Every renovation project starts with the planning phase led by the project planners. During the in-person visit, Anna captured a 360 tour of the space to get accurate measurements and fast-track the project as well as align with the client on their design vision, remodeling priorities and budget.
The design challenge was to deliver modern aesthetics and functionality for a professional office while keeping the project within budget. The designers worked on several layouts and design visualizations so the client had options. Finally, the choice was made and Robyn felt confident in her decision.
The construction team transformed every corner of the space, breathing new life into it. They replaced the floors, refinished the walls and ceilings, installed new doors and windows, upgraded plumbing and electrical systems, and redesigned the office layout for optimal functionality and flow. Updated closet configuration with custom shelving, light fixtures and sliding barn doors enhanced the ergonomics of the work space.
The newly remodeled kitchen featured sleek matte white cabinetry and stunning quartz countertops, enhancing both functionality and storage. The bathrooms were masterfully renovated with exquisite new tiling, stylish fixtures, and upgraded plumbing and lighting.

In order to achieve this, we used a different medium of product, including split-faced concrete block to natural cedar siding, both of which require zero maintenance.
The design throughout was congruent with the contemporary farmhouse aesthetic and highly-efficient goal of the client and adhering to the energy standards of Efficiency Vermont. A few of the features included a finished concrete floor, a cutting-edge wood-fired boiler system to efficiently heat the home.

The local architecture of this place is so intertwined with nature and in harmony with the climate that it can be called naturalistic architecture. We are looking to redefining the region's former architecture, which needs protection, into today's language.
Unique properties: Extroverted architecture is a solution that is necessary to respond to the hot and humid climate of the location of this project. But in Iranian culture, introverted architecture is unavoidable therefore, in this residential apartment where several families live together and also have common spaces, providing a response to introversion and extroversion at the same time has been considered.
Description: Extreme use of the porch refers to the deep structures of the Iranian Architecture The "primitive cottage", which is a favorite of the residents of this small town, when converted into a contemporary apartment, must include several basic spaces to implement the residential scenario. Private and semi-private balconies are the most important of those spaces. Extensive vista is the potential of this project. because in addition to the forest view from the south and the beach view on the north side, the other two sides of the project have a unique view due to their height from the city.
Therefore, the location and type of openings affect the quality of the space. Each space has a pleasant view, light and proper air circulation. Roofed and non-roofed yards equally divided at different levels. These independent courtyards in the vertical surfaces seen as a vertical and integrated garden in the urban context.
CHALENGE: The value that the project pursues is to answer: How contemporary architecture can be faithful to culture, nature and context? How architecture can affect the audience without showing off?
this challenge arose for us when we noticed that the surrounding new buildings had nothing to do with local architecture except for adhering to a form such as a sloping roof. Audience tastes have also gone in a direction that is not compatible with contextual factors. So having a few touches of culture and context can be a turning point in the contemporary architecture of this Small scale area.
Tile Doctor LtdWe were asked to restore a beautiful Victorian tiled floor at a house in the small village of Sharnbrook, Bedfordshire. The floor had been badly treated for many years until new occupiers decided to restore it.
The area comprised of a Pantry, Loo, Lobby, Dining room, Kitchen and Conservatory, we had several problems to deal with including some tiles that were loose, some had cement on them and the dining room floor had the remnants of a coir rug stuck to the surface.
Having moved all the furniture we started from the far end pre-treating the coir matted dining room tiles by soaking them in a strong dilution of Tile Doctor Pro-Clean; leaving them to soak in this way would soften up the matting and enabled us to remove the debris more easily with a scrapper by the time we got to the dining room.
We then started on the rest of the floor again using a strong dilution of Tile Doctor Pro-Clean which was left to dwell on the tile for ten minutes before being worked in using a scrubbing pad until any remaining old sealer was stripped off the tile the tiles were clean.
For the tiles which were covered in cement we treated them with an acid rinse using Tile Doctor Grout Clean-Up, being an acid you have to take care and wear appropriate personal protection and not to leave the acid on the tile for too long. It was satisfying however to watch the cement fizz away to reveal the beautiful tile below.
Once everything was stripped and the floor clean we gave the tiles a thorough rinse and extracted as much water from the floor as possible before installing a number of and air movers to speed up the drying process.
Whilst the floor was drying our attention moved onto the replacement of the lose tiles and re-adhering them to the floor. This was a straight forward job using tile adhesive and matching grout and we then left to allow the floor to dry out thoroughly.
We returned seven days later and took more damp readings, these all read ok so we proceeded to seal the floor. First we used a coat of Tile Doctor Colour Grow which is an impregnating sealer the gets into the pores of the tile protecting it from within and also enhancing the colours in the tile in the process; this was then followed with four coats of Tile Doctor Seal and Go to leave a high shine finish as requested by the client.
