Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area. The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements. Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen. Still adhering to the vernacular of its local neighborhood in Mission Viejo, this majestic home sitting high on a cul-de-sac gets a contemporary refresh. The McCool family wanted to remove the elevated living room, reconfigure the stairs, and update the whole space. This required extensive preparation even before the demolition was executed. The Burgin Design • Remodel team put up temporary stairs with a full wood wall to keep the homeowners safe and clean during the demo stage of the project. The McCools also wanted to open up the rear area of the home and enlarge the opening to create an indoor-outdoor living experience. We expanded the opening to 16' wide using a steel I-Beam, 2 posts with 2 pad footings, and then installed an AG Millworks bi-fold door system. Our clients now enjoy a full view of the backyard without having to worry about glare or bugs—Thanks to the retractable accordion screen feature!

The project’s starting point was to understand the building’s original post and beam structure and to use that internal logic to formulate a sympathetic remodel. With an emphasis on the upper back unit, the owner’s private residence within this recently purchased Edward Killingsworth triplex, the first order of business was to strip the excess out and to return the complex to something that resembled the original. With a limited budget, the tact was to restore where possible, and to insert where needed, but always with a sympathetic eye. The kitchen quickly became the primary focus and it was soon realized that by removing the division between the existing galley and family room that the essence of the structural system could be revealed. Once opened the datum of the layered beams was adhered to with the kitchen reinforcing this overhead water line. The primary internal wall was then highlighted with a new wood veneer with the refrigerator recessed (borrowing a bit of space from the master closet) and the existing heater chromed.

The owners of this 17 year of Johnson County home wanted to update the upstairs bedrooms and Jack and Jill bathroom from a teenagers’ haven to a grown-up retreat.
