Design consultation and advising for DIY/Budget Renovation. Owner purchased this condo with a very cramped and dated kitchen and light fixtures, and early 2000s-era café paint colors. Owner did a lot of the work himself or with friends to keep the budget down. HDC advised on design details and paint colors, chose light fixtures (ceiling lights for kitchen and dining and arch floor lamp in living room). HDC also assisted with creating a new kitchen floor plan, which involved removing one wall, replacing existing tile and modifying flooring transition location, replacing all cabinetry except for the tall pantry cabinet, choosing cabinet paint, installing modern cabinet hardware, replacing laminate counters with a budget white quartz prefab counter, replacing appliances, sink, and faucet, and installing a low-cost peel & stick backsplash. Due to budget constraints, we could not remove the entire wall between the kitchen and dining space to make the wall completely flush from the kitchen to dining area transition, but decided to relocate the refrigerator to that wall nonetheless, in order to improve sightlines and improve traffic flow and function for refrigerator access. We created a coffee/drinks bar where the original fridge was located. The owner decided to keep the existing water line that had serviced the ice maker in the fridge where it was previously located (and cap it temporarily). He plans to plumb it in the future to support a filtered drinking water line and auto-filling coffee maker to finish out the drink center. Ultimately, we couldn't stretch the budget for a perfect layout, but we were still able to improve the function and open up the flow of this hub of the condo for better entertaining and more convenient homeowner use of the space.

This was an unusual request in that this customer, in the small Bedfordshire village of Cople, had her Kitchen Quarry tiled floor cleaned and sealed six months earlier by another company. The sealer had come off and it soon became evident that after the work had been carried out the client was ill advised as to the correct maintenance of her floor. The cleaning product left by the previous company was totally unsuitable and over the course of six months she had managed in fact to slowly strip the sealer off of the tiles. I soon realised the problem and advised that the only solution would be to strip any remaining sealer off the floor and re-seal, it’s generally not good practice to apply a different sealer on top of an existing sealer as there can be compatibility issues and the floor may look different in places where there are more layers of seal. I used a strong dilution of Tile Doctor Pro-Clean to strip any remaining sealer off the tiles and clean them in the process, this involves spreading the solution over the tiles, allow it to dwell and soak in and then scrubbing the solution into the floor using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water applied with a mop and bucket and the soiled water extracted using a wet vacuum. One the floor was clean I noticed there was evidence of concrete dust and grout haze on the surface of the tiles from when they were installed so I applied a another Tile Doctor product called Grout Clean-up to remove it, again the floor was thoroughly rinsed with water which was extracted the floor dried using air movers. Tiled floors need to be dry before sealing and so I left this floor for four days to allow enough time for it to thoroughly dry out before returning to seal it. Choice of sealer for this floor was four coats of Tile Doctor Seal and Go which is a water based sealer so it doesn’t leave a smell and additionally adds a nice subtle shine to the floor. The difference was transformational as the sealer really does bring out the best in the quarry tiles. Before leaving we have provided the customer a bottle of Tile Doctor Neutral Tile Cleaner which is the correct cleaning agent to maintain a sealed floor. It has a neutral PH formula so it won’t erode the sealer like many of the acidic floor cleaning products you find in the supermarket which are really only meant for use on Vinyl or Ceramic tiles. At an elevation of 8750' and winter design temperature of -16 degrees F, the historic mountain mining town of Telluride, Colorado can be cold! Beyond Efficiency was brought on board for its cold-climate expertise and provided buiding envelope advising and detailing, mechanical engineering, and guidance in surpassing Telluride's energy efficiency requirements for the new single-family home. The project was completed in the fall of 2016. Our detailed plan review of preliminary building envelope details services identified thermal bridging issues at basement wall intersections with the slab and raised floor. Simple modifications significantly reduced heat loss and improved constructability. We also advised on the above-ground framed wall assemby, which resulted in a 2x6 wood-framed wall insulated with dense-pack cellulose, ZIP System sheathing (which doubles as the airtight weather-resistant barrier (WRB)), 2" continuous rigid mineral wool insulation, 1x4 furring, and fiber cement lap siding. The wall assembly reduces heat loss 20% compared to Telluride's minimum requirement, and the R-52 roof assembly is 35% better than code. Alpen high-solar gain fiberglass windows, which include a low-E film suspended between the two panes of glass, reduce window-related heat losses by 50% compared to code and round out the high-performance envelope package. The final mechanical system design includes heat-recovery ventilation and in-floor radiant hydronic heating provided from a 95% AFUE high-efficiency condensing gas boiler. Utility bills from the first year of occupancy demonstrate the project's highly efficient design: the household's total site energy is about 20% less than that of the average Colorado residence, an impressive feat given that Telluride is in a significantly more extreme climate zone than a majority of Colorado's population. For the main pool deck area, our customer felt in love with the french pattern autumn blend tumbled travertine pavers. A great accent color solution for the coping was the Desert Gold color on the 4×9 tumbled travertine copings. The beautifully blended Desert Gold may be bright and striking but does not lack for warmth and richness as well. To not compete with the strong colors of the pool deck, we advised our customer to add a lighter and more neutral pool tile: 2×2 autumn blend tumbled travertine tiles brought the perfect combination of contrast and harmony we were looking to achieve. Just like this outstanding pool deck remodel, patios and walkways will appear more fluid and mosaic by eliminating grout lines and the usual linear effect as well as the need for constant maintenance of the typical square or rectangular paver. A French Pattern or a Versailles pattern is a paver pattern made up of four different sized tiles. Most French patterns are laid in stone, and nearly all are sold in “bundles” of tile that will cover 16 square feet. Travertine pavers on your pool deck will reflect heat on hot days, remaining cool to the touch, unlike concrete surface options. Travertine does not discolor or become chalky after installation. The texture of travertine ensures that the stone remains slip resistant for wet feet, while its cool feel prevents burns. Another great advantage of travertine pavers is that there will be no visible grout lines; grout can be a source of both installation problems and added cost for future removal / replacement or up-keep.
