For this vacation home, a complete gut job was needed in order to fit the lifestyle and needs of this young family of four and their guests. The narrow floor plan created unique challenges, but we maximized its full potential. The result was a warm but modern design with plenty of storage and seating. One of the biggest challenges was making sure everyone had a place to sit in the kitchen. The space between the kitchen and staircase was limiting, but with sleek modern chairs that tuck away, we were able to allow for traffic patterns and seat all of the children. To accommodate any vacation extras, an extra wide space near the kitchen and bathroom was transformed into additional shelving. We installed floor-to-ceiling cabinets that offer plenty of space for everyone’s belongings. A clean design was a must, so we opted for a more modern look. We used Benjamin Moore's "Simply White" as the foundation, putting it on the walls and cabinets, and coordinating the countertops and backsplash. To make the home more welcoming, we used natural wood on the island and floating shelves. The wood was coordinated with the floor, creating a cohesive interior. This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. Our client let us know it was time for a change and we listened. She shared a few pictures she loved from a home magazine, we shared our insight and then designed/built the kitchen of her dreams! … A fabulous and functional space.

For this recently moved in military family, their old rambler home offered plenty of area for potential improvement. An entire new kitchen space was designed to create a greater feeling of family warmth. It all started with gutting the old rundown kitchen. The kitchen space was cramped and disconnected from the rest of the main level. There was a large bearing wall separating the living room from the kitchen and the dining room. A structure recessed beam was inserted into the attic space that enabled opening up of the entire main level. A large L-shaped island took over the wall placement giving a big work and storage space for the kitchen. Installed wood flooring matched up with the remaining living space created a continuous seam-less main level. By eliminating a side door and cutting through brick and block back wall, a large picture window was inserted to allow plenty of natural light into the kitchen. Recessed and pendent lights also improved interior lighting. By using offset cabinetry and a carefully selected granite slab to complement each other, a more soothing space was obtained to inspire cooking and entertaining. The fabulous new kitchen was completed with a new French door leading to the sun room. This family is now very happy with the massive transformation, and are happy to join their new community.

The Rosenberg Condo is located in the Castalia at Meadowmont, a mixed-use building. The existing shell is comprised of pre-determined windows and demising walls, limiting the possibility of natural light in each potential room. Sited on one of the highest elevations in the Triangle, the views to the horizon from the public spaces became paramount. This modern, master plan strategy is grounded by a multifunctional thickened wall. The wall is a filter, container, and threshold as it marks the separation between public and private spaces while reacting to specific conditions of interior environment and natural light. Carving and folding, the wall utilizes depth and translucency to allow filtered light through the thresholds between public and private.

At the Penthouse Level of this beautiful luxury Miami Beach building our client added 2 Bioclimatic Louver Systems over their Summer Kitchen and Spa Area. The South Side of the terrace is a freestanding system and also includes 2 MagnaTrack Solar Screens for additional shade and privacy. On the North side of the terrace we anchored our Louver system to the rear of their Spa with support columns in front. Both systems were installed directly to the terrace with hidden anchor plates. As these systems are installed on a rooftop, a bioclimatic louver system is the ideal shade structure for Florida's sub-tropical climate. During storms with heavy wind they simply open the system to allow the wind to pass through, not worrying about any potential uplift from the storm.

The Century old Sonoma Olive trees and lavender plantings add a Mediterranean touch to the two lawn areas that also include an antique fountain, and a charming custom Barbara Butler playhouse. Inspired by Provence and built to exacting standards this charming villa provides an elegant yet welcoming environment designed to meet the needs of today’s active lifestyle while staying true to its Continental roots creating a warm and inviting space ready to call home.

This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners.
