This suburban home felt outdated with oak cabinets that looked too traditional. This family, now a couple with an empty nest, wanted a refresh with more modern fixtures and transitional furniture in the colors that represented them best. The color palette was inspired by their travels all over the world including frequent visits to see family in Jamaica and most recently, a vacation in Australia. Collected Interiors worked with the clients to bring an ocean-inspired color palette and fun textures to their primary bath. With visits to the plumbing showroom and tile warehouse, we were able to select more modern finishes, while keeping a fun feel in the mosaic backsplash. The family room needed a bright, and clean refresh with more modern looking cabinets, cleaner lines and still plenty of storage. Since our clients are focused on utilizing electric energy, they replaced all of their gas fireplaces and appliances with electric, and this fireplace was included. By choosing a colorful mosaic tile and paint, this room is anything but boring and stuffy. Commissioning a one-of-a-kind piece of art from their trip to Australia, we used it as a foundation to guide the rest of their design. The result was a bright and vibrant space, featuring furniture and accessories that perfectly complemented the artwork. As their children grew up and moved out to apartments of their own, our clients found themselves with two empty bedrooms and no furniture. With our Space Lift service, we were able to pull together two new bedroom looks that’s perfect for guests, but still comfortable when their adult children came to visit. We utilized the help of a color analysis expert to narrow down the wall paint by gathering inspiration from previously owned art. From there, we refined the color palettes and carried them into the furnishings and bedding.

Analysis

For clients seeking a dining table that serves as both a robust gathering surface and a sculptural statement, the Black Walnut Black River Epoxy Table offers a powerful solution. This piece masterfully balances the substantial warmth of natural wood with the sleek, reflective quality of modern resin. Design Analysis: Organic Foundation: A live-edge black walnut slab brings natural warmth, depth, and one-of-a-kind grain character. Modern Contrast: A high-gloss black epoxy river adds a sleek, contemporary edge with a mirror-like finish that reflects light and space. Functional Art: Together, the design creates a striking centerpiece that elevates dining spaces from rustic-modern to industrial minimalist. Pair with minimalist or modern chairs in neutral tones (black, white, gray, or natural leather) to allow the table's drama to take center stage. Consider pendant lighting above to accentuate the epoxy's reflective properties.

The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others. The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure. Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. After a comprehensive needs analysis with the client, it was determined that this home desperately needed a multi-purpose room that allowed for family fun, entertaining, crafting, and a fun-loving place for their pets. While primarily serving as a play/study/craft area for two children, the space also needed to accommodate the family's two cats and have enough comfortable seating for the entire family of four to enjoy movie night with their new entertainment system.

A handsome, modern bath with a luxurious, spa-inspired steam shower originated in a puzzling leak in the "before" shower. Added to the typical design process - analysis and remediation ensures that the new, classic modern solution will be sustainable into the far-reaching future of this sleek bathroom.

This project started unconventionally with a Feng Shui site analysis. This influenced the planning of the passive and active spaces within as well as various elements in the house. DESIGN + INNOVATION: Award of Excellence and GREEN DESIGN CITATION PROJECT: RE_VIEW CLIENT: CMU School of Architecture, CMU BxA Staff, Bloomfield Garfield Corporation ARCHITECTURE FIRM: Urban Design Build Studio DESCRIPTION: Due to three major factors – vacancy, view, and affordability – Pittsburgh’s housing situation is ripe with the opportunity to leverage privileged views and increase thermal performance. The RE_VIEW wall system was designed to create expansive views, improve energy efficiency, and bring aesthetic features that all add to the market value of a home while being easily replicable. Features such as prefabricated modules, high density insulation, and an in-depth understanding of construction and installation methods were all considered to evaluate the effectiveness of the RE_VIEW system. JURY COMMENTS: The jury appreciated how the project encompasses urban analysis, architectural detail, sustainability, and also, ideas about fabrication while tying them together in a convincing way. This purposeful innovation to makes existing houses more useable and livable. The jury also awarded the Green Design Citation to the project because it can repurpose and bring new value to existing housing, offering an alternative to demolition and replacement.
