Butler Developments worked as a general contractor on this two story custom home in Pinetop, AZ. Coordinating project managers for design and multiple specialists we built the home from start to finish to the owner's specifications.
The exterior design consists of a combination of masonry on the lower level and shingle siding on the second level. The modern rustic look matches the natural materials and colors used in the support beams, the brick driveway, natural wood doors and shutters, and abundant trees on the lot.
Here we revisit the entry. At this point in the project, we stained the upper beams to brighten the home while matching the darker color of the eaves. With more sunlight, you can see how the different materials blend together in a natural way.
Note the decorative and functional rain chain at the end of the gutter. The chain adds a unique look to the home while removing water from the roof and allowing underground dispersal without annoying puddles.

* High- functioning ventilation to clear as much odors as possible
(When we first met with the clients, they stated, “Something very fishy was going on in their outdated kitchen. Although they enjoyed cooking fish dinners, they fishy odors often annoyed them)! Renovisions designed and installed a wood hood in matching light gray painted finish with a hood liner that provided the maximum ventilation, while staying within the proper building code of a 350cfm air exchange, without having to add a make -up air system which would have added to the cost of the project.
*Better functioning ‘Spinner Storage’ for interior storage. The clients loved them in their old kitchen; we furnished and installed new and better-quality spinners storage units.
*A unique opening between the kitchen and family room that allowed homeowners to pass meals through as they enjoyed a movie from the family room.
*A Smart-Divide porcelain enamel sink with stainless steel grids allow plenty of room for dirty dishes, pots and pans as well as separate areas to prep and wash dishes as needed.
* Anti-glare finishes were a must have for these clients; kitchen cabinetry in a matte gray neutral finish, faucet and cabinet hardware in a matte black finish and stunning Cambria quartz countertops in a suede finish set the stage.
At completion phase, homeowners were ensured that they were receiving high-quality products, style and craftmanship in the most efficient time frame and were thrilled with look of their new kitchen that also provided plenty of prep, entertaining and seating space.
The clients attributes the success of the design to the emotions it inspired when the job was completed – they simply love everything about it!

Inspiration for a mid-sized transitional u-shaped medium tone wood floor and brown floor eat-in kitchen remodel in Austin with a single-bowl sink, shaker cabinets, blue cabinets, quartzite countertops, gray backsplash, marble backsplash, stainless steel appliances, no island and gray countertops

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous.
Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick.
We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect.
We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights.
A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

The home's semi-original kitchen (it's been through a few remodels) had a very similar layout, but didn't allow enough walkway space to flow nicely. We moved a few corners and adjusted angles-- in the counter top leading to the built in hutch, especially-- stopping the annoying bottlenecking that used to happen.
