Overgrown shrubs and trees once occupied a large portion of this landscape, now an extensive entertaining space with a table for 10 beneath a pergola and a variety of sitting and entertaining areas offers much more outdoor living space for the homeowners to enjoy. The updated, site-appropriate and low-water plants and no lawn result in less maintenance and a lower water bill. Full color Blue stone and small mexican pebbles replace the lawn and pathways resulting in an updated and contemporary transformation. An historic estate in the Hamptons, this project called for style-appropriate long-lasting hardware. The arched gates were outfitted with solid bronze gate latches, hinges, and cane bolts. Gates were hung with 4” Solid Bronze Heavy Duty Button Tip Hinges. Solid Bronze 20” Cane Bolts hold the fixed gate in place. The gates had relatively narrow stiles (vertical members) and so the box latch was used. The box latch has a shorter latching arm, which means it can be used on gates with narrow stiles. On the other side is a 5” plate with octagonal handle. NB: These site photos were taken from an active construction site in the midst of winter. Gates and hardware show rain and dirt.

Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. Inspiration for a large timeless gray three-story wood gable roof remodel in Burlington

An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders. We mixed ideas of modern finishes like the concrete floor with the warm wood tone and textures on the wall that emulates bamboo to balance each other. 2010 NATIONAL NARI REGIONAL AWARD WINNER Project Scope The owners of this 7,000 square foot colonial in Oakton, Virginia, were seeking a multi-level Mediterranean-style indoor/outdoor living space off the back of their home. They turned to Michael Nash Design, Build & Homes for a design solution that would include a stone patio, a second-story deck, a screened-in porch and linking staircases. While the structure was designed primarily for family dining and entertaining, it also had to accommodate periodic social gatherings of one hundred guests or more. To meet these needs, the project would include a fully-equipped outdoor kitchen, several serving counters with permanent refrigeration, and well-delineated socializing and dining zones. The existing home’s setting offered several impressive assets the new outdoor living area was designed to exploit. The sprawling acreage features old stand trees, wooded paths and a private lake. Beautifully landscaped, it unfolds as an idyllic panorama that naturally draws people to the outdoors. Challenges Since the rear elevation was situated on a slope that drops away from the house, the Michael Nash team had to raise the grade two feet within in a 2,000 square foot area extending out from the back of the house. Infrastructure plans also called for a sophisticated drainage system that had to accommodate a whole series of water “runoff” considerations to be integrated into the decking itself. Excavation included constructing retaining walls to bolster the elevated grade—which also had to support a concrete slab, the primary foundation for the entire complex. Solutions The ground level decking consists of a 2,000 square foot flagstone patio level with the home’s lower level doors. There is a decorative water fountain mid-patio—an ornate collectible acquired in Florida. Food preparation is concentrated within a specially designed semi-circular wall that creates an “outdoor kitchen” equipped with a 60” Viking barbecue grill, a prep sink, a warming drawer, refrigerator and appropriate storage. There is a granite surfaced dining counter with seating for eight. Wrought iron railing and approximately 20 decorative columns (some encasing steel vertical supports) are incorporated into the design scheme. Many of the columns house accent lights. The top level—supported by horizontal steel beams– is a 2,500 square foot deck constructed entirely of Trex decking. The open air decking is, again, directly accessible from rooms on the second level of the house including the kitchen, sunroom and family room. The platform’s most prominent feature is a U-shaped “kitchenette” with cedar shake shingle roofing. Like its counterpart one level below, the facility is equipped with grill, refrigerator and stainless steel cabinetry. One portion of the deck has been allocated for a 16’ x 16’ octagonal screened-in porch crowned by a pair of 2’ x 4’ skylights. The porch can be accessed from the home’s conservatory via a set of French doors. With its mosaic tile flooring, stained cedar panel ceiling and honed granite counters, the interior is elegant and calming. Hand-painted stenciling and a wall-mounted water feature provide distinctive detailing. Finally, the design introduced elements to highlight and reinforce an awareness of the lovely bucolic setting. Fountains and water features combined with textured surfaces and mosaic tiling and backsplashes to present a villa-like ambiance well-suited to the Virginia countryside.

The master bath is a true oasis, with white marble on the floor, countertop and backsplash, in period-appropriate subway and basket-weave patterns. Wall and floor-mounted chrome fixtures at the sink, tub and shower provide vintage charm and contemporary function. Chrome accents are also found in the light fixtures, cabinet hardware and accessories. The heated towel bars and make-up area with lit mirror provide added luxury. Access to the master closet is through the wood 5-panel pocket door.

Bigger is not always better, but something of highest quality is. This amazing, size-appropriate Lake Michigan cottage is just that. Nestled in an existing historic stretch of Lake Michigan cottages, this new construction was built to fit in the neighborhood, but outperform any other home in the area concerning energy consumption, LEED certification and functionality. It features 3 bedrooms, 3 bathrooms, an open concept kitchen/living room, a separate mudroom entrance and a separate laundry. This small (but smart) cottage is perfect for any family simply seeking a retreat without the stress of a big lake home. The interior details include quartz and granite countertops, stainless appliances, quarter-sawn white oak floors, Pella windows, and beautiful finishing fixtures. The dining area was custom designed, custom built, and features both new and reclaimed elements. The exterior displays Smart-Side siding and trim details and has a large EZE-Breeze screen porch for additional dining and lounging. This home owns all the best products and features of a beach house, with no wasted space. Cottage Home is the premiere builder on the shore of Lake Michigan, between the Indiana border and Holland.

This well-loved home belonging to a family of seven was overdue for some more room. Renovations by the team at Advance Design Studio entailed both a lower and upper level addition to original home. Included in the project was a much larger kitchen, eating area, family room and mud room with a renovated powder room on the first floor. The new upper level included a new master suite with his and hers closets, a new master bath, outdoor balcony patio space, and a renovation to the only other full bath on in that part of the house. Having five children formerly meant that when everyone was seated at the large kitchen table, they couldn’t open the refrigerator door! So naturally the main focus was on the kitchen, with a desire to create a gathering place where the whole family could hang out easily with room to spare. The homeowner had a love of all things Irish, and careful details in the crown molding, hardware and tile backsplash were a reflection. Rich cherry cabinetry and green granite counter tops complete a traditional look so as to fit right in with the elegant old molding and door profiles in this fine old home. The second focus for these parents was a master suite and bathroom of their own! After years of sharing, this was an important feature in the new space. This simple yet efficient bath space needed to accommodate a long wall of windows to work with the exterior design. A generous shower enclosure with a comfortable bench seat is open visually to the his and hers vanity areas, and a spacious tub. The makeup table enjoys lots of natural light spilling through large windows and an exit door to the adult’s only exclusive coffee retreat on the rooftop adjacent. Added square footage to the footprint of the house allowed for a spacious family room and much needed breakfast area. The dining room pass through was accentuated by a period appropriate transom detail encasing custom designed carved glass detailing that appears as if it’s been there all along. Reclaimed painted tin panels were added to the dining room ceiling amongst elegant crown molding for unique and dramatic dining room flair. An efficient dry bar area was tucked neatly between the great room spaces, offering an excellent entertainment area to circulating guests and family at any time. This large family now enjoys regular Sunday breakfasts and dinners in a space that they all love to hang out in. The client reports that they spend more time as a family now than they did before because their house is more accommodating to them all. That’s quite a feat anyone with teenagers can relate to! This large open concept kitchen and dining space was created by removing a load bearing wall between the old kitchen and a porch area. The new porch was insulated and incorporated into the overall space. The kitchen remodel was part of a whole house remodel so new quarter sawn oak flooring,a vaulted ceiling, windows and skylights were added. A large calcutta marble topped island takes center stage. It houses a 5’ galley workstation - a sink that provides a convenient spot for prepping, serving, entertaining and clean up. A 36” induction cooktop is located directly across from the island for easy access. Two appliance garages on either side of the cooktop house small appliances that are used on a daily basis. Honeycomb tile by Ann Sacks and open shelving along the cooktop wall add an interesting focal point to the room. Antique mirrored glass faces the storage unit housing dry goods and a beverage center. “I chose details for the space that had a bit of a mid-century vibe that would work well with what was originally a 1950s ranch. Along the way a previous owner added a 2nd floor making it more of a Cape Cod style home, a few eclectic details felt appropriate”, adds Klimala. The wall opposite the cooktop houses a full size fridge, freezer, double oven, coffee machine and microwave. “There is a lot of functionality going on along that wall”, adds Klimala. A small pull out countertop below the coffee machine provides a spot for hot items coming out of the ovens. The rooms creamy cabinetry is accented by quartersawn white oak at the island and wrapped ceiling beam. The golden tones are repeated in the antique brass light fixtures. “This is the second kitchen I’ve had the opportunity to design for myself. My taste has gotten a little less traditional over the years, and although I’m still a traditionalist at heart, I had some fun with this kitchen and took some chances. The kitchen is super functional, easy to keep clean and has lots of storage to tuck things away when I’m done using them. The casual dining room is fabulous and is proving to be a great spot to linger after dinner. Above and Beyond is the third residence in a four-home collection in Paradise Valley, Arizona. Originally the site of the abandoned Kachina Elementary School, the infill community, appropriately named Kachina Estates, embraces the remarkable views of Camelback Mountain. Nestled into an acre sized pie shaped cul-de-sac lot, the lot geometry and front facing view orientation created a remarkable privacy challenge and influenced the forward facing facade and massing. An iconic, stone-clad massing wall element rests within an oversized south-facing fenestration, creating separation and privacy while affording views “above and beyond.” Above and Beyond has Mid-Century DNA married with a larger sense of mass and scale. The pool pavilion bridges from the main residence to a guest casita which visually completes the need for protection and privacy from street and solar exposure. The pie-shaped lot which tapered to the south created a challenge to harvest south light. This was one of the largest spatial organization influencers for the design. The design undulates to embrace south sun and organically creates remarkable outdoor living spaces. This modernist home has a palate of granite and limestone wall cladding, plaster, and a painted metal fascia. The wall cladding seamlessly enters and exits the architecture affording interior and exterior continuity. Kachina Estates was named an Award of Merit winner at the 2019 Gold Nugget Awards in the category of Best Residential Detached Collection of the Year. The annual awards ceremony was held at the Pacific Coast Builders Conference in San Francisco, CA in May 2019. It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown. Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can. In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack. The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up. The flooring was upgraded throughout the house to reflect the contemporary color scheme. Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house. After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.
