Complete Home Remodel. Clients wanted to update parents' home to be used as vacation property. Construction work was extensive with the complete removal of a brick fireplace in the family room and three additional walls in the original kitchen & breakfast room. This allowed for an open floorplan in the kitchen, breakfast room and family room.
Also included remodel of three bathrooms, new flooring, carpet, lighting and furnishings. 3D floor plan submitted for approval prior to construction.

Located in Sonoma on 2.5 acres with sweeping canyon views, our client's home was built on a long, rectangular lot in 1972. They had owned it for just over ten years and used it for weekend escapes and entertaining. The home burnt down during the 2017 Tubbs fire, and our firm was engaged to design the rebuild. The site did not offer much wiggle room for a new footprint, given the flat bench area that had been graded into a steep hillside when the original subdivision and road were developed. This resulted in a plan that would mostly remain the same; a linear rectangle designed to fit between the driveway and the pool.
The primary site strategy move was to change the front entry from the driveway end of the site to the middle of the rectangle, improving the privacy between the master bedroom and public space. We were also able to add a partial second floor to relocate the guest bedrooms from the main level upstairs, thereby enlarging the entertaining spaces to expand graciously to the pool (which remained undamaged). A large pantry and kitchen area were also essential.
Fireproof materials include fiber cement board siding and soffits, standing seam metal roofing, and concrete slab porch floors which do not catch embers underneath. The renovated pool was outfitted for fire prevention.
The interiors showcase light and distant views and connect seamlessly to the flat areas outside, providing ample space for entertaining year-round and the clients' two springer spaniels.

When the Landscape design build presentation had an accompanying Landscape Lighting design that would be implemented all at the same time. Not only was that a plus for the client but almost a must have as the masonry Columns, walls and paver driveway limited access to the thoughts of lighting at a later phase. Atleast conduits, wiring and transformer locations would have to be at a minimum placed onsite. After an initial consultation and walk around to let the homeowners know we were thinking about all the facets of project and that it was a one stop shop for design, build and light. We were up for the challenge and thrilled to hear the approval and we were gearing up to be able to deliver a complete project.

This was actually a custom home remodel after mold damage for an insurance claim. We were able to get approval to remodel the kitchen, bathroom, and dining room to include a shower with speakers, lighting, and multiple shower heads for an amazing experience.

The homeowners of this 1937 home needed an update to a hallway bathroom designated for use by their 2 young girls. The design was created to reflect the traditional style of their home, but we were also able to reflect the playfulness of the users by choosing a fun yet traditional, cement tile floor and a daughter approved pink-purple-mauve color on the walls. A pedestal sink was replaced with a vanity for future storage needs of the girls. In the end, the family has a traditional yet fun bathroom for the girls to grow older with and still classy enough for guests to use. Designer: Natalie Hanson.

By using custom made wood windows from Pella, we were able to accurately match the existing front façade look of the home. The new windows provided far superior weatherization and sound control; in part through the use of dual-paned high performance glass with low-e coatings.
As always, we only use products that have been pre-approved by the SF Planning Dept. In this case, custom wood windows that matched the original style and intention of the building on the street facing side. And, high-performance, low maintenance windows on the non-street facing sides.

The black walnut slide/stair is completed! The install went very smoothly. The owners are LOVING it!
It’s the most unique project we have ever put together. It’s a 33-ft long black walnut slide built with 445 layers of cross-laminated layers of hardwood and I completely pre-assembled the slide, stair and railing in my shop.
Last week we installed it in an amazing round tower room on an 8000 sq ft house in Sacramento. The slide is designed for adults and children and my clients who are grandparents, tested it with their grandchildren and approved it.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place.
This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den.
Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision.
From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems.
The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen.
The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures.
In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room.

A contemporary Polynesian hut: that was the idea our clients brought us when they asked Charles Rose Architects to do a second project on their expansive property on the Charles River, southwest of Boston. All agreed that the new pool house should be wood construction—in part, to create a similar look and feel to the first project we designed there, a “play barn” with two large rooms, separated by an outdoor space that frames views of an adjacent pond. Our clients had won approval from a local conservation commission for a rectangular structure. We started by carving out a corner, creating a spacious covered outdoor sitting area. The heavy timber frame supports a modified gabled roof; the peak is pulled off-center so that the pool house subtly connects with the geometry of the play barn. Red cedar was used throughout, creating rich, warm hues from exposed beams, custom doors and millwork.
