Bristan Architects & Interior Designers is a multi-disciplinary firm of architects, with experience in the fields of architecture, interior design and landscapes. The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

In this Encino, CA home, we transformed an outdated kitchen and two bathrooms with a goal to refresh and brighten the space. The process began with detailed renderings and a new design. Following client approval, we progressed to construction. The final results were spectacular, fully revitalizing these essential areas of the home.

This two-year remodel odyssey saw Ariel and Robert put their design and build skills to the test to transform a two bedroom/two bathroom single-story home – that had never been touched or updated! - into a three-bedroom rental property that was warm and functional. Some of the highlights? Ariel and Robert’s parents’ laying all the flooring, Robert tiling the guest bathroom by himself, and Ariel and Robert tying the knot in the backyard in 2020. Ariel and Robert were determined to create a home that was wholly WFH-friendly, so they designed two separate areas that made working from home a breeze. Ariel’s workspace featured an accent wall in dark teal, wooden desks for warmth and texture, leather chairs for a contrast in material and was loaded with storage for ASR’s paint, fabric and design samples. Meanwhile, Robert’s space was nerd-proofed and approved with room to showcase his hobbies and support his gaming. Ariel and Robert love hosting, so their kitchen and living spaces were designed to maximize both space and style. The kitchen was kept in the same general location, but they opened up the wall between the kitchen and living room to make it feel more inviting. Robert built the floating shelves and integrated lighting into them while blue and glass tiles were carried all the way up to the ceiling to make the space appear larger.

This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.
