This new, ground-up home was recently built atop the Richmond Hills.
Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential.
The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home. Saikley Architects provided building design details which the owner then carried through in many unique interior design and furniture design details throughout the house.

20 Fabulous Pool Designs Under 600 sq feet of Water Surface Area
Custom pools are a much-desired amenity in Southern Nevada, however in accordance with the 2022 water use ordinance, new residential pools may NOT exceed 600 sq ft of water surface area. The square footage includes a total of the pool, spa, and any infinity-edge troughs where applicable. And, there is also a ban on independent water features.
Paragon Pools’ VP & Chief Design Executive Joseph A Vassallo, CBP provides 20 pool designs under 600sq ft as an inspiration for homeowners.
Excerpt from the SNWA website: Residential pool size limits
Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years.
To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.

The scope of work for this new custom home included Preliminary Design, Design Review submittal and approval, Architectural Design, Site Planning and Building Permit submittal and approval. Thayer Architecture Inc. worked closely with the Owner to create an aesthetically pleasing and functional design that fit the requirements of the Town, the Owner and the Site. Lighting and interior design were by others.

Looking to make a memorable impression? The stunning new Luna collection is a brilliant fit for a dramatic and unexpected statement. Featuring a high level of color variation from piece to piece, Luna Pink’s soft, warm tones with the look of handmade tile are a perfect finish for virtually any interior design genre.
Our ceramic tiles add instant character, warmth, and soul to both modern and traditional bathrooms. Luna Pink subway tiles bring a wonderful artisan touch to walk-in shower enclosures, bathtub surrounds, and vanity backdrops. With the array of patterns to lay your rectangular tiles, injecting a dose of visual interest into an otherwise all-white or neutral space is fairly easy.
Add an up-to-date twist to a kitchen that will feel relevant for years to come with this beautiful backsplash tile. Luna Pink needn’t be displayed in large doses to transform the room from ordinary to extraordinary. When used in moderation—covering the area between the countertops and upper cabinets or dressing a backsplash above the range—they add lasting depth and dimension to the scheme of things.
A welcome pop of color in the living room— Luna Pink injects playfulness and whimsy as a fireplace surround, covering an extra deep hearth, or laid as an accent wall. If you are thinking of adding a bit more drama, pair this exquisite tile with decorative accents in vibrant hues. To create a sophisticated and contemporary vibe, team Luna Pink ceramic tiles with crisp white furnishings and light wood fittings.
Approved for residential and commercial indoor wall applications, this tile requires minimal upkeep. Wipe clean with a soft cloth and water or ceramic-approved tile cleaner to retain its shine.

We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite.

Exterior: Approved by the historical society as a Spanish Revival, the second story of this home was an addition. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window.
Library / Living Room: The library offers Pocket Doors and custom bookcases.
Powder Room: This powder room has a black toilet and Herringbone travertine.
Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners.
Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table.
Staircase: The staircase features a decorative niche
Upstairs master suite: The upstairs master suite features the Juliette balcony
Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light.
Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

This client in the South Bay wanted to beautify their home, boost curb appeal, and conserve water by replacing their front lawn with drought tolerant landscaping. The landscape that we designed andn installed qualified for a rebate through the Santa Clara Valley Water District Landscape Rebate Program. "This program is designed to encourage residents and businesses to convert approved high-water use landscape, such as lawns and pools, to low-water use landscape, as well as to retrofit existing irrigation equipment with approved high-efficiency irrigation equipment."

Nestled within seven acres of sloping hickory and oak forest overlooking Berkshire Lake in Taghkanic, New York is a 4,000 square foot lake house designed by JZA+D. This registered LEED for Homes residence proved rather challenging due to wetlands requiring JZA+D to work through the permitting approval process with the NY Department of Conservation. The project also required the review and approval by the Community Board.
With impressive views of the lake the home is dynamic and modern with a rustic feeling featuring stone walls, a large open-air porch and a two story chimney with two high efficiency fireplaces. The main living spaces open up to dynamic views of the lake and surrounding hillside.
Utilizing sustainable geothermal and solar energy, this LEED home also features tankless water heaters and double pane low-E Argon filled windows. All sustainable systems utilize heat recovery applications.

This client approached me with an HOA issue. The house had been previously designed and approved by their neighborhood HOA. However, the Home Owners Association had trouble visualizing how the house would sit on the sloping lot and how it would coexist with other houses built twenty years prior. Therefore, I was brought in to render the house and property following three different color schemes. This is the final rendition approved by the HOA.
