Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years.
To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.

This new, ground-up home was recently built atop the Richmond Hills.
Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential.
The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home. Saikley Architects provided building design details which the owner then carried through in many unique interior design and furniture design details throughout the house.

The designer came back to our workroom after the installation of the family room in her client’s home of a wide expanse of drapery panels and board mounted empire swags that were designed, the computer renderings of the treatment, (on the client’s own windows in a photograph) were approved and the treatment created and installed exactly like it was designed and approved, yet the client was not satisfied with the final look. It turns out that it looked too much like a treatment from his grandmother’s home in his childhood and he did not like it after all. The client was also in love with the design and installation of the window treatment that was in his dining room and he loved the hardware that was used from Galaxy Design. The client also did not want his extensive crown moldings and columns covered up that he had spent a great deal to have installed. This was a challenge that we were happy to undertake.

Julie collaborated with the Sea Ranch Association to get a new fire-retardant exterior siding material approved. Traditionally, only cedar shingles, planks, and other wood products were allowed to preserve the area's principles of light environmental impact. Introducing Tru Exterior Nickel Gap siding required presenting many samples to the Design Review Committee. This new material mimicked the look of natural stained wood but offered better fire resistance and durability with less maintenance. Its approval marked a significant environmental saving, eliminating the need for frequent treatments. Now, over 250,000 linear feet of this siding have been installed in various Sea Ranch projects.

Affordable Hardscapes of Virginia - (Virginia Beach, VA) Our client had recently constructed a new custom waterfront home in Virginia Beach, VA. The homes main property is elevated almost 30' above the water, boat lift and dock. The natural hillside leading from backyard is steep, experiencing erosion, and difficult to trek up and down. To access the main property from the dock you would need to climb the steep embankment and to get to the dock below it was a definite test of will. After meeting the client to discuss options it was clear to us that a innovative blend of science and art would be needed to achieve their goals and expectations.
Affordable Hardscapes of Virginia submitted an initial design utilizing Eagle Bay's Dublin wall stone as the primary material to construct the 18 individual steps necessary. At the clients request to utilize material left over from the homes construction (2" thick limestone) and incorporate wood to match homes elements the final design was approved. Planning for the project included submittals and approvals by way of a Joint Permit Application administered by the Virginia Marine Resources Commission (VMRC).
Do to access limitations and the desire to have minimal environmental impact all excavation and installation was done using only hand tools. Each of the (18) steps was individually built in place on solid footings with subsurface drainage. The steps risers are built with 12" x 8" x 4" (tall) Eagle Bay Dublin Freestanding Wall block in Tan. The limestone step treads are from recycled material left over from the construction of the new home.
