Inspiration for a timeless bathroom remodel in Indianapolis

Project Overview: The owner of this project is a financial analyst turned realtor turned landlord, and the goal was to increase rental income on one of his properties as effectively as possible. The design was developed to minimize construction costs, minimize City of Portland building compliance costs and restrictions, and to avoid a county tax assessment increase based on site improvements. The owner started with a large backyard at one of his properties, had a custom tiny home built as “personal property”, then added two ancillary sheds each under a 200SF compliance threshold to increase the habitable floor plan. Compliant navigation of laws and code ended up with an out-of-the-box design that only needed mechanical permitting and inspections by the city, but no building permits that would trigger a county value re-assessment. The owner’s final construction costs were $50k less than a standard ADU, rental income almost doubled for the property, and there was no resultant tax increase. This Denver home in Stapleton needed a partial siding replacement despite having been built about 9 years ago. The home was built with low-grade composite siding that was swelling and cracking severely. We only installed new siding on the left and rear elevations of the home leaving the rest of the siding intact. We installed James Hardie Hardie siding and trim. Then we painted a contemporary color scheme with Sherwin-Williams Duration exterior paint on the entire house to match. We will assess the damage and work with our homeowners to maximize on the siding repair and replacement. The transformation is stunning. Even for a newer community, this home’s exterior stands out among the neighborhood.

Remodel of guest bathroom. This space was originally part of the garage and then converted into a guest bathroom and adjacent guest bedroom. We assessed whether the awkward soffit wall could be removed, but it would have been far too complex and expensive. So we made the most of the existing footprint. When we first assessed the property on Southridge Cres. in Langley, we learned that the previous owners had renovated the space and left a lot of small mistakes behind. Aside from the challenge of repairing the mistakes from the previous renovation, the client was looking for a bigger space for their growing family... their third baby was on the way! Some of the renovations to this space included: Addition of an extra bedroom Expansion of master bedroom and ensuite bathroom Craftsman style millwork throughout the home with modern flare and a classic finish Added reclaimed wood Barn Door feature Radiant heated floors Grand elongated fireplace in master bedroom

A small enclosed kitchen is very common in many homes such as the home that we remodeled here. Opening a wall to allow natural light to penetrate the space is a must. When budget is important the solution can be as you see in this project - the wall was opened and removed but a structural post remained and it was incorporated in the design. The blue modern flat paneled cabinets was a perfect choice to contras the very familiar gray scale color scheme but it’s still compliments it since blue is in the correct cold color spectrum. Notice the great black windows and the fantastic awning window facing the pool. The awning window is great to be able to serve the exterior sitting area near the pool. Opening the wall also allowed us to compliment the kitchen with a nice bar/island sitting area without having an actual island in the space. The best part of this kitchen is the large built-in pantry wall with a tall wine fridge and a lovely coffee area that we built in the sitting area made the kitchen expend into the breakfast nook and doubled the area that is now considered to be the kitchen.

Little Hawkins Island was seven years in the making from design and permitting through construction and punch out. The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people. The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles. The architectural scale and attention to detail throughout the campus is exemplary. From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

When an extra bedroom and bath were needed, the owners assessed what else the house could use. Finding that there was very little worth remodeling on the second floor, the whole floor was removed and a new second floor and storage attic built on top. In the process, siding and windows were replaced, and the home given street presence with a canopy and custom window/door trim.

A real estate investor contacted us to help him sell his home in San Carlos. He had staged the home, but it wasn't selling. I assessed the home, and told him he had some Feng Shui issues to address. After consulting with me on Feng Shui, design, and staging, the home sold within weeks.

Converting a bathtub into a walk-in shower transformed the existing space that is easily assessable. Gray marble-looking tile creates a sophisticated and timeless look.
