A big part of the garage’s aesthetic qualities and functionality is its overhead door. The door provides protection from the elements for things stored in the garage. It also offers a barrier of insulation for conditioned spaces. Most garage doors will either roll up manually or have an automatic component powered by an electric operator and remote. They also have a large surface area that will typically be decorated in a manner consistent with the building it is attached to. These separate features allow home and business owners a number of options. At On Track Overhead Doors, for example, we have a wide selection of styles, colors and materials to choose from. From custom designed wood and aluminum garage doors, you can complement your home’s design. We also offer insulated and non-insulated garage doors. If your business uses garage space that is conditioned you may consider insulated doors to help conserve energy. On the other hand, non-insulated doors are a more affordable option that is perfect for garage space that is merely utilized for storage. Our trained technicians will install or replace your garage doors in a prompt and efficient manner. We work swiftly and accurately, so your garage door is functional and effective in no time.

The Tempest Torch was created as an outdoor lighting and outdoor furnishing/accessory for a wide array of exterior settings and applications. The display possibilities are nearly endless: outdoor lighting for living spaces, walkway pillars, mounted onto moveable stainless steel columns, atop stone pillars or deck posts, or attached to any building's exterior for outdoor lighting. The Tempest Torch's innovation comes from its patent-pending torch technology that requires no mechanical or electrical means. Its no-power draft system simply utilizes the Venturi Effect for its unique flame appearance.

We lightened up the dark beige paint for the light grey in the rest of the home, added a warm woven chandelier and dressed the bed with light bedding. Sellers desk received a modern chair with fur skin to match seller's throw pillow. The whole effect was cozy.

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous.
Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick.
We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect.
We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights.
A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

An echo is a captivating metaphor. As humans, what we put out into the world has a ripple effect on countless others, and then frequently comes back to us in some form.
I love the simplicity of this design and the how elegantly the colors transition within a singular Echo.
In general, Echoes are 12 layers of glass and are stand-off mounted to a white board with raw sanded edges to highlight the beauty of the wood. A Z-bar is attached to the back of the board for easy and secure installation.
Custom Echoes are welcome. Please contact me if you need a specific color palate.

2013 CHRYSALIS AWARD SOUTH REGION WINNER, RESIDENTIAL EXTERIOR
This 1970’s split-level single-family home in an upscale Arlington neighborhood had been neglected for years. With his surrounding neighbors all doing major exterior and interior remodeling, however, the owner decided it was time to renovate his property as well. After several consultation meetings with the design team at Michael Nash Design, Build & Homes, he settled on an exterior layout to create an Art & Craft design for the home.
It all got started by excavating the front and left side of the house and attaching a wrap-around stone porch. Key design attributes include a black metal roof, large tapered columns, blue and grey random style flag stone, beaded stain ceiling paneling and an octagonal seating area on the left side of this porch. The front porch has a wide stairway and another set of stairs leads to the back yard.
All exterior walls of homes were modified with new headers to allow much larger custom-made windows, new front doors garage doors, and French side and back doors. A custom-designed mahogany front door with leaded glass provides more light and offers a wider entrance into the home’s living area.
Design challenges included removing the entire face of the home and then adding new insulation, Tyvek and Hardiplank siding. The use of high-efficiency low-e windows makes the home air tight.
The Arts & Crafts design touches include the front gable over the front porch, the prairie-style grill pattern on the windows and doors, the use of tapered columns sitting over stone columns and the leaded glass front door. Decorative exterior lighting provides the finishing touches to this look.

The Granada Hills ADU project was designed from the beginning to be a replacement home for the aging mother and father of this wonderful client.
The goal was to reach the max. allowed ADU size but at the same time to not affect the backyard with a pricey addition and not to build up and block the hillside view of the property.
The final trick was a combination of all 3 options!
We converted an extra-large 3 car garage, added about 300sq. half on the front and half on the back and the biggest trick was incorporating the existing main house guest bedroom and bath into the mix.
Final result was an amazingly large and open 1100+sq 2Br+2Ba with a dedicated laundry/utility room and huge vaulted ceiling open space for the kitchen, living room and dining area.
Since the parents were reaching an age where assistance will be required the entire home was done with ADA requirements in mind, both bathrooms are fully equipped with many helpful grab bars and both showers are curb less so no need to worry about a step.
It’s hard to notice by the photos by the roof is a hip roof, this means exposed beams, king post and huge rafter beams that were covered with real oak wood and stained to create a contrasting effect to the lighter and brighter wood floor and color scheme.
Systems wise we have a brand new electrical 3.5-ton AC unit, a 400 AMP new main panel with 2 new sub panels and of course my favorite an 80amp electrical tankless water heater and recirculation pump.

I was contacted by a professional couple who were despairing over the state of their Victorian tiled hallway floor which was dull and uninviting. The property was in Newport which is on the south east side of Wales around twelve miles east of the bustling city of Cardiff.
I went over to visit the property which was a beautiful Victorian period terrace house nestled amongst other properties of a similar age properties. The couple wanted their Victorian hallway floor to be brought back to life, so I demonstrated the cleaning process I intended to use on a small part of the floor. Immediately it had the desired effect and the floor looked much cleaner. I could see that there were no structural issues with the floor and the test clean proved it was just ingrained dirt that was the problem. The clients were happy with the result of the demonstration and subsequent quote, so we arranged a suitable date to come back and complete the work.
When I arrived, I started by protecting the skirting boards with tape and then set about giving the Victorian tiles a deep clean. I applied a combination of Tile Doctor Pro-Clean and Remove and Go leaving it to dwell for a short time to allow the products to soak into the pores of the tiles and start breaking down the ingrained dirt. After about ten minutes I scrubbed the floor with black scrubbing pad attached to a rotary floor buffer which released the years of grime and dirt. The floor was then rinsed with water and the soil removed using a wet vacuum. I repeated the process to ensure the floor was as clean as possible.
A further inspection of the Victorian tiles revealed a few stubborn marks which were dealt with using handheld diamond burnishing blocks. These are also handy for getting into the corners of the floor which were difficult to reach with the rotary machine. The floor was then left overnight to dry out.
The following day I returned, and I checked the floor was dry using a moisture meter to ensure it was dry. Once I was happy, I started to seal the floor with Tile Doctor Seal & Go which is a water-based sealer that works well on Victorian tiles. Several coats were applied building up layers to produce a stunning satin finish.
Once I had finished the floor was looking so much cleaner and brighter and the addition of the sealer will protect the floor from dirt and keep it looking good for some time to come. My clients were over the moon with the floor!
For aftercare I recommend Tile Doctor Neutral Tile Cleaner, which unlike the stronger products you find in supermarkets is ideal for cleaning sealed floors and will ensure the sealer stays in good condition.

Ballard leaking rooftop replacement & a bathroom remodel
To enhance the durability and aesthetic appeal of this Seattle home, a new hardwood rooftop has been installed to replace the old one. This leakproof roofing solution not only provides superior protection against the elements but also adds a touch of elegance to the property.
To create a truly private space, we installed a minimalist double chrome shower heads that is attached to the wall each side, creating an intimate showering experience for two.
Marble creates the ultimate feeling of luxury in any bathroom, and it can be used to great effect in a twin shower. Light in colour and subtly patterned, it is the ideal backdrop for giving the impression of space, especially when used on the floor as well as the walls. Complete the look with a walk in shower gives your bathroom a sense of openness and space. for a sophisticated and spacious bathroom design.
We have installed a stunning double sink vanity with a sleek dark countertop. The vanity is complemented by a generously sized frameless mirror, which adds a touch of elegance to the overall design and a small black and white tiles create a backsplash strip above the countertop. The bottom drawers of the vanity are finished in a crisp white, and feature convenient shelves for ample storage space. This combination of style and functionality is sure to impress even the most discerning of homeowners.

This sleek and neutral style bathroom gives you cleaner showering and tubbing while probing to eliminate that last little space at the back of the tub where mold and mildew can grow. The shower enclosure attaches directly to the tub, so you no longer have a gap between the wall and the tub, where grimy soap scum can build up.
The master bathroom remodels a seamless wall tile matched nicely with dark wood tone cabinets. An undermount sink is combined with an undermount tub, creating continuity in the design of this spa-like retreat, and it is cost-effective too. Overall, the space looks shiny because of chrome hardware fixtures, making the retreat seem endlessly modern.
The guest bathroom uses brushed nickel hardware and fixtures that give the space a subtler-softer look with white wave wall tiles which are elegant and graceful additions that enhance the natural light that differs from the masters' bathroom. And the cabinets in the guest bathroom are clean and simple with shaker finishes-edges.

This 6,000 square foot residence in Newport Beach, CA exemplifies classic elegance through a combination of glass, wood and split-face Roman Travertine.
The Roman Travertine was purchased directly from an Italian supplier by the general contractor. Accurate shop drawings and cut lists developed by SMG Stone Company allowed the material to be ordered effectively and ensured a smooth transfer and installation of the stone to the job.
Approximately 3,300 square feet of split-face Roman Travertine dressed interior and exterior walls using a mechanical attachment system with stainless steel clips and ungrouted joints. Some onsite work included chiseling face edges to match the split-face finish of each piece. Shop drawings allowed planning for slightly oversized pieces to accomodate the field finishing of 4" thick pieces of a height of 24" and varying lengths of 12: - 60". From an installation stand point the lintels proved to be the biggest challenge of the project because the size of the doors were 6' - 8' and longer. Due to this each piece had to be handled by hand due to the small space of the job site. After five years of stone selection and detailed drawings, this dream home was completed in 2007.
