The solution to raise the vanity height was to remove the cultured marble top and built a 8" rectangular plywood frame. It was attached to the top of the vanity, painted and the double sink top. In addition the single mirror was removed and replaced with 2 framed mirrors. Changed the faucets and cabinet knobs.

I was recently asked to survey an unusual stone floor at a house in in Harrogate comprising of Slate inlaid with Granite. The client advised that it had not been cleaned properly for 20 years and wanted it renovating! It was now definitely overdue a deep clean and professional attention. Fortunately, having worked on these floors for many years I knew I could make a substantial impact and transform its appearance. Fossilized slate is a beautiful stone when cleaned and sealed correctly. The owner confessed they had actually been sealing the floor every two years but without a deep clean first, so they were effectively sealing in the dirt each time. I discussed with them the process I would use to clean and re-seal the floor and we agreed a price to carry to out the work. To remove the layers of old sealer and dirt used a set of Tile Doctor Diamond Burnishing pads. The pads are attached to a rotary floor machine starting with the coarse 400-grit pad which was lubricated with a dilution of Tile Doctor Remove and Go to help strip the floor of dirt and layers of sealer. After rinsing and extracting the soil I worked through the different grades of pads in sequence finishing with the 1500-grit and this time using just water for lubrication. A set of diamond handheld burnishing blocks were then used to clean up the edges and corners where the large 17” pads struggle to reach. This ensures all areas are treated and free of dirt and old sealer. The floor was then rinsed and extracted again to remove the remaining soil. I find a wet vacuum is an invaluable tool for this. The floor was then left to dry out overnight ready for sealing the next day. I returned the next day to seal the floor, first checking with a damp meter that the floor was dry, and the moisture reading was below the acceptable level. These results were fine, so I had a green light to continue and seal the stone. The customer wanted a shine on the floor so rather than apply a satin sealer which I felt wouldn’t adhere to the stone properly I decided to polish the floor further with a the last of the four burnishing pads which is a very fine 3000-grit pad. You don’t need to use a lot of water with this last pad just a small amount sprayed onto the floor using a technique we refer to as a ‘Spray Burnish’. To seal the floor, two coats of Tile Doctor Colour Grow were applied. This is an impregnating matt sealer which intensifies the natural colours of this beautiful stone and provides long lasting durable protection. Even I was impressed with the finished result but more importantly the client was over the moon. To keep the floor looking its best I recommended they use Tile Doctor Stone Soap which is pH neutral. You should always read the label in detail when choosing a floor cleaning product as many are too strong and not recommended for sealed stone surfaces as they will prematurely erode the sealer. This fantastic Victorian tiled hallway floor in Oxford was in good physical condition for its age; however like any sealed floor the sealer had worn down with use and with dirt becoming trapped in the pores of the tile it was now becoming difficult to clean effectively and had become dull and un-inviting. It was now due a really good deep clean and re-seal. Oxford as I’m sure your aware has a rich history and is home to one of the world’s best universities, so not surprisingly many houses here have interesting floors such as this one. Upon my arrival at the house, my first task was to protect the skirting boards, as well as the wooden floors leading into the other rooms. I then mixed a solution of Tile Doctor Pro-Clean, a versatile, high alkaline cleaner combined 50:50 with Tile Doctor NanoTech HBU, a particularly strong cleaner that utilises nano-sized particles to penetrate into areas of the stone that standard products simply cannot reach. I applied the solution to the surface and allowed it to soak for thirty minutes, allowing it to get to work on the ingrained dirt so it could be easily removed. Following this, I agitated the solution with a soft brush attached to a rotary scrubbing machine. I then applied more solution and left it for a further thirty minutes, before scrubbing this into the tiles using a black pad fitted to the rotary machine. After the clean had been completed, I rinsed the entire floor multiple times and vacuumed up the resulting slurry using a wet-vac machine. I left the floor overnight, allowing the surface enough time to dry and returned then next day to seal the floor, checking first to ensure the tiles had dried. To seal the floor I used several coatings of Tile Doctor Seal & Go. Seal & Go which is a water-based, topical sealer that is suitable for use on unsealed, porous surfaces such as Victorian tile, textured Quarry, Slate, and Sandstone; being water based you don’t get the smell so it’s much more pleasant to work with. As you can see from the before and after photos, the result was an aesthetically pleasing and – most importantly – clean, Victorian tiled floor. The Great Room This was originally a large screening room that the client wanted to re-purpose for entertainment. The structure was an addition to the house forming a separate wing with multiple points of entry to the outdoors. The desire was to vault the hip-roof stricture to the apex and create a light airy feeling with high ceilings, exposed timbers, and a focal point of an antique fireplace. Structural considerations required sizeable steel truss beams to hold the ceiling structure together at the ridge. The trick was to get them in without significant disruption to the existing roof structure. The exposed “timbers” were applied as false beams pressed from foam so as to remain lightweight. The fireplace surround came from an old French farmhouse and was modified to be attached to a hidden steel structure in the wall. The overall effect with lighting and furnishings is a grand space suitable for entertaining and outflow to the gardens and terraces surrounding the structure.

The Granada Hills ADU project was designed from the beginning to be a replacement home for the aging mother and father of this wonderful client. The goal was to reach the max. allowed ADU size but at the same time to not affect the backyard with a pricey addition and not to build up and block the hillside view of the property. The final trick was a combination of all 3 options! We converted an extra-large 3 car garage, added about 300sq. half on the front and half on the back and the biggest trick was incorporating the existing main house guest bedroom and bath into the mix. Final result was an amazingly large and open 1100+sq 2Br+2Ba with a dedicated laundry/utility room and huge vaulted ceiling open space for the kitchen, living room and dining area. Since the parents were reaching an age where assistance will be required the entire home was done with ADA requirements in mind, both bathrooms are fully equipped with many helpful grab bars and both showers are curb less so no need to worry about a step. It’s hard to notice by the photos by the roof is a hip roof, this means exposed beams, king post and huge rafter beams that were covered with real oak wood and stained to create a contrasting effect to the lighter and brighter wood floor and color scheme. Systems wise we have a brand new electrical 3.5-ton AC unit, a 400 AMP new main panel with 2 new sub panels and of course my favorite an 80amp electrical tankless water heater and recirculation pump.

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous. Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick. We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect. We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights. A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

A poorly operating bathroom was creating a negative effect on how it was functioning for Tyrone and Veronica. This 120-square-foot bathroom in Atlanta, GA had problems which needed to be addressed. A leaking, moldy shower stall and a large unused jacuzzi tub were the impetus for this bathroom renovation. The lack of storage in the long narrow double vanity with oversized frameless mirror created yet another problem. Our immediate attention focused on replacing the large double window above the jacuzzi tub with a long narrow 6-foot window. Because the jacuzzi tub was rarely used my clients wanted to remove it; instead, they wanted a 9-foot his and hers double shower. We decided to modify the vanity with a custom-built double vanity with an attached tall linen closet. The linen closet inside the bathroom was then turned it into a shoe closet. There is a lack of storage space in the owner’s suite closet, so we decided to convert the linen closet into a shoe closet.
