Trying to find a quiet corner in one's house for an office can be tough, but it also can be an adventure!
Reworking spaces in our homes so that they work better for our families as they grow and change is something we all need to do from time to time-- and it can give your house a new lease on life.
One room that took on a new identity in this old farmhouse was the third floor attic space--a room that is much like a treehouse with its small footprint, high perch, lofty views of the landscape, and sloping ceiling.
The space has been many things over the past two decades- a bedroom, a guest room, a hang-out for kids... but NOW it is the 'world headquarters' for my client's business. :)
Adding all the funky touches that make it a cozy personal space made all the difference...like lots of live green plants, vintage original artwork, architectural salvage window sashes, a repurposed and repainted dresser from the 1940's, and, of course, my client's favorite photos.

Texas swimming pool designer Mike Farley takes you to the design of a Colleyville residential Lazy River project that has already won multiple awards and was featured on HGTV "Cool Pools". This pool has it all - outdoor kitchen, multiple waterfalls, rain falls, bridges, an elevated spa on an island surrounded by the river, basketball, luxury cave, underwater speakers, and they converted a stall of the garage to make a bathroom with a dry sauna & walkin dual shower. Bedroom simplicity - calming light dapples through the windows of this loft style condominium and provides a compact space with a subtle but strong punch. We transitioned the saturated orange color from space to space - moving your eye from the floor to the walls to the linens. Tall, custom shelving is nestled between the end wall and existing concrete column, and provides functional, vertical storage. Floating wall shelves by CB2, bed from Room & Board has a pull-out storage drawer at the foot of the bed, lounge chair from West Elm, drapes from Restoration Hardware, area rug composed from FLOR carpet tiles and fits around the bed "just so". How about that original canvas by local artist Jamie Mullen! Having original artwork in your home is certainly the cherry on top!

The small, light-filled family room has a custom sofa, custom X-benches and fun wine fridge/game cabinet I designed to work with the rooms original closet. The refrigerator is up higher because the closet is cut by stairs at the base of it. We kept the bungalow's original molding wherever possible.

We transformed this added-on master bedroom by infusing the mid-century modern character of the original part of the house. This included replacing the carpet with Garrison’s Du Bois oak floors, painting the ceiling white, and installing Farrow and Ball’s Aranami wallpaper in navy and white for a feature wall. We also added lighting where there was none, and furnished the space with a mix of new and vintage mid-century pieces.

This 1927 Spanish Colonial home was in dire need of an upgraded Master bathroom. We completely gut the bathroom and re-framed the floor because the house had settled over time. The client selected hand crafted 3x6 white tile and we installed them over a full mortar bed in a Subway pattern. We reused the original pedestal sink and tub, but had the tub re-glazed. The shower rod is also original, but we had it dipped in Polish Chrome. We added two wall sconces and a store bought medicine cabinet.

Tom Story | This family beach house and guest cottage sits perched above the Santa Cruz Yacht Harbor. A portion of the main house originally housed 1930’s era changing rooms for a Beach Club which included distinguished visitors such as Will Rogers. An apt connection for the new owners also have Oklahoma ties. The structures were limited to one story due to historic easements, therefore both buildings have fully developed basements featuring large windows and French doors to access European style exterior terraces and stairs up to grade. The main house features 5 bedrooms and 5 baths. Custom cabinetry throughout in built-in furniture style. A large design team helped to bring this exciting project to fruition. The house includes Passive Solar heated design, Solar Electric and Solar Hot Water systems. 4,500sf/420m House + 1300 sf Cottage - 6bdrm

New Additions to Hoover + Hill
This project is a continuation of the renovation and updating work Flavin Architects had previously completed at the 1958 Wales house, designed by architect Henry Hoover and Walter Hill. Our clients, a young family, desired more space for guests, a home office, a yoga studio, and covered car parking. The challenge was to respect the architects’ original vision and not to interfere with the perfect cruciform plan of the house. To accomplish these goals, we converted the existing garage/workshop structure into a guest house and then designed a new, separate carport/storage building.
The new carport building shares the low-slope gable of the original Hoover structure. The post and beam structure characteristic of Hoover’s design is updated through the use of galvanized steel posts and I beams. The galvanized beams cantilever to support a sheltered walkway leading from the parking to a guest house terrace defined in relationship to the three structures surrounding it. The terrace is paved in slate with a central rain garden. Wood lattice clads the carport, providing good ventilation and letting the building glow like a lantern at night. Our guest house renovation celebrates the unique structural timber ceiling of the original garage. We replaced opaque plywood trusses with a slender cable truss structurally engineered by Webb Structural Services. This cable truss allows for a view of the timber ceiling. A wall of glass facing the courtyard replaced the original garage door. A murphy bed in the rear room enables quick conversion from guest quarters to weight room.
