A relatively new existing home on a steep downsloping lot where you park and enter at the upper floor needed to have a dramatic stairway entry. By refining and reducing structure and scale, introducing new glass railing and a combination of wood and white cabinetry, the space now expresses a clean, crisp aesthetic reflecting how the owners want to live. Working with German cabinets by Leicht the kitchen area was sculpted to create more usable cabinet pantry and counter area in a combination of white oak and gloss white lacquer paint. Final touches include a new porcelain tiled fireplace surround and hearth with gas insert and powder room with figured wall and floating walnut vanity. This project is a (new) pool within an (existing) pool! The client asked me to remodel their extra large 1970s trapezoid pool that was lacking a spa and seating area. They wanted to make it into a focal feature of their yard allowing them to entertain and capture there scenic view in ways that the previous configuration prevented. On this property, it made sense for the new spa to be on the uphill side adjacent to the master bedroom -- not only for convenience but also for enjoying the views, and allowing us to overflow the spa so that the water could return downhill back to the pool. This is where the cylindrical glass tile “jewel” is situated. The vibrant color of glass was chosen to compliment (be the opposite of, in order to visually resonate and create a higher energy feel) with the ocher seen in the natural stone palette that the house gave us as precedent. Once the spas location was decided, the best views enjoyed by this property are located where the chaise lounges are now in the finished design. The previous pool occupied the space, and this prime area could not be accessed at all! Our second order of business was to carve out a destination space from the previous pool and give it back to be a furniture area for entertaining. Locating the chaise lounger deck across the pool presented a challenge that became a fun opportunity not to be passed up. The overflowing spa water had to return to the pool somehow, and the flowing water had to be crossed over to get to the Chaise lounge viewing deck. The solution? A bridge of course! And with the stairs ascending up to the spa, why not have a stairway like water feature underneath the bridge? The final touch on this design was omitting the weak and poorly executed vanishing edge, which had a horizon line finishing right into the rooftops of the homes below. Not the best aesthetic! To block the roof lines of the homes below and direct your eyes up to the mountain peaks beyond, a stone clad raised planter became the central focal point of the yard, allowing us to create a beautiful agave, yucca, and cacti display to be enjoyed from every angle of the home. Altogether the new configuration really plays off the angular shapes of the home, extends the pallet of materials around the yard, and makes the new space all that more enjoyable for the owners private and public entertainment.

The owners of this remodel desired a refreshing new master bathroom. The original layout was poorly designed with minimal storage, a small shower, a rarely used bathtub and a water closet that was difficult to access. The old vanity flanked a curved wall of glass block (the main challenge with this space) which didn’t allow for mirrors and was always cluttered because of limited storage. This 1960’s ranch in Fitchburg, MA had a kitchen with suspended cabinets and a very tiny work area. The suspended cabinets blocked the view of the large window looking at the backyard and made it difficult to visit with friends and family while working in the kitchen. The homeowners were interested in having a kitchen where their extended family and friends could come and enjoy “hanging out” in the kitchen. We removed the suspended cabinets and installed an island where 4 to 5 people could “hang out” and talk to the cooks while they prepare the meal. We also added seating under the window by putting a very practical window seat. The window seat has drawers below for easy access seasonal storage. We also made the cased opening to the dining room larger so when there is a very large gathering a couple of people can sit on stools looking into the kitchen. So now this once “small” kitchen with very limited seating can have several people visiting and yet not be bumping into those preparing the meals.

The original space was tired, dark and disorganized. A peninsula separated the kitchen from the breakfast area and the adjacent sunroom was only accessed via a single door. The back pantry was poorly designed and there was no logic to the kitchen’s work space. The first step in this stunning transformation involved replacing the original peninsula with a large central island. Built using espresso stained furniture-quality cabinets with icon legs, open bottoms and exotic dark granite countertops, all kitchen traffic now flows around the island. The outside wall of the kitchen, featuring a 48” Thermador range, stainless steel range hood and glass tile backsplash, is the focal point of the new space. A stainless steel farm-style sink sits beneath one of two large windows that provide lots of natural light into the room. To the right, sits a 48” Sub Zero refrigerator/freezer. The wall adjacent to the family room was never used properly. Now it is home to two tall pantries, double ovens and a microwave. Creative pass through arches let the homeowner attend to guests while preparing food in the kitchen. The butler area adjacent to the dining room is filled with glass front cabinetry and additional cabinetry for extra storage. The kitchen is now part of an open concept design flowing from kitchen to dining room to sun room. By replacing a bearing wall with a structural header, traffic can flow from one room to the next making it brighter and more conducive to entertaining. As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage. Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials. In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms. A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival. The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power. Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove. A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.

At grade Composite Aztec Decking using a hidden fasteners so no screws are showing. Block Retaining wall and at grade 24x24 pavers to deck. This is a permitted project in an Environmentally Critical Area of Seattle. Full survey and geotechnical reports were needed as well as changes to the best management practices during install.

This contemporary master bath suite emulates my client’s style perfectly, which is a mix of warm New England tradition and interesting modern detail. Originally the bathroom was a small space with access to a mediocre closet, a small outdated shower stall, and large corner whirlpool tub. The transformation of this bath began by removing everything pre-existing and starting a new layout from scratch. Ample amounts of storage were created by building a custom center wall cabinet for the deep red stained vanity separating his and hers sinks. The same privacy was created for the toilet, discretely placing it behind a half wall. The major design focal points include a freestanding egg shaped tub with sleek Sigma brushed nickel controls and a custom shower. The tub is surrounded by large horizontal matte and polished tiles and basks in the glow from the large window above. A custom shower facing the tub features the same large tiles with the addition of a metallic copper and gray horizontal border. The tile is continued to the floating seat keeping the lines clean. This bath is now spa quality, contemporary and sleek, and the perfect retreat for this happy couple!

A married pair of artists sought to expand and adapt this salt box-style house into a functional, attractive live/work space while retaining certain nostalgic elements (this was the wife’s childhood home.) Their objectives included adding on a dining room; expanding the master bedroom and downstairs studio spaces; maximizing natural light; and continuing occupancy throughout. The through-block property is sited between a high-traffic road and another that provides vehicular access to the house. The architect’s solution effectively reversed the entry sequence. The studio elevation, with the master bedroom, dining room and terrace above, is now the formal front of the house, while the former front entrance from the busy road is now secondary. Today, visitors arrive at the new primary entrance, greeted by a façade suggesting a simple folded ribbon: metal panels that wrap the expanded master bedroom and the new terrace. Recladding with fiber cement composite rainscreen (a choice inspired by the clients’ travels in Finland) unifies the addition with the existing. The new dining room enjoys views of Meadowlands sunsets through the 12-foot length of full-height glass and the cable rails of the new deck outside. The L-shaped artist studio/office downstairs now gains light from transom-height windows running the width of the house.

A two tiered block retaining wall system with a set of steps was installed allow for access from the upper level to the lower level and to allow for the creation of planting beds in between and around the walls.
