AVAVA believes that beautiful design and a commitment to sustainability can work together with the efficiency of prefab to deliver the highest quality housing that the average citizen can afford. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore.
Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes.
AVAVA Systems is a full-service prefab flatpack home provider specializing in Accessory Dwelling Unit (ADU) products, and delivering projects from planning and permitting through construction.

A sculptural statement in its own right, this concrete-and-glass “Gallery House” was designed to showcase the owners’ art collection as well as the natural landscape. The architecture is truly one with its site: To the east, a sheltering wall echoes the curve of a crowded cul-de-sac, while to the west, the design follows the sweeping contours of the cliff—ensuring privacy while maximizing views. The architectural details demanded flawless construction: Windows and doors stretch floor-to-ceiling, and minimalist reveals define the walls, which “float” between perfect shadow lines in the long T-shape foyer. Ideal for entertaining, the layout fosters seamless indoor-outdoor living. Amenities include four pocketing glass walls, a lanai with heated floor, and a partially cantilevered multi-level terrace. The front courtyard sequesters a frameless glass entry. From here, sight lines stretch through the house to an infinity pool that hovers between sky and sea.

This project encompasses the renovation of two aging metal warehouses located on an acre just North of the 610 loop. The larger warehouse, previously an auto body shop, measures 6000 square feet and will contain a residence, art studio, and garage. A light well puncturing the middle of the main residence brightens the core of the deep building. The over-sized roof opening washes light down three masonry walls that define the light well and divide the public and private realms of the residence. The interior of the light well is conceived as a serene place of reflection while providing ample natural light into the Master Bedroom. Large windows infill the previous garage door openings and are shaded by a generous steel canopy as well as a new evergreen tree court to the west. The shower includes dual shower areas, four body spray tiles (two on each side) and a large glass surround keeping the uncluttered theme for the room while still offering privacy with an etched “belly band” around the perimeter. The etching is only on the outside of the glass with the inside being kept smooth for cleaning purposes.
The end result is a bathroom that is luxurious and light, with nothing extraneous to distract the eye. The peaceful and quiet ambiance that the room exudes hit exactly the mark that the clients were looking for.

The new master bathroom features porcelain tile floors and walls, Caesarstone quartz countertops, custom shaker cabinets, freestanding tub, stepless shower with infinity drain and custom frameless doors with rain shower head and waterfall shower combo and body sprayers. The bathroom door was replaced with a custom barn door with reclaimed wood.
