This beautiful new build project in Mangatawhiri, in the Franklin district of South Auckland meets the brief the clients set out to achieve - capturing the stunning rural vistas with a huge open plan kitchen, living and dining areas opening out onto a concrete terrace. The 3 bedroom home also features a master bathroom and an ensuite, office space, garaging and a striking entranceway. The cladding is James Hardie weatherboard. The expansive kitchen features white handle-free cabinetry, Macrocarpa timber wall panelling and a glass overlay for the splash-back. Clutter is kept to the minimum with an added scullery housing the dishwasher and extra space for storage, and the feature lighting over the kitchen island creates a stylish look and added ambience.

This Inner Suburban Cottage is located in Tighes Hill, Newcastle, formerly an industrial area but due to it's proximity to the city is now becoming popular with young families and professionals seeking the inner city lifestyle. The client brief was to replace a rundown two bedroom miners cottage with a modern home for a family of three children and two adults on a 320sqm corner block. The design solution delivered the main house containing open living, dining, kitchen, three bedrooms, main bathroom, laundry and double garage. The large parents retreat comprising of a combined spacious bedroom, lounge and sitting area, seperate kitchen and generous ensuite is located above the double garage, connects to the house via an internal stairway and features a separate entrance to enable the space to be utilised as self-contained guest lodging. The street front facade reflects the original miners cottage with weatherboards, front porch and skillion roof while beyond the street frontage, a stylish transition to finishes such as Colorbond Nail Strip cladding and timber paneling relfect the contemporary style of the young family. Passive solar design was incorporated with north-oriented living, dining, kitchen areas featuring polished concrete slab for thermal mass. Cross-ventilation has been incorporated into the design with strategic window placement throughout. The seamless transition from indoor living areas to covered outdoor entertaining area is achieved through the polished concrete slab continuing from indoors to outdoors, at one level and large sliding stacker doors with screens.

This Bonita Springs home, nestled in the golf course community of Bonita Bay, had never been renovated and lacked sufficient space to accommodate these homeowners’ needs. Working initially with preliminary drawings provided by their daughter who is a licensed architect, Progressive Design Build helped the homeowners establish a preliminary budget and set a construction schedule. Once the couple knew what they wanted and had a design brief in hand, they set about creating a new, traditional and functional room addition. Progressive Design Build teamed up with the architect to produce a final set of working drawings. The house addition consisted of a new master bedroom and master bathroom with vaulted ceilings, built-in cabinetry, and porcelain tile floors. To improve indoor/outdoor flow, Progressive Deign Build also renovated the homeowner’s pool deck. Upon project completion, this project received top honors for remodeling excellence from the National Association of the Remodeling Industry (NARI), receiving a Contractor of the Year (CotY) award. One of the major challenges, other than a very limited lot size, was the threat of a massive hurricane during construction. Construction had to cease for over a week to ensure that there was no damage to the home, property or adjacent properties. Due to the inclement weather situations, the project went two weeks over the estimated time frame. Since completion, Progressive Design Build designed and built two other remodeling projects for this southwest Florida homeowner.

A two-story restaurant and bar in the heart of Rochester Hills approached Horizon Interior Design with an exciting design brief to pay homage to the American-style food they served with a 1940's retro redesign. The new tenants had some great ideas for fresh paint, décor, a mural of a vintage plane, and a female pilot in a pinup style reminiscent of the 1940s. They wanted to keep their flooring and furnishings as is, challenging us to create a harmonious design while incorporating what they already had. Using vintage magazines, newspapers, and posters from the 1940s, as well as replicas of old décor and wall art, we brought the 40's back to this commercial restaurant's interior design! Adding deep red and white accents to the navy blue walls created a patriotic feel, while a hand-painted distressed American flag hung over the bar for that extra touch of 40's magic. We painted a magnificent wall mural of a jet and pilot, applied shiplap to the front of the bar and an accent wall, and then decorated it with vintage tin signs from the 1940's. We installed luxurious vintage-style chandeliers on both floors, illuminated with Edison bulbs to warm up the dining areas and bring a sense of grandeur to the space. Upon completion, walking into the restaurant felt like being transported back to this beautiful decade, attracting clientele to experience something special. Gugel Photography

Brief: Create a girl's bedroom that will both be easy to tidy up and meet special needs requirements. With a calming paint selection, minimizing decor and adding soothing textures, we were able to create a simulating and relaxing room for the girls. In addition, we nearly tripled storage.

Brief: Create a fashion forward gray nursery with Taino accents to reflect Latino heritage. We kept the furniture uniform from Pottery Barn x West Elm collection and paired with subtle blue accents for the future baby boy. Storage was kept minimal in order to present overcrowding and hectic flow in a smaller room.

The renovation and a modern revamp of a grand Paddington terrace house for a large family meant that every space was carefully considered including the garden. The entry level of the residence was opened up and spilt into two levels with the garden doing the same to cater for the sloping nature of the site. Large Sliding doors at the rear open up onto a generous deck/ entertaining space. To one side is a floating style built in BBQ, designed to take up the least space its light stone benchtop contrasting beautifully against the charcoal boundary wall. The brief was a tricky one with the space having to accommodate off street parking for a 4WD size car, play space for children, adults entertaining, bin storage and plunge pool. The plunge pool was custom designed off one side of the deck (to allow for the car on the other) with a lockable sliding timber platform/ cover that when open is hidden under the deck. This meant no pool fences and a space that can be used as decking when not in use. At the rear of the pool a cluster of large contemporary cylinder pots with contrasting plantings provides extra greenery and hides a bin storage area. The pots were chosen over planting in-ground because they can be moved if needed making the space more flexible for the families needs. Three wide steps of the deck lead down to a multipurpose synthetic lawn area that functions as the kids play space or car-parking area. Two mature Kentia palms were replanted to add greenery and a canopy of fronds over. Bamboo adds further softness along the side boundary and will grow tall to screen the neighbours. A palette of charcoal, soft greys and whites has created a calming yet very functional space for a busy family.

It’s rare when a client comes to me with a brief for a complete home from scratch, but that is exactly what happened here. My client, a professional musician and singer, was having a luxury three-story condo built and wanted help choosing not only all the hardscape materials like tile, flooring, carpet, and cabinetry, but also all furniture and furnishings. I even outfitted his new home with plates, flatware, pots and pans, towels, sheets, and window coverings. Like I said, this was from scratch! We defined his style direction for the new home including dark colors, minimalistic furniture, and a modern industrial sensibility, and I set about creating a fluid expression of that style. The tone is set at the entry where a custom laser-cut industrial steel sign requests visitors be shoeless. We deliberately limited the color palette for the entire house to black, grey, and deep blue, with grey-washed or dark stained neutral woods. The navy zellige tiles on the backsplash in the kitchen add depth between the cement-textured quartz counters and cerused cabinetry. The island is painted in a coordinating navy and features hand-forged iron stools. In the dining room, horizontal and vertical lines play with each other in the form of an angular linear chandelier, lighted acrylic light columns, and a dining table with a special faceted wave edge. Chair backs echo the shape of the art maps on the wall. We chose a unique, three dimensional wall treatment for the living room where a plush sectional and LED tunable lights set the stage for comfy movie nights. Walls with a repeating whimsical black and white whale skeleton named Bruce adorn the walls of the powder room. The adjacent patio boasts a resort-like feeling with a cozy fire table, a wall of up-lit boxwoods, and a black sofa and chairs for star gazing. A gallery wall featuring a roster of some of my client’s favorite rock, punk, and jazz musicians adorns the stairwell. On the third floor, the primary and guest bathrooms continue with the cement-textured quartz counters and same cerused cabinetry. HAWTHORNE HAMPTONS The Hawthorne House is a fusion between the Classic Queenslander and Hampton style home. The Harmony between the 2-style work well together and we had to be sympathetic to the existing pre-1946 character home. The street scape had to be fused together between old and new so the house read as one and would stand the test of time. The clients brief was to make the house more functional for the family with more space and usable areas that connected all spaces to the outdoors. The lower rooms still had to capture natural light and breeze but have a connection to the outdoor courtyard area. The current house lacked views of the Brisbane city so the key for the design was to enhance the city views from the upstairs living areas with large doors and windows that framed the city. The client particular wanted WOW features in the house. Upon arriving at the entrance, a large void/Entrance carries your attention up through the house with the stunning coffered ceilings and wainscoting drawings your eyes to the upper floors. The 1st floor was all about connecting the living areas together while enjoying the amazing Brisbane city views. The heart of the house is the Kitchen that connects the indoors and outdoors together. Outdoors is where the family can enjoy their summer days around the pool area.Hawthorne House is a truly stunning house with Hampton details that make this house a truly enjoyable house to live in.

This unique opportunity to design a new home in Millport was one which JAM Architects relished. The location of the site on a hill on the outskirts of the village presented an opportunity to design a new two bedroom home taking advantage of the views of the ocean. The unusual floorplan design with a ‘kink’ at the centre point of the building is as a result of this with the front of the home orientated to address the street and the rear half positioned to ensure the best views from the corner window in the livingroom and the master bedroom window. As a result of a recent accident our client for this project was unfortunately left with some mobility issues and our brief was therefore to design a two bedroom home with all the primary accomodation on the ground floor, with a studio space, guest bedroom and guest shower room on the first floor. The ground floor consists of a open plan kitchen, dining and living room with direct access to a generous outside patio area. In addition to this living space there is also a utility room, w.c, master bedroom and ensuite bathroom. On the first floor our client was also keen to take advantage of the sea views from this elevated position and a sheletered balcony area has been incorporated adjacent to the studio space.
